Escartment Estates Grimsby

I wish I would have read the reviews on this site before I bought from Landmart Homes. Everything you hear is entirety true and I have only owned the home for a couple of weeks. This builder came recommended to us from a friend who is a tradesman for the company, he did me no favor. The others who commented on the fact that all they want to do is close the house no matter the condition is absolutely correct. When we went for our final walk through tradesmen were still sanding painting and cleaning. We were horrified that we were presented with a house in this state. Especially when to this point everyone we dealt with were so nice and only had wonderful things to say about Landmart and the site supervisor. During the walk through I was assured that the issues would be taking care of, so at my expense I decided to change the deliveries of my furniture and appliances and made arrangements to stay out of the home for an extra week. The site super Ryan showed up once for about 15 mins said a service person would be there that day its been 10 days and no one has shown up. My displeasure seems petty as I read through the comments and see that I guess no one will show up for a very long time. As home owners we have no leverage once we give Landmart the money. I would never recommend this builder to anyone, If I had a vote I would vote to have there home builders license taken from them. I can't even lock my back door which has to be remove and a new patio door has to be installed. I have a patio door with a screen track on my front door. The poor workmanship is extremely evident throughout the house. We went with builder hardwood which is scratched throughout the house. I should have done the hardwood on my own it would have been half the price and not damaged. Please if you are considering Landmart ask the people that you speak to before you buy if they ever contact a home owner once they have moved in to receive comment on if they are happy, If they say yes ask if you can personally talk to this person and if they are not related to the home builder they must be paid to be untruthful. I actually called the person I dealt with at the Decor center, and over the phone she expressed how bad she felt with all the problems we were having. She even said she would talk to the construction manager about our concerns. I have yet to receive a call back. Believe me when I say she doesn't care, the construction manager doesn't care, this company doesn't care. Buyer Beware.

LandMart Penny Lane

From the beginning this builder has been atrocious. My wife and I purchased our first home together and we knew it would be tough, we knew there would be mud and errors to be fixed however the level of pure incompetence and lack of empathy on the part of the builder has been beyond what any reasonable person could have foreseen.

The actual staff at the decor center were accommodating enough and strived hard to please the individuals they work with.

The construction process is where all the issues begin. The project manager at their head office refuses to keep a watch on the many different superintendents this site has had (over 3 in one year). When we built our house and had scheduled walkthroughs the builder would simply not show up; which was nice because my wife and I left our jobs where we are paid hourly to accommodate them.

Our pre-boarding (before drywall goes up) inspection to ensure that all the right conduits are in the right place, and that they have put all the extras in the right place was not cancelled however. They simply installed the drywall before you could be sure that insulation and everything behind it was installed properly (spoiler alert!: it wasn't!). The imbecile that couldn't read plans installed ALL our outlets on the wrong side of the townhouse (they were given a generic plan where the stairs were on the right side of the house and we were to show them in which rooms we wanted to run Cat 5, Cable and Phone lines. Our house did not follow the generic plan we completed the layout on so the builder said "oh it looks like this should be on either the right or left side of the house. When I confronted the superintendent at the time he said it was correct, then I pointed out my kitchen and stairs were on the wrong side of the house he said "oh, ok we will fix the outlets"... They installed everything backwards! The office wiring in the bedroom, the conduit, which we paid extra for behind the tv ($375 for a conduit!!! and it wasn't even placed in the right spot) was on the wrong side.

This would be our smallest issue, the builder had contacted our lawyer and said that we accepted the house! The house was not complete!!! We had a moving truck, friends who had taken time off before the holidays, and rentals that had to be returned for moving! The cabinets were not installed, the cabinet covers were not installed! The sink was not installed, the countertop was not installed, the stairs were unfinished, the caulking around the door was not done (all outside doors!), the washroom floor upstairs was not done, the vanity was not installed, the wiring of the kitchen lights was wrong and we hadn't had a final plumbing inspection so none of the shower heads were installed. But hey, "legally" they told us "for occupancy, we only need to give you a toilet and a sink" . I am not even half way through my list, the builder told our lawyers that we had accepted our home, took our money without us agreeing to the pathetic state the house was in and then they had no hurry to finish the product... but hey... we got a backsplash in lieu of our headaches. The best part when they installed the backsplash, the tile guys didn't want to work outside (brrr cold), they cut all the tiles in the house, caking thick dust everywhere! NO REPERCUSSIONS! After all this complaining, and if you do not complain they will NOT take initiative to fix your issues, they offered us dinner on them. So we went out for a nice dinner, submitted the receipt... you can see where this is going right? It took MONTHS for them to reimburse us.

I beg you honestly and from the bottom of my heart do not build with Landmart. They are genuinely terribly people who are smart enough to know the dirt they are dragging their customers through (literally).

Its been over 1 year, only 5 deficiencies have been completed of 100 and we have to file for conciliation.

I would like to talk to my neighbours about anything other then how much we all detest the builder.

Do not support this, try another builder, they may bad but they cannot possibly be this pathetic. Please do not build here. Don't take my word for it, when driving the subdivision ask anyone, do your research. We should have done more and we wish we never bought our house.

Also I thought it was funny how their score was higher than it should be so I read the comments of the outliers, One comment below that scored an 8/10 was written by a Jamie F... weird, when calling to complain at Landmart they refer me to a Jamie Farrauto... I'm sure there is no connection there.

Terrible customer service from start to finish. I would advise anyone against purchasing a home from landmart.
We had read the reviews prior to purchasing but were lured in by the sales team (who are actually very nice). From that moment on it has been nothing but disappointment and frustration.
Too many issues to list.
Yes, we can attest to the fact that the workers use your basement as a toilet while construction is taking place. We have the pictures to prove it.
Every negative review you have read is accurate. After moving in and speaking with neighbours, there has not been one smooth transaction.
No one in the office will speak to you or address any concerns that you have...and we aren't talking about minor issues.
DO NOT BUY!

New house-penny lane

Exposed electrical that no one has come in to take care of since we've moved in?? That's 4.5 months worth of danger for myself and my family. That one pot light has never worked.
The stairs are supposed to have square spindles with a square post... Oh and stained, of course, yet Landmart doesn't seem interested in fixing any of these mistakes.
And yes, that's missing grout in that final picture... These are just SOME of he issues I've had, and not one of them have been addressed.
The builder cares only about closing the house, and receiving your hard earned money, because any calls/emails thereafter are ignored. I speak on behalf of most of the neighbours on my street when I say that Landmart service is extremely poor. I would recommend to any new buyer to avoid signing anything or taking the keys until all issues are dealt with, otherwise it'll turn into a headache-inducing wild goose chase...

New Home

We moved into our Landmart home in 2013 and have been here a year. Still numerous outstanding issues dating back to initial move in. Over the last year numerous times contractors were no shows and Landmart representatives attend for an hour or so then leave without notice. You are constantly left dissatisfied, frustrated, and most of all helpless. We just recently noticed there was no caulking on a main house window which had a 1-2 inch gap stretching about 9 feet. I had it repaired at my own expense and Landmart has no arranged for anyone to come over and inspect water damage into the home as a result. I found that once I moved in Landmart showed no interest in the numerous defects and overall poor workmanship. They have terrible customer service and only cares about your satisfaction up until you move in. I would not be in a rush to recommend them to anyone. Landmart has still not put sod down for a few houses on our street almost a year after move-in. Another builder on the street felt bad for them and completed it for them at their own expense.

Repairs

We bought a new home from Landmart homes in 2011, Just recently we had our one year, for the company to come in to fix certain things the builders did not complete properly. We had two days scheduled for the Landmart service repairmen to come in. When they came, they spent a majority of the time trying to talk us out of doing any work, their day consisted of long breaks two 1hr breaks and a 45 min break. By the second day one serviceman came, he was supposed to come at 8am but decided to come at 9am, he refused to do any work saying its not necessary,he gave attitude and decided to leave early. Overall I am very unsatisfied with Landmart Homes as they don't full fill anything they say, they love to give the round around to avoid doing any work. I took days off work and barely anything got done and the work that did get done corners were cut behind our backs. I would never recommend this builder to anyone as they put on a show that the customer is number one but in reality they don't care at all.

Landmarthomes - Escarpment Estates lot 57

Nice design, garbage built. Complete lack of supervision on site leading to water damage, finished the interior space before finishing roofing; sub-floors with mounds of glue and drywall compound stuck to them after sanding; carpet installed before walls were finished and painted; workers doing all kinds of bathroom duties in basement; nobody cleaning up after themselves leaving garbage and debris everywhere. Complete disaster and many neighbors to verify the same stories.

New House

My sister purchased a Landmart house in 2010. Her family was very happy with the house. She recommended me to buy one from Landmart. I've been at her house several times so I know how good her house is. I finally bought one in 2012 and the closing was October 2013. Then, the disappointment began......

I agree with a comment that they're too rushed to finish the house and didn't take care of details. Just ensure that the closing was not delayed. Missing shower door or granite countertop is common on closing day. We found lower quality of material and work (especially wood related) when compared with my sister’s house. Also, when you see how perfect model homes are (I’m not talking about decor/staging) you will not see same quality when you really buy one. Dents, scratches, glue, and rough surface are on staircase, rail, and hardwood floor.
I have double door entrance. The left side is for regular entry. The right one can be open for big furniture/major appliance move in. The right one is fixed with 2 brackets and doesn’t have levers on top and bottom. You have to unscrew brackets to open the door!

Two issues on PDI are carpet damage (about 12” long) on loft and hardwood scratches all over main floor. It took them almost 4 months to approve the replacement, both carpet (entire loft) and hardwood (entire main floor). Furniture couldn’t be moved in because they would be blamed for damages. When they reinstalled hardwood floor, I just knew that hardwood is engineered hardwood instead of solid hardwood. I don’t know if it’s common but quite surprising.

My washer and dryer were delivered in December 2013. The laundry room is on second floor so there is a curve to protect overflow. The thing is distance between the wall and the curve is too narrow that machines couldn’t fit it. After reporting, they responded that it’s standard size, they never heard this problem before, and my machines are too big!!! I went back to the store and couldn’t find any machines to fit in the laundry space. I went to model home to measure the laundry area (my house is same model as one of the model homes). It’s bigger than mine. Then, the repair was finally approved and done in March 2014. They are unable to fix the problems within reasonable time. It's difficult to communicate and get response from them. And, you have to fight for it.......

In January 2014, I found flooding in basement (carpet finished by Landmart). Sum pump stopped working due to dirt/stone which were not cleaned after construction. It took 4 weeks to replace underpad (not the carpet) and 6 weeks to clean the carpet.....

Finally, my house has open to below from second floor to main floor so I upgraded the structure to “open to below” (from main floor to basement) to create openness between all levels. It costs over $10,000 but turns out to be “open staircase”. The floor is not open to lower basement! The agreement was MISLEADING. I don’t know how this mistake happened. So far, they refused to do anything about it. I requested to meet with Landmart owner few times but requests were ignored.....

After you submit 30-day form, builder has 4 months to fix your problems. You will have about 5-month frustrating period. Landmart waited until last month to resolve the issues. 5 months after the closing date, you can report to Tarion for inspection.

My suggestion is there should have been a regulation to hold 3 - 5% of purchase price. It will be paid off when all major issues are resolved and buyers are satisfied.

I saw couple negative reviews on Landmart’s facebook last week but there is no option to do it anymore! They must be deleted. Landmart always keep good review on their website and facebook page. This must be the best place to share my experience with Landmart.

Good things about Landmart are design of the house and serviceman who look after minor repairs.

Penny lane Estates

I purchase a home from landmart in 2011 and have just purchase another home from them. They are a great builder and I have had great experiences with all people involved !!
I do understand that with all companies that are very large in scale you cannot possibly expect to have things turn out perfect all the time.... I work for my family business in the steel industry and although we strive to do our very best we get a lot customers that are very inpatient and not able to understand that there are so many customers involved that with great big numbers comes huge responsibilities and an increased amount of stress as well. We have to keep in mind that a little bit of patience goes a long way. Yes i agree that we have all spent a lot of money on investing into our beautiful homes and yes i agree that we want everything to be perfect but in most circumstances that may not be the case...I have had my share of issues after my home was built but I know that Landmart and its employees are extremely very busy and yes it make take some time to get things going but all of my issues are being resolved and i appreciate Landmart for not forgetting about me after i closed my house. My experiences with Landmart has been a very good one and I had an even better time at the decor Boutique the second time around... !! So please be patient and kind and understanding, Give Landmart a chance to come through for you because they will. They are a great builder and if they are building Condos in Burlington in the next 5-10 years i am buying from them again !!! lol
