First, they never gave me the 35 day to possession letter they are supposed to send. They called me a week before possession to tell me the date. They moved the possession date, but again did not send the letter on time. I called and emailed several people at Rohit over the course of days. Nobody answered the calls, responded to the voicemails, or responded to the emails. I got the letter a week late with my name spelled wrong. I called and emailed again over the course of days with no response. I finally got a hold of someone and got the letter a week late. The letter states that I would be charged penalties for a late possession even if Rohit sent the letter late. After possession, I realized they left a metal ramp on my driveway (the ramp that is supposed to go on the yard before landscaping). I called and emailed over the course of days. They responded late, without enough information, and never followed up (despite me asking for a follow up multiple times). I couldn't park on my own property. After a week I got fed up with the lack of communication and took apart the ramp myself. Then the ramp installers finally showed up and said they kept telling Rohit they can't put the ramp there, but they wouldn't listen. They also said installing a ramp there can damage the driveway, as they told Rohit. Rohit refuses to look into who made that decision or why, or issue a proper apology beyond "for any inconvenience". There was a thick layer of ice under the ramp (the ramp prevented it from melting). My driveway was covered with metal shards, screws, and nails, and many of them were stuck in the ice. Rohit insists this is a normal part of winter possession. They also refused to clean it because breaking the ice would "void the warranty" of the driveway. They told me I couldn't even clean it myself because it would voice the warranty. When the ice melted, I cleaned it myself. They never followed up even though it was their mess. There was a giant pile of construction waste on my yard spanning almost the entire width. They refused to do anything for weeks. Then, the one day it snowed heavily, the site supervisor came and took a picture when it was covered with snow and said there was "nothing there". During my one month review, I pointed it out because the snow melted again. When they finally cleaned it up much later, they left the base of the pile. I had to make them come back to finish the job. They also tracked mud all over my driveway. I made them come sweep it before I drove over it. During my possession walkthrough, I pointed out a scratch on the window. They confirmed it was a scratch and recorded it in their form. When I brought it up later, I was told that conversation never happened. When I forwarded the form sent to me by a Rohit employee they said they just didn't have that form until I forwarded it. Since I moved in, people contracted by Rohit have been blocking my driveway with their vehicles. Once they blocked my driveway overnight with a trailer. When I complained, Rohit said they monitored who is parking in front of my house and it is not Rohit. Then I sent them pictures. So this was the third time they insisted something didn't happen only to be proven wrong. Their response was that because the street is technically publicly parking, they don't care and won't event attempt to ask the contractors not to block driveways. So they don't communicate properly if at all, deny things happened when they did (and refuse to look into it properly), then deny responsibility when they are proven wrong. Update: I noticed they only ask homebuyers to leave a review on Google/Homestars if they say they are satisfied with how a ticket was resolved (and not if they say they are unsatisfied). So they are trying to artificially skew reviews towards only positive ones. That should tell you how much faith they have in their own service. I have also not heard back from the multiple times I sent them feedback.
