House makeover

Leslie and his design team were amazing! Leslie thinks outside the box and has a very unique Style. his team was very efficient with a keen eye for detail. Leslie was wonderful to work with. I would highly recommend them. Very good quality work very unique one of a kind design

conversion to single family dwelling

We love our renovation. It is crazy but we all sit in the bathroom and say how much we love our new house. We used Leslie's services first to obtain ideas and drawings to convert our house, which had been chopped up into apartments, back to a single family dwelling. We then quickly realized what a pleasure it was working with Leslie and he ended up doing the design work as well and overseeing the whole project. This involved moving walls, taking out a bathroom, moving plumbing and creating a new bigger bathroom, laundry room and hall way. We love the result. It is exactly what we wanted. Even though some of our ideas were rather unworkable to most tradespeople, Leslie listened to our vision and made it a reality. He designed a bathroom that was true to the period style of our house and to our needs as a family. For instance, he pushed hard with the tradespeople to get them to think our way and put in a fabulous laundry room under our stairs that works perfectly. He did it all with respect and as sense of humour. That combined with his technical and design skills was exactly what we wanted. Morevoer, he was easy to communicated with, always got back to us with answers to our questions immediately and made sure the project was completed to our satisfaction. There were some delays that were no in any way his fault (damn those tile companies) and he problem solved to get us back on track. I think his fees were fair and we certainly got value for our money and move over got an end product that makes us happy. We would definitely work with leslie again on our next project (if he would have us!)

Rebuild side of house and refinish unlivable old house to code

It's very hard to find good contractors these days. There are a lot of thieves and unskilled people out there. That was my experience before I met Leslie.

Leslie facilitated quite an extensive project for me. This included foundation and footing min 4’ below grade, joist replacement, pour out new concrete slab, spray foam insulation, blown-in insulation, redo all plumbing and electrical, new air ducts for HVAC, gas hookup, new drywall, new staircase, new paint, new partial roof, 2 new skylights, new aluminum soffit, new fascia, new eaves trough, new masonry and repair, glass block construction, stucco exterior, concrete porch, new deck, install hardwood floors, laminate floors, trim, ceramic tiles, removal of all rubbish, and more.

If you have a big project, it is imperative that you have a dependable person that has the experience and expertise to hire appropriate professional skilled tradespeople. Not only that, but can also coordinate them all on a time schedule. Imagine the aggravation of having to hire many different people and coordinating them all yourself? Leslie knows tradespeople well, and knows who to hire and when to hire them.

During my renovation, I saw and met many tradespeople. Most of them were very nice and personable. Each were skilled in their craft. Some I still remember and hope they are doing well.

Leslie is very personable and he is easy to communicate with. He offers guidance when needed and can offer suggestions and his professional opinion. He will take the time to talk to you and help you make important decisions. I am very glad to have met Leslie and will call him for future projects. He is my number 1 adviser for home projects.

He is a bit pricey, but you get what you pay for. It's all worth it in the end when everything is done right.

On a practical note ...

Price as you suggest is relative to value. Good quality trades command fair prices as do good quality materials. It would follow that the directorship of the project should also command a fair price. Overall I feel it is important for everyone to expect to pay appropriate rates for the quality of service they receive.

On a philosophical note ....

Design/Build is a highly personalized service. Homeowners like yourself entrust a unique vision into the hands of an individual who sets out to make it real. I believe that at best we work together alongside the numerous required trades and that we continually learn from one another.

A variety of renovation projects

Leslie Endes has overseen renovations for us on 3 occasions so far. The work has included electrical rewiring, kitchen and bathroom upgrades,custom design of a library and a music studio, roofing,decking and decorating. We have been very pleased not only with the workmanship per se but also with the aesthetics of the finished projects. Leslie has a flare for creating pleasing effects on a reasonable budget. He is very personable and professional in his conduct as are his associates. We plan to engage Leslie again when the need arises.

converted my detached duplex to single familly home

We hired Leslie and Richard for a substantial remodeling of our home including drawings, permits, a new kitchen, new main bathroom, new floors...etc and new wiring and plumbing in 2/3 of the house. Overall, my husband and I were very pleased with everything. Along the way we had a few doubts and questions, but were able to get answers and resolve the minor issues.

All of the trades people they used were responsible, pleasant and responded appropriately to requests from me as well as from Leslie or Richard (and I saw them every day as we lived on site). I relied on Leslie for design consultations and Richard for practical details, although both can and do participate in the entire process.

The job was expected to take 5 months and it ended up taking 6, but I considered that pretty much "on time" based on other people's stories. In the whole 6 months there were only a handful of days that appeared unproductive, someone was working on something almost every day.

The job also came in on budget and I got everything I had hoped for (within my budget). I felt they were very responsive to and respectful of my budget concerns and guidelines. It may be possible to get things done less expensively, however they were very clear about the costs and we hired them because we didn't want to be our own contractor or have to sort out differences among trades people.

If you are considering a major renovation I recommend that you interview them and give them real consideration.

Les is great, he has great style is very knowledgeable, and gets the job done. It was worth the extra cost to have Endes design organize and complete the job which is fabulous, better than imagined.

Renovation, home addition

I hired Leslie from Endes Design to complete drawings, obtain permits, and act as general contractor for a renovation and addition on my house. The end result is good (though not by any means spectacular) but the issues/problems getting to the end make me wish I could go back and hire someone different to do the work. The redeeming part of my project was that Leslie works closely with a co-contractor, Rick/Richard Anderson, who was mindful of our concerns when brought to his attention.

I am dismayed to hear that your experience was so poor. As I recall we had some fairly difficult obstacles to overcome during the project and overall it is my opinion that we suceeded rather well. Our mutual investigation into sustainable products and processes certainly had some glitches and the finish schedule was prolonged by a few unfortunate circumstances. However, in the end, our co-designed undertaking bears the mark of both our efforts.
