3-4 Month Basement Reno Never Completed After 53 Weeks+
Hired Mr. Furlani (owner), Urbanest Construction. Signed a contract in Nov. 2020 (8 months into COVID) to renovate a 700 s.f. basement in 12-16 weeks. Were assured it would be a "turnkey" experience.
All workers are SUB-contractors. Several refused to return until they got paid.
At 1 point we hadn't seen Marko for 5 weeks and there was no work done during this time. He'd regularly be absent for 1-2 weeks at a time with no work progressing.
27 sub-contractors came to quote jobs. Marko was on site for only 4.
We paid Marko in full for a new Furnace/AC unit prior to installation. The HVAC Co. was partially paid & the rest was paid the day Urbanest Construction (11 months later) was fired. We had no tag & the A/C freon ran out in July.
We did MOST of the reno cleanup (shovelling dirt/debris, sweeping/vacuuming). Marko was always "sending" someone to clean, but no one EVER showed up!
Our main stack got damaged. Flushing the only toilet in the house caused urine/feces to pour out of the stack into the trenched hole.
Crew toilet arrived 16 weeks INTO the project but was removed shortly after because he told us he couldn't "afford" to pay $500/month. Workers had to use our only other bathroom during covid.
Plumber #1 made a mess of the plumbing stack & installed plumbing pipes in the wrong location. Plumber #2 reworked laundry & stack (hasn't been paid in full).
Steel beam was left hanging by chains (didn't fit in the block foundation) attached to temporary 2x4s that were holding up the main floor. A small fire happened during welding of the beams.
HVAC Co. #2 cut 3 NEW wires, wrapped electrical tape around each & said they were fine. Marko told me they were fine. Electrician inspected the wires. ALL 3 needed replacing.
Wrong vanity arrived from Winnipeg, sat on the driveway for a week until I called, arranged for pickup & I reordered the correct one. Store person told me the vanity was NOT ordered in Feb. 2021 like Marko told me. It was ordered in SEPT (7 months later).
We were threatened with bankruptcy twice.
I was directly told not to talk to the sub-contractors. The workers liked discussing how other jobs were not progressing, who was not getting paid & how other clients were being mistreated.
Our reno went PAST 53 weeks, with 5 missed completion dates. Fast forward to Nov. 2021 (7 months past contract date) & still was unfinished.
On Nov. 25 we finally FIRED him, after no work was done for another 2 weeks. Hinges were thrown onto our new quartz countertop, and Marko started yelling because we asked what the delay was this time (a conversation we have had numerous times since March 2021). He kept saying he had "no money!" Up to this point we paid $83 000.00. Disgusted with his conduct & aggression, we told him to leave & not come back. Phone calls/texting to us started so, we filed a complaint with the Police.
Very quick to take our money AND when we wanted to delay a payment (so the job would get caught up) we were threatened that the project would further get delayed. Urbanest Construction invoiced us twice for the last payment (due UPON COMPLETION). Invoice was inflated with extras (change order to a change order) already paid for in a previous change order invoice. (More doors and pot lights were charged than were actually installed. )
Sub-contractors we reached out to, to complete the jobs they started, told us they haven't been paid so they will not return.
Lots of work is still left & many deficiencies to fix. Since the beams were installed, there are stress cracks on the main floor walls and one in the upstairs that need to be addressed.
Very dishonest. Marko breached his contractual obligations and moneys should be returned for the work NOT completed.
