Water problems leaking from the roof and coming out of the soffits.

I have water coming out of the soffits at my front door. The contact from Pacesetter "Larry" tells me this is normal.

The problems causes degradation with my property and is a hazard. Ridiculous.

A regretful investment

After living only a year in the new home , there are so many issues that have started popping up. The coating on the bathtub started peeling off and it is a health hazard to use. Exterior door hinges are completely rusted and the doors may fall off the door frame anytime. The bottom of the doors and baseboards are swollen showing moisture intrusion. 

I informed Pacesetter  about these issues and never received any resolution. I have paid half a million to buy this home and running pillar to post due to the inferior quality construction of Pacesetter. The only reply we get from pacesetter is about how to keep the humidity under control during this time. They claim that our problems occur because of the current weather. We understand that this weather could lead to moisture but the problems we face is not because of moisture Since, we have been keeping the humidity in our home under control. After sending that mail, the warranty department believe that their job is done, when none of our problems were resolved. I have contacted my fellow neighbours who face the same problems and tensions. They said they received the same kind of reply from pacesetter and never looked back to check if the problem was resolved.

Our first house was from pacesetter as well and when we were looking to buy, we were not planning on purchasing it from pacesetter because we never received a good customer service. We bought this house because the sales manager was really positive and helpful and we loved the house.

Better invest your money elsewhere

The only person to response at Pacesetter will be Sales person (as they have to make the deal). Once you pay the money and take possession, you will be left to your own fate. Very inferior quality of construction, poor customer service and almost zero support from the warranty team. infact their warranty team is just their online portal and email only. Absolutely no body at Pacesetter takes ownership for customer issues after Possession. There are no one month/ three month/ 12 month warranty inspections from them. Even if you report an issue these guys just respond back with an email citing COVID as a reason for delays. Ironically I booked my house during COVID time and the builder gave me possession much before time (in July 2020) because they have to get the money. Ironically after possession, they will site COVID 19 as reason for any issue you raise with them. How come building the house was possible during COVID & servicing the customer complaints is an issue due to COVID???? The reason is money..... they do not want to service the customer as they have already realized their money on possession.......

I took possession of my house in July 2020 in Langdale. Even the complaints given to them in July & August are still pending till date and the reason is obviously COVID. However the new house construction and sales are still happening (so their trades are not closed).

My house has multiple issues, the exterior doors are not sealed properly- allowing elements to come in, the roof got damaged in winters (picture attached) due to wind, there are finishing issues in the house but no body from Pacesetter has even bothered to come and have a look. I am left at the mercy of GOD. All winters we had the cold air coming into the house (picture of exterior door with clear visible gap attached) compromising the safety of my family and definitely more utility cost for me by running the heaters on higher temperatures all the time. It also caused rusting in the house and damage to trims and finishing due to moisture buildup (as cold breeze comes in to house constantly). I contacted the builder atleast 4 times during the winters but every time they sited COVID and gave me theoretical reply to educate me on HRV settings. When I checked with few neighbors who also bought from this builder, they all have similar issues and of course no response from Pacesetter.
PACESETTER- Please do not feel that your customers are fools, I have lived in houses before and never had this HRV/ Moisture issues, then why it is such a big deal in the houses that you built.
With regards to quality, very poor workmanship and finishing. No where close to what they show you when you visit their showhomes.

In case you are already stuck and have purchased house from this builder, do not wait to contact Alberta New Home Warranty (ANHW) guys.
Pacesetter will give you only email assurances that they will look at the issues in the order they are received but it just a hoax. I have contacted ANHW people and hope they will support. I have spend more than half a million and each day I regret buying from Pacesetter.

Earlier I was reluctant to put my feedback public as I feared that my relations with builder will get spoiled and also in someway I will be damaging the market value of my house by doing so. But after numerous failed attempts to work with the builder, I have to put this feedback on this forum.

DO NOT BUY FROM THIS BUILDER, IF YOU ALREADY HAVE THEN AND ARE FACING ISSUES- THEN GO AHEAD AND CONTACT ANHW FOR RESOLVE. I HAVE STARTED MEETING MORE DISGRUNTED PACESETTER HOME BUYERS IN MY AREA- LANGDALE AND EVERY BODY HAS HAD SIMILAR EXPERIENCE WITH THIS BUILDER.

INVEST YOUR MONEY WITH BETTER BUILDER- PACESETTER IS A WASTE OF MONEY AND TIME.

I strongly recommend that you better spend your money with some other builder who value their customers and work with them.

New Home Purchase

We purchased our first home from David and Victoria in the summer of 2019 and we are still SO happy with our choice! With a baby on the way, we were on the hunt for the ideal starter home that fit within our monthly budget, and preferred locations we had in mind.

Victoria put together tons of great options based on our preferences, but also provided back-up options. We loved that she was able to force us out of our comfort zone (we were set on living South East) and found us the PERFECT spec home in Cavanagh! She really listened to every detail and was so patient in the process. Thanks again Victoria!

David provided excellent financial advice and worked with both of us to make sure the numbers made sense. He worked endlessly to provide solutions so that we were able finalize all our documents and settle into our home before the baby arrived. Thank you David!

The level of customer service we received from both of them was professional, yet personal. We really felt like we were treated as priority customers every time we’d meet with them. Highly recommend team Desrochers to anyone looking to purchase a new home in Edmonton!

Service

We bought our first home with Pacesetter Co., and I could say we’re satisfied with the whole process, and would highly recommend and refer them. Dev is the area sales manager who walk with us through it. He responds right away with our questions, and professionally grants our urgent requests. It has been fun, smooth, and exciting process for us all. Thank you, team !

Bought a house

If you are going to buy a house look for Ashish Sarpal. We bought a quick possession house with Pacesetter and in just a month we moved in to our brand new house. Ashish is so professional and dedicated with his job. Whenever we have questions and concerns he answered back right away. He is so approachable and a humble guy. I am a happy client. Home Buying

It was very nice experience. I am a first time buyer. The home so beautiful and well finished. Ashish Sarpaal performed huge role in this deal. He was so helpful and friendly. He treated me like a brother. Whenever I had a question, I texted and call him and replied right away. I saw many home before. I like Pacesetter home a lot so I am in.

Build a house

If you plan on building a home with Pacesetter in Rosenthal make sure you have a holdback and make sure the house is finished before you move in. I have a list of many expensive items that they won't fix as they say they are not warrantable items although I did pay for the items to be done properly. The term they use is acceptable standards.

New home build

We are currently in the process of building a new home, and have just started the construction phase. So far our service has been exceptional! I am very detail orientated, and made many custom changes to our blueprints. Our Service Manager Diane was there patiently with us every step of the way, in and out of the office. Her quotes were always accurate and she was very conscious of our budget. Diane has wealth of knowledge in her field and works incredibly hard to get exactly what you want, even making last minute changes to make things perfect!

Thank you Diane once again for making this process go so smooth for us!

Mistakenly built with Pacesetter

BUYER BE WARE!!!!!
Pacesetters higher standard base features was a drawing point for us, we loved the high ceilings and nicer details. We picked a lot, picked the house, had a great time at design Q. All was well.
Until it was time to actually do something.
We were told six-eight months. We planned it out perfectly for an 8 month move in date.
We didn’t get possession until over 10 months. We couldn’t lock in interest rates until it was finalized, so they went up three times, we were renting and ended up paying extra because we couldn’t confirm a move out date.
But things happen, Alberta weather can even unpredictable. We understood.
Throughout the building process we had to point things out that weren’t done correctly, often. We had a “yes man”. He would tell us everything was good, all the addendums were a go, to find that was not the case and we needed to ask multiple times. Even come move in day, we were pointing out things that were not finished. He promised our natural gas line would be done by move in day... it was not. We found out later that it was not put in on time, so we had to pay separately for it.
Nothing is prefect and we understood that, we were just happy we finally have the house.
Then a day or so after we move in, I go downstairs and find the dishwasher was not hooked up properly and our entire basement was covered in water. Thankfully it is unfinished, but a lot of our belongs were soaked and I had to book yet another day off work so someone could come back and install in properly.
When the gas fire place was on, there was always a smell of gas... which is normal at first. But it wasn’t going away. The smell would stay and be quite strong the whole time it was on. I would even have guests questioning it. I called it in, and when someone came to look at it, they mentioned that line was hardly even hooked up and was leaking gas every time we turned it on. He said it was like someone has loosely hand tightened it.
Just recently, I noticed my dryer was not working (or so I thought). I called in to get someone to look at it, fast forward a few days because no one knew was was going on, turns out that the roofers shingled over the vent! Every time the dryer was being used it was going into our attic and causing rotting all around the hole! We waited almost 48, with an open hole in our roof, for someone to fix it. It all had to be ripped out and redone properly.

More days off work, more missed pay because of their negligence.
These are just some of the issues. The list is long.

I’ve brought it up to Pacesetter’s attention and they did fix the issues, but the issues should have never happened. How did this pass their inspection?

Complete lack of attention, and I’m embarrassed to say I bought with them.
