Rebuild side of house and refinish unlivable old house to code
It's very hard to find good contractors these days. There are a lot of thieves and unskilled people out there. That was my experience before I met Leslie.
Leslie facilitated quite an extensive project for me. This included foundation and footing min 4’ below grade, joist replacement, pour out new concrete slab, spray foam insulation, blown-in insulation, redo all plumbing and electrical, new air ducts for HVAC, gas hookup, new drywall, new staircase, new paint, new partial roof, 2 new skylights, new aluminum soffit, new fascia, new eaves trough, new masonry and repair, glass block construction, stucco exterior, concrete porch, new deck, install hardwood floors, laminate floors, trim, ceramic tiles, removal of all rubbish, and more.
If you have a big project, it is imperative that you have a dependable person that has the experience and expertise to hire appropriate professional skilled tradespeople. Not only that, but can also coordinate them all on a time schedule. Imagine the aggravation of having to hire many different people and coordinating them all yourself? Leslie knows tradespeople well, and knows who to hire and when to hire them.
During my renovation, I saw and met many tradespeople. Most of them were very nice and personable. Each were skilled in their craft. Some I still remember and hope they are doing well.
Leslie is very personable and he is easy to communicate with. He offers guidance when needed and can offer suggestions and his professional opinion. He will take the time to talk to you and help you make important decisions. I am very glad to have met Leslie and will call him for future projects. He is my number 1 adviser for home projects.
He is a bit pricey, but you get what you pay for. It's all worth it in the end when everything is done right.

On a practical note ...
Price as you suggest is relative to value. Good quality trades command fair prices as do good quality materials. It would follow that the directorship of the project should also command a fair price. Overall I feel it is important for everyone to expect to pay appropriate rates for the quality of service they receive.
On a philosophical note ....
Design/Build is a highly personalized service. Homeowners like yourself entrust a unique vision into the hands of an individual who sets out to make it real. I believe that at best we work together alongside the numerous required trades and that we continually learn from one another.
