Home Purchase

We had great service buying our home through Montorio Homes. Derrek, from the Trumpeter show home, was very helpful to us. He was professional and worked hard to keep us happy. Sam, the manager, also went above and beyond to meet our needs and clarified any information that needed to be clarified. So far we are very happy with our choice to choose Montorio for our first home!

DO NOT RECCOMEND THIS BUILDER

They do not stand behind there product and there warranty and customer service employee is a very ignorant woman. She has instructed me to make a complaint to Alberta New Home Warranty before they will fix an improperly finished wall that was brought to there attention at are 1 year walk thru. ABSOLUTELY PATHETIC!!!
Thank you for pointing out how many times we had to have things fixed thru out the year. This is one of the reasons we waited till the final walk thru to address the wall. We already had enough of our days off swallowed by all the different repairs that had to be made. The other reason we waited is because the wall is hard to see unless the sun is shining thru our stairway window but when it is the wall looks absolutely ridiculous. On our 1 year walk thru the sun wasn't shining so your handyman didn't think it was a big deal BUT when he came back to fix some of the other issues the sun was shining and he couldn't believe how ridiculous it looked either. At that time he told us they would have to re-skim, sand and then come back another day to PAINT. The next day I get a email saying that you will re-skim and sand but your not responsible for paint "touch ups" ????? At which point I asked how a WHOLE wall that was improperly dry walled can be considered a touch up???? I said I expected the complete job to be done properly including paint. This is when I was told to make a complaint to the new home warranty company if I didn't like it. The next day I contacted your warranty lady and said yes I wanted the re-skimming and sanding done and would take up the paint issue with new home warranty at which time I was rudely told that you would be be doing nothing until you received the report/complaint from new home warranty. Yes we had lots of issues thru out the year that had to be resolved .... yes they were resolved .... yes it just takes 1 rude employee to tarnish a businesses reputation. I cannot for the life of me understand how your company thinks all of this is worth a coat a paint???? I will be more than happy to revise this review once you have completed the last repair that was brought to your attention on our final walk thru. If you are someone reading this that is considering buying a home from this company then the repair has still not been made so BEWARE !

Thank you for submitting your concern. It should be noted all drywall deficiencies should be documented at the time of Certificate of Possession, or soon after in order to have a one-time repair performed. You have always been very diligent about submitting your service requests, with pictures, and our question is why this defect was only brought to our attention one day prior to your warranty expiration date? We actually attended your residence on 6 different occasions, to make repairs over and above our regular scheduled appointments and, out of courtesy, regardless of the delay in reporting the drywall defect, we did offer to repair the drywall to a paint ready state, as per the warranty provider (ANHWP), and you declined our offer. At this point, we have done everything we can do to remedy the issue, therefore, we encourage you to go to the warranty provider to submit your claim. We have gone above and beyond what is expected of a new home builder, to expedite every service request you have submitted, without question. We feel it is unfortunate that, even after rectifying all issues for you, during your first year of occupancy, you have focused only on the one negative issue.

Entire home

Montorio built our house, which we purchased as a spec home. We got the walk through to fix everything, and they were very willing and open to any minor fixes that we noticed. They have also been excellent at dealing with any follow up minor fixes even after we moved in.

Warranty

I have had the pleasure of dealing with Montorio for a water leak. I know a water leak is not usually something enjoyable, however I have had the best possible experience. I noticed a water leak and our house is now 3 years old but I did not know what to do so I contacted my builder Montorio. Even though it may or may not be a warranty concern I was responded to immediately with instructions of what to do and an appointment. The day of the appointment came and right at the 10am booked time the gentleman showed up at my door. He investigated and repaired the issue and even went so far as to clean the staining from my roof and make me feel confident that the issue was resolved. He was kind and courteous. Between Angela and the repair gentleman I was very happy with the service and I no longer have a leak or any damage. Thank you Montorio!

New home build and warranty service

Terrible service, no communication

Montorio homes has terrible service. We are still waiting for rough grade two construction seasons later (all the other houses on our block from other builders already have final grade). Getting someone on the phone or to call back is next to impossible.
There are enough other builders on the market that I would never recommend anyone to build with montorio.

Rough grade is a difficult, frustrating and lengthy process. When we spoke a couple weeks ago we did confirm that your home was on the list for a touch up due to some settlement. We also feel that your home is top priority to get completed; once the touch up is complete the City will have to reinspect. Hopefully this is resolved very quickly.

Possession May 2014

Built a new home with them. Process with sales lady was great, although she's not with them anymore. She was honest and truthful, which is far from what I can say about quality control after possession. Build was ok. Having lived in it for 2 years, we can now truly write an honest review. Caulking around windows have cracked open on almost all windows. Landing to our door was dropped by 2 inches which they refuse to fix. We believe there was no footing placed underneath the landing prior to.we are just starting our landscaping this year because it took us over a year to get our rough grade completed, due to Montorios lack of professionalism. Long story short, retaining walls were required because we have a walkout. They were not installed at the time of build, nor were we informed at the time of build that they were required. The president of the company had agreed to have them put in at no cost if we wanted to purchase the materials. We agreed, however, when we inquired about using proper methods to ensure proper drainage, they decided they didn't have time for it anymore and that they weren't responsible for it- evebthough it shows on the plot plan that they had, prior to the build, that it should have been connected to the house. I know someone in another community who had the same issue, and montorio finally agreed to have the retaining walls put in for them, free of charge. When I inquired about this, they said they were unable to discuss someone else's situation with me. its upsetting to know that we have spent so much money on our home, only to have to spend more money because of this builders mistakes.
Other deficiencies: window flanges installed broken with broken flanges and built over.
-holes in plywood sheathing framing were not fixed and siding built over it.
-basement stairs lopsided, eventhough was pointed out during walk throughs.
-deck built with noticeable slant (not the slope required for drainage)- was not taken care of, even after numerous conversations about it.
-painters never fixed everything after walk through.
-Quality Contol (Jim M) comes off as very nice because he knows how to talk, but after possession, there really is no "quality control" done.
If the president can come to our house, and promise
to have or retaining walls fixed for us, and then go back on his word, but do it for someone else, I would say these are not the types of people you want to be investing your money in to build your home.

I am sorry to hear that you are still dissatisfied with the retaining wall situation in your new home, as you mentioned this has been ongoing for a couple years now.

As we have discussed with you the retaining walls were not included in the contract as part of your new home, but we did offer build a standard stacked retaining wall at no charge for you. When you requested additional specifications and discussed your construction expectations of that retaining wall we were no longer able to provide that for you at no cost.

Some of the other details in your email are new, and some of the other items were inspected and found to be in acceptable condition in comparison to our high quality standards. Please feel free to contact us and we can discuss if there is something we can do to help you.

Single Family

We purchased is west Edmonton and had no issues with our build. The builder was very accomidating and allowed us to make the changes we wanted to our home. Our sales person left halfway through the build and then had to deal with Rick. He was great and took the time to explain things to us in detail. We would defiantly recommend Montorio and Rick.

Walker Summit

In a word.......RUN.
We made the biggest mistake of our lives building with this company.
They used unskilled sub trades on our home and then tried to make excuses when we pointed out the mistakes, many of them code issues. Three years later and we still don't have the eleven (11)pages of pre move in issues repaired or finished.
Do they respond to phone calls, NO
Do they respond to emails, NO.
Do they keep the promises made, NO
Almost a month taken off work to accommodate trade days to fix the move in issues and re visits when they don't show or cant repair or don't want to.
No site supervision of any sort, blueprints wrong time and time again, meetings with the build manager and owner who again blame everyone else but Montorio.
Don't even walk in the show home, save your money and your health and find a builder who cares.

To tell you the whole story I would need a week, as what is here doesn't even scratch the surface.

We have spent a lot of time reviewing your home with you and your wife over the past 2 years, on the phone, during several home visits, meetings with Alberta New Home Warranty Program and countless emails all trying to meet your expectations and demands.

All deficiencies that were noted throughout the walkthrough, warranty period and from the Alberta New Home Warranty inspections are complete, with the exception of one being completed on Feb 11, 2016 and one in the spring of 2017.

Montorio Homes has done everything we can to try to make you and your wife happy in your beautiful new home and unfortunately what you are expecting us to do far exceeds our policy and procedures as well as industry standards and the Workmanship and Materials Warranty.
