Sales - pleasant start but execution of agreement to purchase and sign off very disorganized. Drove to Kitchener from Hamilton to sign off only to find document not ready and still in Stoney Creek.
Pointed out to sales that they would not meet prescribed deadline so spent a couple of hours while their legal team made necessary changes. Tarion dates did not match actually sales and possession timeline.
Building - the Losani multi stage process collapsed whe we tried to get a viewing after framing. Where initially told it was against safety regulations. Sales was going to try and sneak us in?
Finally scheduled a meeting, drove to site from Hamilton and supervisor did not show up. Rescheduled. Enterred the second attempt to find several errors. Site supervisor did not have the updated change orders. Too copies of ours.
Move in - door gift wrapped and a nice basket of goodies.
Problems after move in
1. No internet or cable - waited 6 weeks for Rogers to come because fibre cable never installed to units.
2. Inquired numerous times that ordered gas lines for stove and bbq be installed. Not done on move in. They had to take half of garage ceiling down to complete.
3. Electrical connection but no plumbing for dishwasher. This was the situation for several of the units.
4. Brick was supplier of appliances. Absolutely would not assist in installation. Ended up hiring outside help for install.
5. Pot light change order never completed. Installed after move in.
6. Upper story deck not completed for 10 months before could be used.
7. Landscaping inappropriate for small area.
Losani as first Condominium corporation
Created each unit as a Parcel of Tied Land (POTL) Bylaws and Rules are the weakest possible in trying to ensure properties and neighbourhood is maintained at a desirable level.
Turnover meeting - many of the documents required for the turnover were not ready. Too date a shared facilities agreement between the several Corporations at this site is totally inadequate and will create future issues.
Be very careful before you buy a freehold townhouse from this builder. They have given no consideration to what their purchasers will be up against once the Condo Corporation is in the hands of the owners.

We opted for the freehold with common element style of condo as this is more popular with today's urban buyer and this helps keeps condo fees lower for homeowners.
