Home built by Lincolnberg years ago

Had a house custom built in 1984 and we loved our house. We were first time home buyers and the only issues we had were insulation around the bay windows which did not show up for a few years but it was an easy fix to take off the casing and put insulation foam cord around them and replace the casing. I believe that bay windows are done differently in general now because I have not heard this happening in newer homes. Windows that are cantilevered have different needs that weren't addressed very well back in the 1980s. We moved out of that neighborhood years ago but recall how comfortable that house was and really enjoyed the nice big windows and appreciated the help we received with some of our custom ideas.

Home built wrong from the start, they refuse to take responsibility

We have had an absolutely terrible experience dealing with Lincolnberg Homes so far. My home is only 5 years old and already has a huge mold problem in the basement. This is due to the Insulation and Vapor Barrier in our basement being installed incorrectly when they built it. We opened a case with the New Home Warranty program who immediately denied our case. We escalated our issue to the complaints officer who directed us to the Lincolnberg Service Manager. After weeks of emailing back and forth, we were finally able to convince them to come to our house to check out the problem firsthand.

The Service Manager came to our home and looked at the issue. They admitted that the mold is an issue and clearly not something that happened overnight. He inspected the Insulation and Vapor Barrier and informed me that the problem we are facing is due to frost forming in the upper rim joist and on warmer days it is melting down causing moisture behind the insulation. The Vapor Barrier was not installed with tacking or acoustical seal; meaning the red tape used to hold the vapor barrier up was not properly sealed. This is where the air was getting into the area and causing mold to form from all the previously mentioned moisture.

He then went on to inform me that five years ago, tacking and acoustical seal was not required to "meet code" on new builds, so they will not take responsibility for that... even though that's a defect that is the root cause of the issue. The mold has clearly been forming since the house was built, and the moisture is so bad it has now caused parts of our upper rim joist to rot out.

He then asked why my home inspector was unable to locate this problem before we purchased the house. I explained that this is a latent defect (a fault in the property that could not have been discovered by a reasonably thorough inspection before the sale) since it was hidden behind our vapor barrier and insulation. He doesn't have the authority to rip down the vapor barrier to search for mold/rotted wood in hidden spots.

Thirdly, he put a lot of the blame on the previous owners for 'Using too much moisture in their cooking.' This is where I really started to question some of the things that they were telling me. For such a new home, cooking too many soups (if they even did) shouldn't lead to this big of a problem so soon if it was built/insulated correctly.

Lincolnberg refused to take ownership of the problem and is constantly passing blame to others. I have never experienced such unprofessional service from a company that prides itself on it.

We are now facing a $3800 repair bill for mold remediation alone, and that bill will grow with having to replace the rotted wood, spray foam insulation on the upper rim joist, and re-install insulation and vapor barrier.

I fear that since 6 houses on my block were built by the same company at the exact same time, this issue is something that will affect more than just my family. Lincolnberg is a big player in the industry and if this is the standard they hold their newer builds up to, there needs to be some major re-consideration on how the city approves their new homes.

Brand New Duplex

Right from Sales to Head Office.
Drive way and and backyard drawing were hided,
Broken Granite in one of the washroom instead of replacement it was repaired and now is getting pale. Drive way , passage , basement all over cracked. Wrong slope of Garage melted water from garage door become a swimming pool in garage every winter and eventually all flooring cement has come off and broken. no of other repair were construed for years. but they charged interest for a week delay of mortgage.

Best service

This is my first time to own a house , English not my first language but really satisfied with this company
The best service always come fast !
Kent is the agent I dealing with , he had so much patient before and after I pay the money . I forgot how many times I been to show home to ask him questions

they made such a wonderful experience having my first house in Canada .

Owning a Lincolnberg Home (Edmonton) - Review

Good builder. Reliable and responsible. Well planned construction approach. Uses quality construction material. Communicates timely and appropriately. Good post-delivery service - attends promptly to any issues. Definitely recommend Lincolnberg for home purchase.

Electrical caught fire

Well don't buy Lincolnberg. That's it. A light installed by lincolnberg owned electriton caught fire due to faulty installation. My shower is leaking water through floor tiles-installed by Lincolnberg owned plumbers. This company is a complete waste of your time and money. The workmanship is that of a three year old child-no offense at all to three year old children. When Lincolnberg shows up to service calls you will find yourself asking why did I bother calling them. They always say it's to code. It's on fire!!! It can't be to code. Anyway, I happily pay other companies to fix Lincolnbergs shortcomings. It's amazing the difference in quality no matter who you call. I HIGHLY recommend paying for an independent house inspection prior to your 6 month walk through (if you have already made the mistake of purchasing from lincolnberg). I may have caught costly plumbing and electrical errors made by lincolnberg.

House purchase

My husband and i built our first house with lincolnberg back in 2012. I have to say that i am very disappointed with the quality of the quality of the house specifically the dark ingineered floor installed on my main floor. They are cheap and show foot print everytine We step on them. We have never been able to enjoy this house ever since we took possession of it .It has been nothing but. a nightmare. We have to Mop these floors several times throughout the day. We feel taken advantage of. I would not recommend this company based on my experience nor will i ever buy another house from them. If you are going to buy or build a house with lincolnberg, be aware that you will end up with a cheap house at the end.

New Home Build

I recently bought a new home from Lincolnberg, and I could not be happier with my house and the service that I received. My experience right from the sale in the showhome with Marie to how I was treated by all the field staff was great. They all addressed any concerns that we had and put our minds at ease so the whole process was very easy. Even now being 6 months later we had a concern and Don and Kathy contacted us and helped solve the issue! We would definitely buy another home from Lincolnberg!

New Home Build

Lincolnberg is the most amazing home builder in Edmonton.
Dean the sale person in the showhome was great.
He still stays in touch long after possession.
The design department was great to customize our duplex to how we wanted it.
We got the site supers number which is unheard of. Whether we called at 7 in the morning or 7 in the evening, we had immediate communication.
We still get great service and communication long after possession and our one year anniversay.
Lincolnberg Master Builder will be our builder of choice for our next home, and will be recommended to all our friends and family.
