We hired Two Brothers to do a two membrane torch down on a flat 2/12 roof. There really is nothing that was done correctly.
The major problem is that they didn’t properly and fully torch down the rolked roofing. Within 3 months of installation the roofing has started to wrinkle and buckle up. (Photo 1) Other roofers have told me within a few seasons the roof will crack on the high points, and then it will leak.
There really is no easy way unfortunately to repair this shoddy workmanship. The buckled roof cannot be lifted off and reapplied as it will remove the entire plywood sheathing of the house with it.
They also installed wrong vent for a bathroom exhaust fan (photo 2). It shouldn’t be plastic. They couldn’t torch this down so they just stuck it on with roofing tar. They also didn’t install the proper pipe flange for the plumbing system (photo 3). I argued with their roofers before they installed it that this metal flange was not correct, and they insisted it could work (its for stove pipe or something), and i have been proved right. We are having to get another roofing company in to replace these.
To make matters worse the owner is extremely rude and disrespectful to not only to me, but to my plumber who was telling him the correct high dome flashing he should have installed. And he left nails and broken shingles all over my property and the neighbours roof when they finished their work.
