Home Inspection

We're first time buyers and purchased an older home this spring. Carson Dunlop was referred to us by our real estate agent. We asked the inspector to be particularly attentive to basement moisture issues during the inspection. He spent relatively little time addressing this, and we were not confident with the level of attention that was paid. After closing, heavy rains have resulted in leaks in our basement, and we are faced with expensive basement waterproofing and mold removal. We contacted Carson Dunlop, and to their credit, they have been fair in addressing our concerns.

Company Response

Hi MP for Oakville. We are sorry that you weren't fully satisfied with your inspection. We understand that concerns around moisture are very important to our clients and so we offer a Thermal Camera Scan option that can help to identify dampness that is not visible to the naked eye. We are glad we were able to fairly resolve your concerns and hope you will book with us again. Thanks Charlotte Dove, Carson Dunlop

home inspection

I had to report to you on this outstanding company. I did research before getting a Home Inspector and one of the things that got me was when my real estate contacts know of these guys and said that these guys have a excellent reputation in the industry for being one of the best and thorough. Remember that this comes from my real estate connections -- not even related to my site to be reviewed. The cost actually was reasonable. My thinking is if they are as good as the reputation and if they stand behind what they say then they have to be good. These guys stand behind what they say.

I had the pleasure of meeting Mr Gibson for my inspection and he stayed for the full time or even longer to review our proposed house. He explained things as he went through it and was fair. Even though he found quite a few things wrong with this site he felt that they could be fixed and that the house was a good find. He found things that were totally totally naked to the eye which was an eye opener. I paid for the engineer with degree as well as the thermal scan. So I went with almost the full package. I did not do the asbestos search. The inspector did check for that for me as well. There were places where he showed me why it was highly unlikely there was asbestos.

What I learned I taught my people and they went back to their houses to check it and fix it! This knowledge is so great and important and not readily available especially when someone explains what it means. I recommend that you get this company and request of one these great inspectors like Mr Gibson or the others listed here. They know their stuff and we are still fixing the things he listed and he was right on what he found! thanks carson Dunlop!

Existing Homeowner Inspection

This company is fine, communicates well, and seems to be technically competent in all areas.

When I arranged for a home inspection of an existing home I was given a choice of a certified inspector or an inspector with an engineering degree (at a higher price). I selected the engineering background for the discipline that comes with that trade.

The inspection went well, he answered many, many questions I had, and all seemed good.

The difference, for me, between a rating of 8 and 10 here on HomeStars has everything to do with the final report itself. A bit of a let down. It's obviously a template where most things are boiler plate, and not that much reflects what I learned during the inspection itself. (NOTE: In the process of purchasing a home I got the opportunity to read a lot of existing home inspection reports that sellers provided. Some were very detailed and specific to the home inspected. In my mind there is great value in getting the detail in the report ... )

Home inspection

I have used other companies in the past and felt the whole thing was a bit of a formality. Carson Dunlop taught me a lot about the home i was buying and continues to send me great home ownership tips via email that I still read and appreciate three years later. I would never use another company after working with Carson Dunlop

Had a home inspection several years ago. The items they identified have all been accurate, and I'm appreciative of their helpful newsletter. I would definitely recommend. What more can I say?

Home Inspection

Jim Gibson, the Carson Dunlop Home Inspector was very professional...an engineer and very knowledgeable. We felt that he was thorough and did a good job. It has been a while since I bought the house but still thought that it would be worthwhile to let people know that even a year after our inspection, I can email Jim with any question and will receive a quick reply. It was expensive but worth it.

Inspector was very thorough, professional and personable. However he missed a major issue in the circuit breaker box. C.D. Made good and refunded our fee. I have enjoyed their monthly newsletters as being good reminders and informative.

Home Inspection

We did two inspections with Carson-Dunlop and were very happy with both inspectors. I'd like to especially praise Steve E. for the thorough job he did on the home we ended up buying. His report was clear, easy to understand, and he took the time to answer our many questions on site and even weeks later when something or other would occur to us. Top notch. Yes, they may be a little more expensive, but you get your money's worth and peace of mind. Also, the book that comes with each inspection is easily worth $50 - $100 on its own.
