Expect your condo fees to more than double after the first year as their estimate is rubbish.

Things were very smooth in the beginning - emails responded to, calls answered, it was great. Fast forward to about a year after signing our purchase agreement, when they needed more time to sell units. This wouldn't have been an issue if they didn't inflate their prices to the point of pure greed, only to have reduced prices twice, amounting to $85,000 less than originally posted per unit. Luckily, we were given the opportunity to terminate the agreement early, and get our deposit back as the outlook didn't seem like a positive one . Paperwork was signed, and we waited for 15 days for someone to acknowledge our numerous communication attempts. It's sad to see how quickly a builder's service changes when you can no longer make them money. I strongly encourage all future purchasers to be cautious of doing work with this builder - judging from other reviewers who have completed projects with them, the finished product seems to bring a new wave of issues. Beware!

We purchased one of the condo's to be built at Valley Farm Road and Hwy 2 in Pickering.
Occupancy date was originally June 30, 2016
Latest estimate is Nov. 2018 but Marshall can delay another 120 days without penalty
I'd only recommend this company if you don't really need the home you bought.

You will want to avoid this builder at all costs. The home is of very poor craftsmanship, cheaper materials swapped for the originally agreed upon quality materials, bad design, basement and window leaks, plumbing issues, duct work incorrectly installed and generally rushed work. Their customer service amounts to ignored e-mails and voice mails and only after threatening to go to Tarion do they show up at your door. I'm a 2nd time Marshall Home purchaser and I will never make the same mistake again. I'm out of pocket several thousand dollars paying for repairs that I can't trust them to do.

Marshall Homes very poor construction quality, no house wrap under the siding! leaking anywhere, shower freezing in winter, poor heating system, window not installed correctly, and more importantly the townhouse built on garbage field, we found garbage in the backyard soil. it is very unhealthy home.

house purchased in 2004, such poor construction we had to replace siding, fix leaks due to improper installation of product, re-install heating system and roof will have to be replaced due to poor quality of product. Would never recommend this builder

Nothing really works, doors not hung square, windows, nail heads are rusty on front door. Repair have not been looked at for over 1 year.
