I had small improvements to make to two basement apartments to prepare them for rental. The project manager Ilia assured me we could do all my requested work within budget. He quoted me a price of $28k on estimate. When it came time to sign the contract, he had increased the price to $43k. I cut the majority of the work from the contract to fit it into my budget.

The work was done in a timely manner, and any issues that came up, the team had solutions for. I was happy with the way the work was performed.

Towards the end of the job I checked in with Ilia around the painting portion. Even though we had agreed that the entire living space of both apartments would be printed, and this was stated in our contract, Ilia insisted that ceilings were not to be included in the work. He asked for a price increase to complete the work. Ilia had also charged me nearly $1000 for the providing of a disposal bin for any debris. This was never provided, the work debris was left in the apartments during the job, and after the completion of the job much of the waste was left on site, including waste like a toilet and door that had been replaced that were simply dragged out to the curb. Ilia refused to waive this fee, despite never providing the service.

X-Po provided me with good contractors who performed good work. The management of the project, and in particular details around pricing, were unprofessional at best and predatory at worst. I would not recommend using this company.
