Delay delay delay

Over 6 months delay, sub par work, defective units. Carpet improperly installed. Tiles improperly installed. Trim crooked. Walls not straight. Floor creaks within 1 month of occupancy. Workers are rude, arrogant, and unhelpful. All work is subcontracted out to contractors they apparently have no control over. It has taken almost a year for a lawn. Built at the beginning of 2022 and now at the end of 2023 we are still waiting on items to be completed.

Would never EVER recommend this over priced sub par company to anyone!

New home build - many unresolved problems with home and lot

Problems with this company started on the day I signed the Agreement of Purchase authored by Park View for a new home build. The Agreement clearly states in Appendix A that there are no covenants on the lot I was purchasing. Subsequently, I found out there is an huge easement (over 10% of the size of my lot) for the city on my lot. Problem #2: Park View's Agreement forced me to pay for the Tarion warranty which has proven useless in my case. The thresholds are too big. For example, there are chips and bumps on my tiled floor which Park View refused to fix because these problems were under the size threshold dictated by Tarion. Problem #3: for 2 years I have been complaining to Park View that the grading of my lot was not done correctly. It does not match the grading plan for this development approved by the city. My complaints fall on deaf ears. Park View blames Schouten, but I paid Park View for my lot and home so it is Park View that should fix the problem (or hire someone to fix the problem). This grading issue has been on going for 2 years in Phase 2, and 7 years in Phase 1! As a result of numerous grading issues, there has been flooding on my neighbours' properties and in their sheds. And in many of the drainage ditches (including the one at the front of my house) the water does not flow properly but rather just sits in the ditch if there is a big rain fall. Because no one in Phase 1 or Phase 2 has been given the official grading certificates for our properties, no changes (such as fencing, landscaping, pools, etc.) should have been built since, technically, if Park View/Schouten ever do correct the grading, all the things landowners have built can be plowed under without compensation. Because of this, there is now a rift in the neighbourhood as some owners would like the grading fixed to be in compliance with the current grading plan appoved by the city, and others (some of whom have added fences, etc.) would not. It is interesting to note that one of the reason for these problems is that AFTER buying my lot, Park View/Schouten scrapped off hundreds of truck loads of topsoil from all the lots and hauled it away to other Park View developments in other towns. So I, and my neighbours, were left with homes built on top of individual hills, rather than on nice, high, flat land. Problem #4: The survey pins and stakes were missing on one side of my lot so I had to hire a survey company to put them in. Park View refuses to reimburse me for this expense even though they used those stakes when they later graded the lot next to mine. Problem #5: Park View will not allow you to talk to your contact on the phone. I am only allowed to communicate with her via email. She (a 'Service Coordinator Specialist') at Park View has ghosted me (refuses to answer my emails), so now none of my concerns are answered. Note: there are many more problems that I have encountered with this company. This review is just meant to be a sampling of the various categories of problems you will encounter with Park View if you buy from them. (fyi: I have bought a new home from another builder in the past and was very happy with that experience.) One final note: I have had very little success in getting Park View to fix the bigger ticket items (such as the water penetrating into my garage every time it rains), but a few of my neighbours, who acted more quickly and threatened lawsuits, have had more success in getting some things fixed. I would never buy from this builder again.

Unethical Company

Signed a purchase agreement for a home to be built. Completed all legal requirements and provided the required down payment. Suddenly, after about three months of signing the agreement, received notice that the home we purchased was no longer available as it was sold to another customer. No reasonable explanation was provided for this cancellation. Had to engage my lawyer to get my deposit refunded. Received unprofessional email messages from the company’s representative forcing me to provide this review. stay away from this company and save yourself a lot of headaches coming your way.

Park View Homes would like to respond to this completely false statement. We entered into a Purchase and Sale Agreement with this client and accepted his deposit. We had a firm contract with them but they were unable to fulfill all of their conditions even though they had signed off on them. We graciously returned the deposit even though it was a firm, binding agreement and had to re-list the home for sale again. At no time did we ever act without integrity.

Super happy with new home!

Our family purchased a new house from Park View Homes that was for sale in Merrickville, This was our first time working with a custom home builder and Park View has surpassed our every expectation. They have been so helpful and have seen to our to our every need. The crew was fantastic and didn't seem to mind all our questions and work went much faster then exspected. all in all, I would recommend Park view Homes in Ottawa to anyone looking for a new home in the Ottawa area!

New build town home Almonte

We purchased our Park View townhome in August and took possession at the end of January 2018. This is our first new construction experience and Park View has exceeded our expectations. They have been responsive to our never ending queries
and Interaction with anyone who works with this builder has been professional, ensuring that your concerns are resolved in a timely manner and to your satisfaction.
Based on our experience, we would definitely purchase from Park View again and recommend this builder to friends and family.

From our first interactions at the time of purchase our walk through the day we got our keys

Merrickville Estates - New Home Build

Do not hire this company! Problems from start - major lack of communication between builder and clients, builder and workers and head office and site foreman. Caught owner and site foreman in repeated untruths. During build erected 8 foot walls instead of 9; had to tear walls down and start over; owner was dishonest telling us that the foreman noticed mistake but foreman told us that was not true. Installed shower tiles in wrong direction; installed bathroom linen tower incorrectly and when corrected was too short for the space. Put wrong fireplace in and installed incorrectly; had trouble getting the floors we wanted and were over-charged for them; caught multiple costing errors throughout build; "custom" kitchen not finished, bad workmanship with base sticking out from under cabinets; did not install air conditioner and/or eavestroughs as per agreement; there is water in the basement in multiple spots; two-toned front door installed; furnace filter was so impacted with gyproc dust the furnace would not turn off but never warmed the house properly - almost burned it out; left construction material in basement and all over property. The house was filthy; had to vacuum sawdust out of kitchen drawers and scrape construction dust/debris off of our counters; garage and basement floors not cleaned as promised; kitchen counter chipped and then buffed during install and we were not informed. Huge draft coming in around back patio door - had to fill with steel wool and cover with carpet to keep the draft and animals out; painting was not two coats as per agreement; gyproc could be seen in some areas; drafts from garage and back door. Had meltdown at site foreman day after move in; promised everything would be fixed. Had some guys in who did some minor repairs but all of the above have not been touched and we have been in the house for two months now. Repeatedly throughout the build, we spoke to the site foreman with specific requests (i.e. motion lights, pot light location, etc.) and we were told everything would be done as requested; nothing ever was - it was always "this is the way we have always done it". They have completely cut off communication with us after we melted down at owner and now we cannot move forward with our home. We don't have a finished kitchen, fireplace, bathroom and basement has some serious concerns. We are now in the Tarion warranty phase and the builder has three months to fix the interior problems and to the end of the summer to do the exterior work meaning we will be living in an unfinished house anywhere from 6 to 9 months. All the little, common sense things they just don't care about but mean a lot to the home owner. They were sure quick to take our money and they absolutely don't care that our home is not finished. Would never, ever recommend this company to anyone. Tired and frustrated of the lack of compassion that the owner has and you would think with so many problems, the owner would potentially visit the work site to see what the client is so upset about as the site is only 20 minutes from the office - clearly this owner does not care.

Substandard service and warranty

Constantly contacted to attend for repairs, and would show up weeks later. Never sent the proper technician for the repair. If it was a plumbing problem, sent a handyman. Had a flooring problem, they sent an electrician. They sent whoever was available and hoped they fixed the problem. Once the 2 yr warranty is up, you are on your OWN in their own words. RUN FAST and do not buy from PARK VIEW HOMES
