EMPS responded to a post for services to investigate and correct water infiltration into the ceiling of a townhouse garage and down the exterior door to the point that the electric door opener could no longer be supported in place. The estimators were pleasant and we agreed that part of the ceiling would have to be removed, the source of the leak identified and stopped, and the ceiling sealed and restored so a new opener could be installed. What ensued was over six months of intense frustration at getting responses and actual work done, sloppy work practices on site and negligence with toxic materials and fumes that forced the occupants to move to a hotel for two days. EMPS gave repeated assurances that they would pay the hotel bill but have not done so. The so-called "completed work" (one picture) did not stop the water infiltration and was not accepted as satisfactory so the final payment was withheld; EMPS offered voluntarily to come to review and correct the situation. However, they have not responded let alone visited the site despite several repeated reminders. This and some others' reviews confirm a pattern of recurring frustration in dealing with EMPS, including lack of response to messages, excessive delays in getting work done, failure to show at agreed times to review the project or to do work, failure to honour undertakings to offset costs incurred due to their negligence, sloppy practices on the work site. We certainly cannot recommend this company based on this experience.

We had a mediocre experience with EM Property Solutions. They were hired to renovate our basement about 6 months ago (install a bathroom, build a custom entertainment unit, install carpet, paint).

Pros
They were all very friendly.
Prices were reasonable (the middle quote of the 3 we received).
They were available to start right away.

Cons
The job took more than twice the time we were told. They rarely showed up when they said they would (if they gave us a time at all), so we spent a lot of time waiting around for nothing.
Our nice furniture and the brand new toilet were used as work surfaces without being covered and were damaged as a result.
Even though all of our materials were approved prior to the start of the job, they charged us extra for installing shower tile AFTER it had been installed. It was never mentioned beforehand even though they knew what we had ordered because they had approved everything.
The bathroom tile was amateurishly installed. It’s uneven and sloppy.
The bathroom sink drain started leaking badly just a few weeks after the job was completed.
They removed a pot light in the basement without asking us first, then charged us to put it back in.
We had moved most of our things into the furnace room to get them out of the way. Unfortunately, the door to the furnace room kept getting left open resulting in everything being coated in a thick layer of drywall dust that took many hours to clean and was entirely preventable.
They installed a custom-built entertainment unit (nearly $2k) that is already showing major signs of warping and splitting. They are refusing to respond to our messages about the cabinet and to honor their 1-year warranty.

I hate having to write this review. As I said, almost everyone involved with our basement renovation was very nice and they seem like wonderful people. While our experience was not great, we weren’t planning to write a negative review until our emails went unanswered. I can’t recommend this company to anyone based on their refusal to honor their warranty.

Work was completed quickly at a reasonable cost. Contractor was very pleasant to deal with.

The team at EM Property Solutions did a fantastic job on the painting and trim work they completed for our home. We were very impressed with their communication, efficiency, and clean work. We’re extremely pleased with our experience with their team and would highly recommend their services to all of our friends and family!
