After overall experience with our new build house I recommend to stay away from Losani. They had good guys in their team, who took care during construction process. But they all gone in August, as I was notified. Current guys are working for Losani but not for the end-customers.
Follow PDI issues is a nightmare. I am afraid what will happen with our 30 day Tarion. I was willing to write a very good review because of good experience during construction process. But I cannot do it now.
They promised and then they did not follow. Before our closing date and at the closing date they did something and it was fast and efficient. Right after the closing our situation changed from white to black.

They still have some managers who cares, but, looks, they don't have enough power to finalize/follow the issues.
I was patient I was waiting and expecting that Losani will do fix-up issues with our new house, but day by day, week by week I was getting only promises.
I am still hoping that our situation will be changed in near future. In this case I will update my review and give Losani more stars.
It is our first new build house. My opinion may be not adequate. May be it is overall issue with all new house builders.
Update: Today I've got call from Losani Warranty care top manager. He refused to fix our issue with Kitchen cabinets. He said that nothing wrong with them. But I have all email conversation between their design center and cabinets guys (it is clear there that our kitchen cabinets has issues with coating and they should be replaced).
Update 2: Finally, I received a call from the manager to setup meeting at our house and check together (with him and cabinet makers) our kitchen doors. I hope the issue will be resolved in proper manner.

The sales process was great but it was all down hill after that. Found out during our design center appointment a whole bunch of information that we were not aware of and sales failed to mention. They made multiple mistakes during construction luckily I was stopped by the site and advised them. Too many issues to talk about could go on forever.

Typical response from company to contact sales, obviously we have already gone that route and got no where.

I can only advice future customer that, please do not buy house from Losani. They are totally crap. They are forcing their customer to change their decision. Customer time is no matter for them. For quality, my foot. Nothing they give specific. Just regular material. Bad part is, they are never accepting their mistakes.

I have no worse words in my dictionary to speak for them. I cannot provide negative rating over here, otherwise, I will do that too.

Please beware to buy anything from Losani.

Losani Homes Ltd provided a very efficient and professional service for the entire duration of the construction to closing phase of our new home. They also have a very good after sales service.

First of all: all positive reviews haven’t been written by Losani’s purchasers. 4 families including myself purchased houses in Kitchener. And all of us will tell you the same: if you have any possibilities to buy the house from the other builder – do it! Losani homes don't care about you; they are super professional showmen (the Construction manager Gary was “fired” from Greenwater Site and in a year shows up on the Elmbank Site, then “fired” again, when problems and delays came). Losani homes are high trained in ly1ng. The employees are very creative making excuses. Losany Homes have the best lawyers – for your own money you will have no rights at all.

Sales - pleasant start but execution of agreement to purchase and sign off very disorganized. Drove to Kitchener from Hamilton to sign off only to find document not ready and still in Stoney Creek.
Pointed out to sales that they would not meet prescribed deadline so spent a couple of hours while their legal team made necessary changes. Tarion dates did not match actually sales and possession timeline.
Building - the Losani multi stage process collapsed whe we tried to get a viewing after framing. Where initially told it was against safety regulations. Sales was going to try and sneak us in?
Finally scheduled a meeting, drove to site from Hamilton and supervisor did not show up. Rescheduled. Enterred the second attempt to find several errors. Site supervisor did not have the updated change orders. Too copies of ours.
Move in - door gift wrapped and a nice basket of goodies.
Problems after move in
1. No internet or cable - waited 6 weeks for Rogers to come because fibre cable never installed to units.
2. Inquired numerous times that ordered gas lines for stove and bbq be installed. Not done on move in. They had to take half of garage ceiling down to complete.
3. Electrical connection but no plumbing for dishwasher. This was the situation for several of the units.
4. Brick was supplier of appliances. Absolutely would not assist in installation. Ended up hiring outside help for install.
5. Pot light change order never completed. Installed after move in.
6. Upper story deck not completed for 10 months before could be used.
7. Landscaping inappropriate for small area.
Losani as first Condominium corporation
Created each unit as a Parcel of Tied Land (POTL) Bylaws and Rules are the weakest possible in trying to ensure properties and neighbourhood is maintained at a desirable level.
Turnover meeting - many of the documents required for the turnover were not ready. Too date a shared facilities agreement between the several Corporations at this site is totally inadequate and will create future issues.
Be very careful before you buy a freehold townhouse from this builder. They have given no consideration to what their purchasers will be up against once the Condo Corporation is in the hands of the owners.

Losani homes don't take responsibilities for their mistakes;
they sell you products/upgrades and when something goes wrong with it, they always say "we already fired the employee that did this mistake..... or they create different excuses" .

We recently purchased a home in Binbrook from Losani. My wife and I are satisfied with the craftsmanship and the customer service. We have been contacted by various people from Losani making sure everything is fine with our home. Any issues we have had have been dealt with or are being dealt with through work orders and trades people. Overall our experience with this company has been great.

We purchased a Losani home from previous owners. The screen door was missing and Losani Homes was not obligated to replace it for us.We contacted Dale Trahan at customer service for help. We are grateful to Greg Kush for his understanding and providing us with a screen door at no charge.

Outstanding Service. Although some issues (what new home doesn't have them)...They have been Great. Their customer service Rep, Dale Trahan has been amazing in some testing situations. Always polite and looking to make things easier for us.

We are so happy with our new home and are so glad we chose Losani to build it!
