We took AA Elite Home Inspection for the PDI of brand new house and it was total disappointment.
First of all I booked John but a few days before found that John in vacation and someone else (Steve) will perform the PDI and I already did not have time to re-book with other company.
The guy who did the PDI was very nice but spoke a lot on the mobile phone during the PDI. We were really relying on the inspection since we are first time buyers and do not have any idea about construction, as result we found that it was total waste of the money.
After we took possession was found that air conditioner is not working at all, the builder contractor that came to fix said that the wiring in the controller was connected incorrectly and Air cond never worked. We also found that we do not have air flow almost at all on the second floor, the first floor OK and second does not have. This still pending fix from the builder (for now in the hot days the second flood is extremely hot).
I think such major issues have to be discovered by Inspector, we noticed that immediately once tried open air conditioner (ok, it was not working at all), and once fixed the air flow issue was obvious.
We asked multiple times if house have any major issues since we have put it in PDI list and were insured that the house just perfect and no issues except some small defects.

In response to the PDI review rated at 2, there are no perfect homes, every home has flaws and deficiencies. If a client were to ask "what would you rate this home from 1-10" we would give a verbal in response. I have never given any home higher than 8.5 rating, this was the rating I gave your home.
During all PDI's that we have been at there have always been various trades working in the homes, going in and out, turning things on and off and finishing up on last minute jobs before the client takes over the home. At this particular home inspection we tested the furnace to make sure the heating system worked and also we ran the AC unit for the duration of the inspection. As noted in the report the AC has a LOW probability of failure, but we also recommended having an HVAC technician evaluate the two units, this was to encourage you to get the equipment onto a service plan. This was also discussed with the builders inspector. It is very easy for other trades to disconnect wires, turn breakers off in the home for them to complete there job. This was discovered as we inspected the second floor and we had no power in various bedrooms. The building inspector turned them back on as per my request. Once we finish our inspection, it does not mean the trades persons are finished also.
We must ask you, have taken care of your potential water leak / damage hidden in your kitchen ceiling directly below your master bathroom, as noted in the report we provided infrared images of the area. We back up all our infrared scans that show water leaks with a moisture meter, this is considered a serious problem.

And yes I was talking on my cell phone for a 3 min call with a potential client, but maybe you did not understand that I also use my phone for report writing which I was using for the entire time.
