Main Floor including Kitchen + Windows & Doors

I am so happy I went with Purple Properties for our renovation. Jordan was friendly, informative, and thorough during the quoting process. He really took the time to go through what we wanted, made some suggestions, and took pictures and measurements. When the written estimate came in everything was detailed with costs for each item which is ultimately why we chose to hire them as they were already communicating clearly and listening to what we were looking for.

We were excited to get things going when we met with Rowan to talk through the process and renovation plan. During the months of planning he was always available to answer my multitude of questions and arranged to meet with us at the different vendors to make our selections. He had great input and insight to help us end up with the best possible end product.

Once the renovation started, Rowan took much of my stress away by managing all the moving parts, labour, and product delivery to ensure it was ready for installation at each stage. Even during global shipping issues and material shortages there were very few delays. He even pulled off a little magic to get our first choice floor delivered when it looked like it may have been delayed after being on order for 4 months. He communicated with us at each stage and I felt comfortable that everything was handled while we couldn't be on site everyday. We would stop in often though to have a look at what was going on and could go over small things as they came up so there wasn't any issues at the end (spot for painting, filling a knick in the door, pot light went out, etc).

As part of the overall project we replaced all our windows in the house as well as the front and back door. Rowan made sure we had everything needed to apply for the government energy rebates (which requires an inspection prior to work commencing and again after installation).

The quality of work that Rowan and his team do is superb. Everything is installed cleanly, the paint lines and trim look top notch, the floor is straight and level and without gaps. The kitchen is gorgeous and the quartz installation is perfect so the veining continues up the wall. Very happy with the end result and will definitely call Rowan and Purple Properties for my next project.

Amazing condo transformation: bathroom, kitchen, and fireplace

Rowan and his team are fantastic to work with. He and his team's craftsmanship, attention to detail, and commitment to excellence are unparalleled. Without a doubt, I highly recommend Rowan for any home renovation project!

I came to Rowan with a few ideas for renovations, but I wasn't sure which ones would have the most positive impact on my home. Rowan took the time to listen attentively to my ideas and vision for each space, making sure to understand my preferences and expectations. We narrowed it down to a full master bathroom renovation, a few touchups in the kitchen, and a people slab around my fireplace. Their expertise and creative insight were invaluable throughout the entire process.

The bathroom, once a very "builder basic" space, has been completely modernized. I'm quite impressed with their tile work, installation of fixtures, and attention to detail. We had a few last minute changes that needed to happen due to discoveries after demolition. His team communicated every step of the way and relieved any stress that i might have felt otherwise. The care they displayed was exceptional to ensure the highest quality and functionality.

The kitchen was the next piece. I didn't want to do a full renovation yet. Rowana and his team identified the backsplash and my lighting as two key components that we could change to make the kitchen shine. It turned out perfectly. My kitchen feels completely fresh and new.

And finally the fireplace, once a lackluster focal point, is now a stunning centerpiece in my living room. Rowan's design sense and ability to bring a vision to life were stellar.

Throughout the entire renovation, Rowan was professional and reliable. They maintained open lines of communication, regularly updating me on the progress and promptly addressing any concerns or questions that arose. Their ability to stay on schedule and meet deadlines was A+, especially given that the renovations were coming up to the Christmas holidays.

No excuses, no problems, no costs: bathroom repair

Last year Rowan and the team at Purple Properties renovated our bathroom (we still love it!). A faulty tub faucet dripped water very slowly from our unit to the condo below damaging my neighbour's ceiling. I called Rowan and he sent the team over to evaluate the issue and the damage below.

No excuses, no problems, no costs.

A new cartridge was installed in my unit and neighbour's ceiling was repaired and freshly painted.

This is how true professional operate, when an issue arises, they make it right.

Full main floor renovation

We completed a full main floor complete renovation with Purple Properties. The whole team was outstanding from start to finish. The work was outlined and costs laid out in a clear and transparent fashion. Any changes were clearly communicated with us before finalizing. The quality of the work was excellent and done in a timely manner, meeting all deadlines. All members of Rowans team were extremely professional and courteous. We are very pleased with the end result and love our new home! We will definitely use Purple Properties again for future projects and have already recommended them to friends and family.

Basement & Main Floor Reonovation

Purple Properties was an absolute pleasure to work with. They take all the stress out of a home renovation because they truly manage the whole project including from start to finish. They have a whole host of sub-contractors they work with and all of that is managed by them. We did 2 projects with them including our basement, 2 bathrooms, and moving our laundry from the basement to the second floor. Everything was flawless and is absolutely beautiful work. I have recommended them to many friends and will continue to do so.

I have seen too many friends and neighbors go through horrible renovations where they are chasing around contractors and this does not happen with Purple Properties.

If you're looking for great work, low stress, and a great relationship, I would highly recommend Purple.

Snowball Effect: 1 Basement, 2 Bathrooms & 1 Powder Room become so much more...

I wanted to take a little time to catch my breath before writing this really long review.

In retrospect, without Rowan and his wonderful team of incredibly dedicated professionals I am sure that both myself and my husband would have lost our minds!

Several years after purchasing a "flipped reno" old house the time came to bite the bullet and tackle (1) a ridiculous second floor main bathroom (inpractical design with cracked tiles sitting about 2 inches higher than the rest of the flooring); (2) transform a main floor closet into a much needed powder room; and (3) deal with a moving basement floor and an old basement bath.

After an unpleasant experience with a "reputable" company that completed one exterior project on our home but not the project we had wanted them to do, I set up again to carefully carry out my due diligence and select a company to partner with for our interior renovation project. I read hundreds of HomeStars reviews & my husband and I have interviewed 5 companies with above 98% ratings on HomeStars from many hundreds of customers.

After meeting Jordan from Purple Properties, he striked us as representing the right company for us. Jordan was as patient as he was knowledgeable. During our interaction, Jordan impressed with his insight and willingness to push back on every not-so-reasonable ideas I came up with that would have significantly (and unnecesarily) increased the cost and complexity of the work to be completed. He did not over promise and, when in doubt, explained that Rowan and us will go over all our renovation goals before finalizing the scope of the project and deciding to move ahead. We got a very detailed estimate and timeline of the job and set-up a meeting with Rowan. He was perfectly punctual and we spent a good amount of time going over all the details of the project, estimated completion timeline, and the potential unknowns that might increase costs and/or add to the timeline.

We felt confident that Purple Properties was the right company to complete our project. When our relatively extensive but well-defined project became a monster job, Purple Properties was the right company to fix every crazy curve ball our old house threw at all of us.

Initially, we planned for a 2-step project. Project 1: replace the basement staircase, replace the basement floors, insulate the basement walls on 2 sides, renovate the basement bath and add a powder room on the main floor. Project 2: renovate second floor bath.

Project 1 (starting a couple of days ahead of time):
- Once the basement floor was removed, we learned our old house had 2 different levels of concrete with one level about 1.5 inches lower than the other and roting plywood making up the difference.
- Once the main stack was uncovered, we learned that it was a crumbling cast iron, the piping connectingto the city sewer was clay, and the water line from the city into the house was led.

Project 1 became:
dig out the basement floor to change the main stack from the basement ceiling all the way to the end of the house, redesign the bathroom to allow for the led pipe to be replaced during the summer, pour concrete to level up the basement floor, change all the windows, and only then complete the initial plan to replace basement staircase, replace basement floors, insulate walls on 2 sides, renovate basement bath and add a powder room on the main floor.

Since the main stack turned out to be old & rusty iron we had to rethink our renovation. A new project had to be added before Project 2 could be completed. The scope of Project 3 was to replace the main stack in it's entirety so that we have the peace of mind that we will not wake up one morning to find a flooded basment. To accomplish this project; however, we had to effectively remove our kitchen cabinets as the main stack was positioned such that we could not get to it any other way. This meant having to remodel the kitchen. In a completely open concept home, remodeling the kitchen meant having to replace the flooring on the entire main level. In our case, this also meant, redoing the old staircase going up to the second floor, getting rid of the old non-functional fireplace, and getting rid of a small vestibule serving little to no purpose. Wow! So we snowballed into...

Project 3: replace the main stack, remodel the kitchen, replace the main floor flooring, refinish the staircase to the second floor, remove the fireplace, remove the tiny vestibule, add a functional floor-to-ceiling cabinet for coats and shoes, replace 2 windows, create a seamless transition between the kitchen and the back of our home!
Project 2: unchanged!

By this time, our crazy house drove me crazy!

The one person who made it all bearable, time and again was Rowan. He identified the issues early and came up with solutions every time. He put up with my freaking out and was willing to work around gutting our main floor. In the end, we decided to do things the right way and opted to add Project 3 to our to-do-list even though this was the last thing we had planned for.

Rowan's basement demolition team lead by Edgar was incredible. They worked fast and carefully. They were incredibly attentive and quiet. They went above and beyond to fix the many quirks of our 100+ year old house. They made it possible for us to work from home while they effectively rebuilt our basement. Edgar's taste in music is awesome!

Once Edgar's team completed their part of the renovation, Amadeu and his team took over. I cannot express how amazing every single person working on fixing our home has been.

This post is already a novel so I will not describe the number of crazy other quirks that got uncovered or how we ended going down to the studs on our entire main floor! Suffice it to say that Leo, our expert plumber had to solve one complex challenge after another and Amadeu had to keep fixing and refixing and he was incredible. Also, Amadeu's taste in music is so much fun!

And now one would think all my review is done! But wait, there is more!

Project 4 came to be since the planned but not done exterior of our home project actually had to be done. Rowan came to our rescue yet again. He asked Bogdan, a masonry specialist, to address our unstable home extension. Bogdan removed the hollow and shifting cinder blocks holding up our back-of-the house extension and redid the extension foundation the right way. He also build beautiful steps at the back of our home and out of our basement. He completed this extensive job in two weeks including one day when he worked through the pouring rain.

Rowan and we went shopping for materials, met with the kitchen cabinet maker, and repeatedly put our heads together to design and complete a project that ended up taking 9 months of extremely hard work to complete. Rowan oversaw every detail of every job and never let something be done if it was not done right. When something was not quite right, he had it be righted before we even realized it.

This was a runaway project that went well beyond anything we could have imagined, yet Purple Properties is the one company I could trust to tackle issues without cutting corners. Not only did they fix everything the right way, but they made it possible for us to work from home during such an extensive and crazy renovation. I am a customer with pretty high standards and Rowan, Edgar, Amadeu, Bodgan, Leo, and every crew member met all the challenges of our renovation with grace, professionalism, and incredible dedication. We are so grateful to have a home we love because of their hard work and high standards.

When we will be ready to update the remainder of our second floor and landscape our garden, I know Rowan and his team will be here on time and will do an amazing job.

We hope all things go according to plan but especially when dealing with older homes this is not always the case.
Our first priority is the condition and quality of the structure. Without a solid foundation any work done will either not come out right or will not stand the test of time. Fortunately Rowan and Jordan (our in house designers) have a strong construction knowledge to backup their design ideas. This ensures designs remain beautiful and functional. For any complexity during construction Amadeu has years of experience. He makes sure to take the time to do things correctly from the beginning. This way future problems are avoided, everything is safe, secure as well as up to code. You and your family can feel safe never worrying about future flooding or faulty electrical or bad workmanship.
Everyday we strive for excellence from design, controlled demolition, solving unique issues, materials, our work crew, the specialized trades, and all the gorgeous finishes.

Full Renovation

I used Purple Properties to complete a full renovation of my house. I was very happy with the process and final results. The shopping days months in advance helped to visualize the design and keep the project on track. There were some delays due to the unexpected but communication was good and the Team worked extra hours to try to make up. Overall I feel comfortable giving a very strong recommendation of this company.

Beyond expectations

Purple Properties exceeded all our expectations. Not only did Rowan and the team do an exceptional job on our home renovations but everyone was a pleasure to work with. Rowan, our project manager, not only provided guidance when we needed it but he efficiently solved every surprise we encountered along the way. He was quick to respond to phone and text messages when we had questions and he frequently dropped by the house to make sure everything was going according to plan. Every aspect of the work done was impeccable and at the end of each day the work area was cleaned and all tools and materials organized so as to provide the minimum disruption to our household. The timeline for completion of the project was almost as estimated (5 weeks) and it only went beyond the estimate because we added to the job as work progressed (total job took 6 weeks). As the various aspects of the renovation evolved we were provided with a regular written accounting of costs for work done, estimates of costs of work still to be done, and a running total of amounts paid. The various workers were very professional, if we were told they would be at our house at a certain time they were. If they said they would be finished for the day by a certain time they were. They worked hard, fast, and efficiently. Each and everyone of them were always considerate of us and we felt that they genuinely wanted us to have a positive experience.

We have a number of projects in mind for the future and would not consider anyone but Purple Properties to do them. Very highly recommended.

Renovation description: Repair and re-shingle roof. Replace 3 skylights, new skylights are thermal energy efficient. Remove old insulation from the attic and provide high energy efficient substitute. Replace kitchen floor. Completely gut and remodel two bathrooms (guest bathroom and en-suite). Refinish and repaint banister and railing. Paint ceiling, walls, interior doors, and baseboards where required. Replace 4 exterior doors. Replace 5 under-counter pot-lights with pot-lights that use energy efficient LED bulbs.

Rowan and his group did a terrific job on our bathroom. They were punctual and professional. A pleasure to deal with for sure. They aren't the cheapest renovation company but you get what you pay for.
