Sterling Homes Neighbour Nightmares

First off, my husband and I are sterling home owners...and also having a Sterling home being built beside our house.
The sales team, warranty, and contractors have been absolutely wonderful through the process of buying our SPEC home December 2015. Our issue however is with the construction side of things. Since Sterling has broken ground next door only two weeks ago we have had nothing but issues. First off, our lot had 4 feel of property away from the foundation, as well as the lot beside us having a four foot buffer space. We came home to a pamphlet on our door giving us the heads up that construction was beginning in the next couple of days and "sterling would respect our property". We thought this was a very proactive approach and appreciated it. However two days later my husband and I came home from work to find the four feet from our front door all the way along the side of our house down our backyard completely dug away. The landscaping we had completed in the front of the yard beginning to fall down into their construction site. We were never spoken to to get consent to not only enter our property but completely dig it away. After conversations with the site manager (whom I had to call), they agreed that yes, if we had a fence up, they wouldn't have touched over the property line. However not seeing a fence and only seeing top soil (which my husband and I paid to top up as well as plant bulbs in) they decided it was easier to dig away without respecting and staying off our property. 25 minutes later, all we are told is they would fix it in the spring. The following day we came home to now the construction fence completely overtop of our front yard garden landscaping including plants, with absolutely no phone call or door knock to ask for consent after the 25 minute conversation the previous day stating our lack of consent to disrupt our yard. We are beyond frustrated with the lack of respect of property lines and communication. I would no long EVER buy from a company that does not respect the properties around their building sites, lack of communication asking for permission to enter and disturb property, disrespect communication after multiple communications from one of their own customers.

Kinniburgh, Sterling Homes, Shawn Getty!

We purchased a sterling home strictly because of Shawn Getty. Throughout the entire process he was knowledgeable, pressure free and cared about the best fit for our family. The quality of Sterling Homes was proven during our walk through with the additional staff making our dream home perfect! Having them set up an anniversary surprise for my husband proves how over the top this company is- I'm beyond impressed with all the details that have gone above and beyond a home purchase. Thank you Shawn Getty for being a honest & real person. You truly have made this experience flawlessly easy with our decision on a Sterling Home in Kinniburgh :)

Lightsview home

I made contract with sterling homes in June 2014 for the construction to be started in November 14 but 9 months later started. It may takes another 4 months to finish. They looking for opportunity to bill you more. Never ever build with Sterling homes again. The salesman try every hard to convince & sign, once you sign forget about you and your home. I'm thinking to bring to attention of todaytonight or 7.30 report to get them learn.

Manning Village

I signed the contract with this company in October 2014 with many promises and hopes that the house will be done in 8 to 12 months. And yet, now is November 2015, the house is half done. And they are still promising with their humor "the build is in progress, should be done soon, everything is on track....etc". If you are looking to build a house with this company and the time is matter to you. I suggest that you should take my experience into consideration. Also, I can't say about the build quality yet, but i am sure it won't be any better than what I have been through so far,I have no idea what they done or what going to do with anything in the house yet. At this point, I don't really want to find out. Because you know what, once you paid and sign the contract. Nothing, absolutely nothing you can do to them if anything is not up to your desire level. So please, many other builder around, shop with your head clear, there are a lot better company than this one. Also, one thing that make me laugh so hard, right after you sign the contract. You will receive a survey which they want you to tell them how was your experience from the start of the contract to the end procession. Guess what genius, how do I know how is that experience if I haven't gotten my house yet. The survey is expired in 3 months if you are not complete it. Economy is down this year (2015), no one is buying house and yet, they still take their time to build it ( no, I didn't mean that using their time to get thing right, more like leaving the house idle for weeks before anything trade start working on there tasks). For example, we all know that concrete is required good weather to cast them. And yet, they just have to wait for all the good weather went pass and cast the concrete at the worst time possible of the year. So yes, please, if you need to buy a house in Manning Village, there are many contractor builders you can go with beside this company. I chose the wrong one so you don't have too.

Home build

We are almost at completion of building our new home and have had a wonderful experience largely due to the amazing customer service we had with Area Sales Manager, Shawn Getty. He was attentive to our every need and promptly answered all of our questions. From start to finish, he was honest, helpful and shared in the excitement of our new home by keeping us up to date with the progress that it was making. We are extremely happy with the final details of the home and the quality of the build, not to mention that timelines were maintained throughout the process without much or any delay. Purchasing a new home can be a stressful endeavor, but with the support and attention that we received with Sterling, it was a pleasurable experience and we would highly recommend to anyone who is thinking about building a new home to build with Sterling.

Built new home

Built a home with Sterling homes in kinniburgh Chestermere and found out on final blue print that we have a fire hydrant in our front yard. We have photos of the land and where the stakes were there was no fire hydrant. We are very upset because we need the street parking and with this we are unable to park in front of our home. $650,000 down the drain as we moved for one reason which was more parking. Area Salesman is a someone you can not trust so if you build in Kinniburgh with Sterling Homes, buyer beware. Sterling Homes has given us false information, there blue print drawing have Proposed Fire Hydrant and, when we questioned the area sales manager he said that there was no fire hydrant and wouldn't be. It is our understanding the the developer puts in the fire hydrants so Sterling knew this was there and failed to put that I their drawing. Do not trust the area sale manager as he is not honest.

New Home

We built almost 2 years ago and have to say how happy we are with our home and all the work that everyone at Sterling put into our home. We wanted so many changes and they delievered the best they could. They allowed us to to make as many changes with our home as we wanted and always gave us 110% with everything we needed (and we were needy). We had wonderful people in Sage Hill @ Sterling Turning our vision for our new home into exactly what we wanted. Anna, Kari, Rex.. Thank you!!

What could this company do to improve their services?
Sterling allows you to change EVERYTHING in your home, the problem is that it is hard to comminicate how to change it the same way you see it in your head. Maybe some more floor plan variations to show people?
Any advice to offer fellow homeowners facing a similar project?
Sterling is fantastic but just be prepaired to spend some time making sure that your changes are understoood by all the areas involved in building your house. They will do their best to get you what you want but if you change something, it could cause issues with something else, and there is just so much to remember that you may not always be on the same page. Appreciate that they are willing to do what you want, most builders wont.

Home build

Our home was built 15 years ago and we have had several years of water damage based issues. After trying various fixes, we started removing siding only to discover gaps in the tar paper, tar paper tucked under flashing or lower layers of tar paper, gaps in the plywood revealing insufficient insulation, etc. When I asked them to own their blatant poor workmanship in the initial build, reimburse $3000 of the $20 000 I have spent on repairs in the least year alone, as well as remove the siding on the remainder of the house and fix the other issues which are obviously a result of similar papering issues, they made excuses and I have not heard from them since. While I appreciate the New Home Warrantee period is over, it would appear they do not stand by their work unless they have to.

New home building delay

worst experience ever when try to buid a new home with them. It is almost a year from the contract signed, and they haven't start on it yet. I am paying interest on my LOC for the down payment everyday, and they just sitting on it. Never get any follow up from the sales even though they promise every time we meet them face to face... still waiting...
