Building a house

We have recently built with Montorio homes and we are in love with our house! Unfortunately from day one their customer service has been awful. We were lead to believe that they are there for you and will help you whenever you need it... But in reality we felt left behind and felt like their last priority. Waiting for a week for a response to an email is absolutely unacceptable.. Even if they don't have the answer yet just a quick I'm looking into it to feel acklowledged would be great. Even now living in the house our final grade has failed twice so we have yet to start our landscaping even thought our neighbours are completely done and didn't move in too much before us. For things that have been damaged from day one don't rely on them to replace it. This was our first build. If we do it again it will not be with Montorio.

New Home

We have a very good experience dealing with Montorio Homes. The communication with all members of the staff was very responsive and caring and we are very happy with our home on move in.

House

Montorio Homes – what an awful experience. They will take your money quick. Give you false timelines and make you wait. Penalize you when you follow up with them. Bad and rude customer service. They take no responsibility when things go wrong. They do not care about the customer. Their show homes take full priority when they start on them, even if your house was first. Why are they allowed to take on so many customers when they can’t keep up with the demand? The government should regulate builders for this reason. They should have the staff capacity to give you service in a timely manner, nicely. Would never recommend them to anyone. What a bad experience. They are so arrogant and rude.

new build

My wife and I were looking for a great new home in a up and coming area and walker summit fit our needs. Afte looking at a few places we decided to go with Montorio.
As we were excited to tell our family we were building our dream home, people stsrted asking the normal questions. Where? How much? With who? No sooner did the word montorio leave our lips instantly people told us walk away from the deal. And now my wife and I know why...
-took 18 months to build (quoted 12)
-took over 3 months to break ground after we signed.
-4 months to frame
-would go weeks, between trades arriving
-on our possession day they still hasn't finished painting, so we were moving in while they were finishing painting (and they didn't paint it well)
- after doing our initial walk threw and finding some problems we were told they would be fixed by possession, they were not
-told us it was our responsibility to book the trades to come
-when they finally did book the trades to make repairs, none showed up
-our garage should of been insulated (had it in writing) but was told no because they had no money left in their budget to do it
- moved in without a sidewalk, took another 5 months after possession to get them to finish that
-over a year to get rough grade approval(finally just paid our of our own pocket to get it done), after failing multiple times
-they used our property as a dumping ground more than a year after we took possession
-while they admit it was their guys who dumped on our property they refused to take responsibility to move it, our landscaper moved it on his own accord as we we're trying to get final grade finished
-after all these dibicals and another 20-30 problems we had while building with them we had to email their office and demand they stay off our property.
Stay away from this company they refuse to take any responsibility for anything. I would never build with these clowns again. They say and do all the right things, until you sign papers. after that you are on your own.

New house - blueprint to build

Overall we are very happy with Montorio. The build process took an additional 6 months to complete than originally expected but we were luckily not in a rush to move. The delay was due to the back and forth with the blue prints, we found it difficult relaying info through the salesperson to the draft team but it was worth it to be able to fully customize our own home. We found the costs very reasonable as well, such as adding (3) windows to the garage cost around $750, which is basically just the price of the windows, no crazy mark-up. Once the the foundation was poured things progressed at a very good speed. We had direct contact with the build supervisor (Jim) and he was excellent. He kept a open line of communication with us. At any time we could go to the site to check out the progress of the build, discuss issues with him and we even managed to catch a few misses (which were resolved immediately). Since taking possession we have had lots of support from Montorio as we came across items missed on the initial walk-through. Now we just completed the 3-month walk-through and 90% of of issues are resolved with the remaining items booked with trades. Building your own home is not a stress-free experience but I feel like we were very lucky to have dealt with great people in key places; namely Duane, Jim and Luanne.

New Home Purchase

I purchased a new home from Montorio Homes in February of 2013. We needed a quick occupancy home for possession in September that year. When we sold our old home, we needed to move a month sooner than intended and Montorio Homes was able to accommodate us to move in earlier without much issue. The after-sales service was not too bad, we had some back and forth to resolve some issues, but overall, I’m pretty pleased. I find their quality of work to be pretty solid. I would have liked to have seen a bit more communication, but for what we got, I am happy with our purchase.

New house purchase

comparing to another house I just bought from another builder I feel it was a nightmare buying a home from this builder. There were lots of issues with the contract and quality of the house.
and today my neighbor just told me that there is big hole on my roof from where she can see. I went on my attic and noticed a roof vent is missing. the hole was covered by roof shingles only. roof shingles was blown away or broken and now there is a hole on my roof. also I noticed there is another hole on the roof. it seems the roofer stepped on it and broke it. BTW, the roof vent was NOT blown away by the wind , It was not installed at all. I checked on Google Map and Good Earth. the image is from a couple of years ago and there was no vent.

New Home

We had the pleasure of buying a home from Kassy in Walker Summit. She took over our file after she replaced our other sales person. I read a few horrible reviews on here that made me worried that there would be some serious issues with my home and our last rep was kind of a snake so we were very apprehensive about the process . I understand she has been in the industry for a while and I could tell. Even tho she was new to the company she did everything she could to make sure our home was perfect and the experience of buying our first home... a great one. we had a few minor issues but Montorio's team had them rectified with in a week!
I am going out of my way to wright this because i think its important to share good experiences along with the bad. Don't believe all the doom and gloom you read on here because sometimes you are pleasantly surprised!

Altho the price was good we wished that granite in the kitchen was a standard as well as a deck.

NEVER EVER AGAIN

We just built with montorio homes it was the worst mistake we ever made the company is complete disorganized and is horrible at communication with trades. It took 14 months to build our house our sales guy was completely incorrect with over half in information he gave us he told us we should break ground by feb 2014 we broke ground the end of may he told us the house should be done by aug 2014 we got it in January 2015. The house is completely sad, they were paid over 500,000 and gave us a unfinished house. We paid for a glorious master bathroom with corner soaker Jacuzzi and there is no hot water going to the Jacuzzi, we are missing all the trim in our kitchen. We are missing cabinet back to the lack of communication with trades we customer built our laundry room in the blue print we made the washing and dryer large as we wanted large machines we go to put the laundry set in and it doesn’t fit, they of course blame gem cabinets well it should be the sight construction supervisor to make sure that the blue prints are followed so we were stuck in a new house with no washer and dryer because they didn’t fit, after speaking with gem cabinets’ they said they would fix it but they had no clue about our missing cabinets and the trim missing and cupboards being different colors . Montorio does not communicate with their vendors it’s very frustrating, I feel like my house will never be done we have sent email after email and no response nothing even saying were looking into this no call back nothing. Both doors need to be replaced; Window in living room needs to be replaced. The house was given to us dirty none of the stuff that we went through on our walk through was done at all. I have asked to speak to the head boss or supervisor and no one have responded. There is a huge scratch on fridge; we don’t yet have our microwave. The is a major design flaw kitchen the pantry door opens right on the fridge which is going to cause our 5000 fridge to get dented this was not like this in the show home because everything was reversed this is the same fridge as the show home , again no accnollagement or response to this by montorio. Tiles in bathroom un even need to be re grouted. I just feel like they don’t want to deal with these problems. I look on this website there is literally no good reviews I should have went with my gut and not built with them. They just makes escuses after excuses for there mistakes.

New House

We are currently still trying to build with Montorio but it has been a very difficult process. Both my husband and myself have built before and had wonderful experiences so we were very excited to build with Montorio, especially since they list themselves as a “custom” builder. We started our experience back in September 2013 and are building one of their standard homes with a few minor changes (3rd garage added and some changes due to architectural controls). When we first signed with them we were given a time line of 9-12 months. As we had built before, plus my husband works in the construction business and even worked for one of the suppliers that Montorio uses, we fully expected delays and were guessing it would be closer to the 12 month mark. Unfortunately we have experienced ridiculous delay after delay. We were even told multiple excuses for the same delays. We did not receive any permits until March, which was blamed on the city. After further investigation we found it was the drafting department which took several months. We were told stake out would take 7-10 days after permits came in, it took 5 weeks (happened on April 25th). So here we were, 8 months into the process and not a grain of dirt had been moved. The hole was finally dug in early May. The site manager promised in an email that they would be able to make up time as soon as they started to build. They continued to stick to the Sept. move in date. We ended up waiting 2 weeks for the basement to be poured. By the end of June, with the house still not framed, so we decided to speak to the sales and marketing manager, as well as the head building manager. They claimed to understand our frustration and again, promised that they would do everything in their power to make sure our house was completed, although they said it would not be completed until the end of Nov. They promised we would be in by November 30th and I promised I would write a review of the company on that date, good or bad. Framing happened in July (although they went through 3 different crews and it took the city 4 inspections to pass). Things did start happening however there seemed to be several long stretches of time between the small crews of 1-2 men, so it took a while compared to other builders in the area. I do have to say that we have been happy with the overall construction of the house and that the trades have done a nice job. There were a few issues we brought up and unfortunately the site supervisor did not respond well to our notice of these errors. The show home sales manager was great though and made sure all our concerns were addressed. As we moved closer to November we continually checked to make sure they were on target as things seemed to again slow down. We were repeatedly told that it was and we even listed our house at the end of August (using Montorio’s realtor and following everything Montorio advised us to do as it takes longer to sell a house than the 35 days possession notice they give). Our house sold and the new owners wanted an end of October possession so we found other arrangements until the end of Nov. as Montorio was still sticking to this date. The week the new owners took possession Montorio dropped the bomb on us that they would no longer be able to keep their promise for an end of Nov. possession. We were furious as we had done everything they advised at this point, trusting them as they do this for a living. We started asking questions as to the reasons for the delays since a spec home (job 1633 which is the same design and neighbourhood) that was started 3 months after ours was listed as immediate possession on Montorio’s web site and was clearly ahead of ours in construction. They did not like us questioning them and so the site super's response was to refuse us access to the new house (my husband has all the safety requirements so it was not due to safety). This told us as clients that Montorio had the capability but not the drive to complete our house. They already had our money and have no problem forcing us to wait while they finished other houses to sell. We sent several emails, which were never returned, and phoned numerous times, which were always put to voicemail. We requested to be let back in, which they did thanks to the show home sales manager, and we asked for more frequent updates so we can better plan for things. We still have no idea when we might be moving in and Montorio is not giving us any kind of updates. Long story short, here we are at the end of Nov. and we still have not received our possession notice. I am almost 8 months pregnant with a 3 year old son, all of our stuff is in storage and we cannot access any Christmas items (ruining my sons Christmas) and we may have to repurchase all the baby stuff. Due to the holidays we are now scrambling and begging friends and family to find a place to stay and may have to resort to paying a huge hotel bill. I asked Montorio if they would help us as we are now homeless (based on their recommendations) and have to repurchase all this stuff. Their response was nope, that it wasn’t their problem. My husband asked me not to write this review as he is scared of the repercussions it may have as we are still in the process of building, but I made a promise to write a review on Nov. 30th and I would be no better than Montorio if I broke my promise, so here it is. We are now 16 months into the building process with no end in sight. ?
