Negotiated a price for painting a townhouse, pretty much top to bottom. Contract stated that extra coats, if required would be $100 - $200. The contractor was in the house twice before quoting. I would expect a professional painter to know their stuff and have a good sense for which rooms would require multiple quotes. The painter came back after getting part way through and indicated it would be about 20% higher. Not much choice in the matter ... pushed back but did not get anywhere. There were light and plug covers (a few) that had paint on them, and it was agreed that they could just "go away". My surprise when the job was done and I was going back to put the covers back and replace the ones that were needing replacement was to find out ... they were ALL thrown out.
I has asked, and was told by the painter, that the carpets and floors be cleaned when done .. she had stated that the place would be left "cleaner than when I showed up". She begged off cleaning the carpets as she ... could not find a vacuum.
I did a walk through before finalizing but did not notice small (quite small but there none the less) droplets on the counters and floors, and more on the oak railing on the stairs. Took me and another hired person about 2 hours to clean up ... the painter was out of town by this time, and the house was going on the market within days.
The real estate agent when walking through the house noticed the kitchen celing was splotchy. I contacted the painter to come in and redo this ... and did not hear back for about a week. Also asked about the colour codes for the bathrooms as I needed to touch them up as well (we had replaced the toilets after the painting was done). Did not hear back on that either for over a week. When I did hear back, nothing was mentioned about the kitchen, and I was promised the colour codes that night. Never got them, and the painter disappeared out of town again.
So, if you want:
- reasonable paint job
- a price that is SURE to go higher
- no follow up or communications after the job is done
- promises with nothing to back them up
- stupid decisions made on your behalf (like the switch covers)

I have NEVER posted something like this on a contractor before, but I have never been this upset with one before either ... after owning homes for over 25 years and having had lots of work done.
