Home inspection

I recently purchased a home and had it inspected by Carson and Dunlop. I was referred by my agent as I was told they are all Engineers. I paid for the engineer with his designation of P.Eng. Upon receipt of the report I noticed that he did not included his P.Eng seal. As such, he does not use his designation as outlined within Code of Ethics. There is no recourse with the governing body, personal error and emission or complaint method with the APEO. Essentially, the P.Eng up-sell is not any value added. It is my opinion that it isn't the designation but rather the education which is important. If they are educated and received a degree in engineering (IE: civil, electrical, mechanical) or a home inspector certificate or designation, it would worth more to me (the client) then a designation which does not add value to this service. Lastly, the designation refers to and is important when "designing, measurement analysis, fabrication and safety to the public" - a home inspection is none of the above. It would be a better sell and understanding to the public to indicate education over designation.

Home inspection

Carson Dunlop was referred to me by my real estate agent. The company communicates well and prepared a comprehensive report in a timely manner. After moving into the house, however, we found that the company missed a number of issues. The home inspection failed to point out that the roots of a large spruce tree were causing cracks in the driveway. The report also missed the fact that two patio doors were leaking air badly, and that the garage door wasn't able to lock or close properly. Worst of all, they didn't spot a split, badly installed non-freeze hydrant in the garage, along with other plumbing issues that cost about $1,200 to repair. Carson Dunlop may say that they didn't see the broken hydrant because the garage was obstructed with boxes but for me that is not good enough. They did offer to refund the $500 fee, and after I was persistent and sent a couple of follow up emails, they finally sent me a cheque a few weeks later. I believe there are better home inspectors out there. I would not use this company again.

Thanks for your note. It sounds like you have had a number of issues. The purpose of a home inspection is, of course, to provide information on the major systems of the home to help buyers make an informed purchase decision. It is not an all-inclusive defect checklist. Such an inspection would take days rather than hours, and the costs would be significantly more.

It's difficult to comment on the tree roots cracking the driveway. This would typically be a long, slow process. The air leakage around patio doors would not typically be discovered during any home inspection. Those sorts of issues are typically maintenance items, with the door requiring adjustment and/or weatherstripping. Adjusting garage door locks would again be a maintenance item that a typical home inspector would not focus on.

With respect to the hidden hydrant, a professional home inspection does not include moving furniture, carpeting, boxes, etc. for obvious reasons. Unpleasant surprises are never welcome, but are an ongoing part of home ownership. With respect to the plumbing, we did identify issues with the water heater, waste piping, exhaust fan and sink.

I'm glad you contacted us and we were able to refund your fee. It sounds like we need to do a better job communicating what a home inspection is, and is not.

Home Inspection

I was very dissatisfied with my home inspection service from Carson Dunlop. They failed to use a moisture meter, which was said in a follow-up with the regional manager to be a required component of their inspection. I then had severe water damage in my basement which cost me 10K in a complete gut-job - this wasn't due to flooding or anything - it was just rainfall and pure long-term degradation of the foundation through the walls which they failed to detect. When I followed up for a review with them, they informed me that (of course) there would be no legal recourse given the airtight disclosure they make me sign, but that even if it were proven, I would not even receive my $450 inspection fee back! Their recourse was that they would "inform the inspector of their shortfall". Everything they pointed out was obvious and they were wrong on the age of every major appliance (ie, 4 year old furnace turns out to be 11 years old!).

Thank you for taking the time to tell your story. I'm sorry you've had problems with your home. While anything is possible, it would be very unusual for one of our inspectors to not use a moisture meter. It's like not using a flashlight or a ladder for a home inspector. We don't have regional managers, so I'm not sure whom you would have spoken with. I gather the water damage was not visible at the time the inspection. Even a moisture meter will not detect concealed water damage if it is dry at the time of the inspection, or if the surfaces that are inspected and probed are dry.

I'm having trouble understanding how you were not offered your $450 inspection fee back. If you contact us, we will gladly refund your fee. By the way, I'm also surprised that the furnace was not the age we reported it to be. We would like to get more detail on that. I thought we had very good systems in place for that. If we need to change them, I'd love to know about it.

Home inspection

I contacted Carson Dunlop when my roof starting leaking in order to identify the extent of the damage as well as any other issues with the house. My experience right from the initial phone call was pleasant. The appointment was quickly arranged. Joel arrived on time and explained the whole process before and during the inspection. He was thorough and answered all my questions, even after the inspection by email when I had further questions. He explained all issues, especially with regard to the immediate issue regarding the water leak. Issues were identified which I did not know existed. The detailed report received after the inspection was extremely useful and the periodic newsletters are very informative. I would definitely recommend Carson Dunlop. The service was exceptional on both professional and personal levels.

Home Inspection

My wife and I hired Carson Dunlop to complete an inspection of our new home (older home). The inspection itself was long and thorough, or so we thought. The inspector failed to identify, what we thought and have now learned, were some flaws that cost us in the end. Overall, we could have hired technicians or specialists to help us better.

We have seen your comments, and we understand your frustration. We don't have the details of your home or inspection report, so we will just have to respond to your note.

A gas leak is indeed a safety hazard, although gas leaks don't typically occur at the heat exchanger. Natural gas is odourless, but has a perfume added to it so that people can smell leaks. Our inspectors are trained to recognize the telltale smell of natural gas. Most homeowners can smell this as well.

We don't have enough information to address your comment that it was investigated but not flagged by the inspector. If no leak was identified during the inspection, where we remove the furnace cover and operate the furnace, it's likely that the leak was not active in the inspection. If a gas odour was detected by the inspector during the inspection, immediate further evaluation would typically be recommended.

The cost to correct a gas leak is usually quite small, but it is an immediate issue.

If the furnace heat exchanger is cracked, products of combustion can enter the house, creating a different issue than unburned natural gas. Incomplete combustion can produce carbon monoxide. The majority of a furnace heat exchanger is not visible even when removing the front covers, and a professional home inspector cannot analyze the condition of the heat exchanger. That's why as generalists, we recommend a heating specialist inspect and service the furnace as you move into the home.

When heat exchangers fail, the furnace is often replaced. Our inspection reports record the age of the furnace and a typical life expectancy. If the furnace was older, we would have projected the need for replacement and provided a ballpark cost. Again, we don't know about your specific situation.

Clay pipes under a front lawn are not visible, and are not included in a professional home inspection. We can't inspect what we can't see, although we do run all the plumbing fixtures in the house and watch for backups as part of the inspection. Most old Toronto houses have clay drain pipes and we would not recommend replacement of these as a matter of course. I have a clay main drain going out to the street in my 1921 home.

PVC cleanouts do not necessarily indicate that the clay pipe has been replaced. In my home for example, I have two PVC cleanouts in the front lawn, but the only thing that was replaced was the original trap, and about 2 feet of pipe on either side. The majority of the pipe is still the original clay. We would never conclude that the main drain to the house has been replaced based on the presence of plastic cleanouts.

I apologize that my answers cannot be more direct and helpful, but I don't know the specifics of the home and the inspection report. If you would like to contact us to discuss the situation, please do so.

Home Inspection

I hired Carson Dunlop to complete a home inspection of a residential property I had put a conditional offer on.

The engineer assigned was on time, friendly but most importantly knew his stuff. He identified a few areas to be addressed, but the most important was the condition of the roof. The MLS listing had indicated a new roof had been done 2 years prior. Upon inspection, it was found that the only area that had a "new roof" was over the garage, and not the house. In fact, the roof was in such poor condition at the back of the house, it wouldn't have lasted the upcoming winter!

As a result, my real estate agent was able to negotiate an entire new roof into the sale, instead of getting a very nasty (and potentially very expensive) surprise.

Home Inspection

I had Carson Dunlop perform a home inspection for my home purchase before closing deal. I was very satisfied with the inspection as several issues were found:
- Bathroom fan venting into attic creating mold
- A few electrical receptacles not working, one ground fault and some wiring exposed (not within code).
- Several small issues with roof (eg. deteriorating shingles, caulking around flashing cracking/shrinking).

The inspector walked through all items and let me know expected life span on items such as AC unit, furnace, etc. Also provided rough costs to replace items like these, roof shingles, etc.

Everything was documented in a great home guide binder that I have referenced quite often as it is very useful.

I wouldn't buy a home without a home inspection and would readily contact Carson Dunlop again.

Home Inspection

The home inspection was a joke. They didn't have a ladder that was high enough to inspect the roof. As a result, they missed the fact that the roof membrane is peeling. ($800 cost to repair).

Second, they missed the fact that the toilets constantly make a "hissing" noise. When I called to ask what the problem was they told me to call a plumber.

Try someone else.

Hi Hie From Toronto. We are sorry that you had a negative experience with our company. Each of our inspectors carries a 28 foot ladder and will get on the roof as long as it is safe to do so. In some cases the roof is too high for a 28 foot ladder, or the pitch of the roof means that it would pose a safety risk to our inspector. In other cases, bad weather may limit our ability to get on the roof, because again it will not be safe for them to do so. In cases where the inspection is limited they would use binoculars to examine the roof from the ground. Our inspectors would also let you know onsite and in the report that this was a limitation. If you had major concerns about the roof, we advise you get a roofer in to inspect as they have the tools and training to access a roof of that kind safely. This is standard of most home inspectors, not just our company. As for the plumbing issues, if there were concerns about the plumbing in the home we would advise you speak to a plumber to have it further investigated. We like to use the analogy of a GP Doctor and Cardiologist. You would go to your GP to have them examine you and determine if there were any issues with your health. If they determined there was an issue they would refer you to a specialist for further assessment, like a Cardiologist. Inspectors are limited in what they can and can’t look at during the short time they are in the home. A home inspection is a purely visual inspection and so getting specialist in to do more invasive testing is often required. We are not permitted to move items or make holes in walls but specialists can do this type of work for you. That being said, at Carson Dunlop your satisfaction is our priority.
