Knockdown Texture

I'm revising my review once again, as I just saw MKZ's response, and it's been one and a half years since they finished the job.

While I appreciate their explanation for the defective areas and understand that the original ceiling could have had some imperfections, it still doesn't justify why most of the applied texture isn't of the same quality as the knockdown texture of my previous place and other homes I've visited. It's not simply a matter of some areas looking busier than others; the texture seems of lower quality in comparison to what I consider a typical knockdown texture. Could that be because our ceiling is too old (1998)? I don't really know.

I could be mistaken, but I still believe that poor craftsmanship and the need to rush out the job were the main issues. In my opinion, the final result could have looked much better if the workers had taken their time to ensure that the texture was as smooth as possible.

I agree that I should have communicated these concerns earlier, but it took me around two months to start noticing these problems, as we didn't move in immediately, and the contract stated that I had only one month to request final touch ups.

The job was completed in May 2022, and last month, November 2023, we started seeing cracks in the bathroom and the texture is becoming loose in some areas. Not even two years in and I will already have to hire someone to fix it. But let me guess, it must be my fault or the ceiling's fault, right?

Hi Jafar, thanks for updating your review and sharing this with potential customers of ours. We have to say that your ceiling was a renovation job and was an existing popcorn texture that we have removed and replaced with a knockdown texture. lets break it down a bit!

When we do the popcorn removal, we scrape all of it off. We are then left with your existing ceiling that was dated and taped by others. We spray 1 coat of latex primer and then we apply the new knockdown texture on your existing ceiling. Most of your pictures that you have shared with us, are existing deficiencies that was hidden by the heavy popcorn. Lets remind everyone that texture is meant to hide all deficiencies and imperfections, like the existing indents that you show in the few pictures of yours.

if you see some busier area in the knockdown texture then the rest of your ceilings, like some of your pictures, that would be for the simple reason that some areas of your ceilings are lower than others. After we sprayed the product onto the ceilings, we use a trowel to "knockdown" the splatters. We apply the same amount of pressure throughout. If the ceiling is lower in some areas, a busier splatter location will appear. Nothing we can do upon application. they can be fixed afterwards although, upon request.

as for the paint that was removed upon removal from the protective plastic sheetings on your walls, all that was specified in our Terms & Conditions you have read and signed upon. Here what we have exactly written in your approved T&Cs from your contract :

*** (when applicable) Proper tape is used to hold in place wall covering on all finished walls to prevent damages when taken down. There are some instances where some paint may come off when careful removal is happening. MKZ Const. will not be held responsible for any damage that may occur. Extra fees will apply for MKZ to repair***

For the staples, it can happen that we miss a few upon removal. I do remember telling me this over the phone. I offered to come by myself to do the removal and you have turned it down, saying you were able to do it since there was only a few. It is to bad that you now bring this as a concern when I offered to take care of them myself.

on top of that, to be fair, never once you have reached out to us to complain about them locations that was problematic to you. We would have come and fixed them in no time. There is a reason why we have a high score and a great reputation. MKZ takes care of their customers and pride in our work. We are all humans and can make mistakes. they can always be fixed.

It is sad that you have changed your score rating and reviews without approaching us about your concerns. We would have been there, to take care of them all!

We have been around for a long time. Our high rating on Google and on HomeStars shows that we are reliable, professional and that our quality is always there. Perhaps you didn't do your research correctly about what a look of a textured might be. No textured ceilings are the same nor can be compared. It is man made and sprayed with a machine mixed with air. It's meant to be inconsistent. I have done my own inspection and nothing was wrong other than our staples left behind. The quality was as it should . If any texture is lifting that would be due to moisture/humidity. Not the workmanship.

It is okay for you to express yourself on how you feel about our company and finished product. We all take this as a constructive feedback. I hope you have a better rest of your day Boss.

Knockdown Texture

I hired MKZ Construction in April 2022 to do a knockdown texture in a recently purchased house. 

The price was competitive, Max offered great customer service, and said they could apply the texture to a very high ceiling section where other companies said they wouldn't do it because it was too hard to reach.

This, added to their proclaimed years of experience in the industry and their Instagram photos of previously done jobs, convinced me MKZ was the best company to do this work. 

Unfortunately, things didn't turn out as expected. 

On the first day, another company's crew showed up, Abbot Texturing. MKZ didn't disclose at any moment that the job would be outsourced. It got me by surprise, but the workers showed up on time and were very polite and professional, so I trusted that they would do a good job.

Two guys were able to finish the job in only six hours and my first impression was that they did a great job, but compared to popcorn texture anything looks good, and it takes time for you to rate this kind of job, as you need to look at the ceiling at different times of the day because of light variations. I didn't move into the house until June 1st, it was only then that I started noticing the poor quality of the job.

My expectation was that the texture would have the same quality as shown in MKZ's Instagram photos, which was very similar to the knockdown texture of my previous place. Unfortunately, it's very far from it, and I now regret spending almost $5,000 on this (see photos). 

Added to that, the tape they used to attach the plastic covers pulled the paint off all walls and the finishing crew didn't bother to patch that, as well as many staple holes across the house. Fortunately, I was the one doing the painting, otherwise it would cost a few hundred dollars more to have the painters do all this patching (it took me hours to finish). 

The only reason I'm giving two stars is because of Max's customer service, before and after the job was done. Based solely on the quality of the job done, I would give one star.
