Have used Pro Spec Countless Times

I am a real estate agent in Calgary and have been using Tate & Judy at Pro Spec for the past 8 years. I have also used them for 2 of my own properties. I love supporting a small family business and I have probably sent them over 100 people over the years. I consistently receive positive feedback, and I am confident when I send a client that they will be handled with care and professionalism. I have used many home inspectors and read hundreds of inspections. I appreciate Tate's real world advice and his realistic approach to home inspecting. Home Inspection done efficiently and well!

As first time home buyers, my fiance and I did not know a lot about what we needed to look and watch out for, but Tate was extremely efficient on walking us through his inspection and letting us know what he found. He made recommendations on things we could change/fix in the coming years and was very thorough with his search. Aside from the actual inspection, Tate was incredibly friendly and personable, and we enjoyed chatting with him during our inspection appointment. The booking process was also quick and simple, and were responded to very quickly.
He was so excited for us as new homeowners and we are so happy we chose Pro Spec Home Inspections!

Downplayed an Issue

At the time of inspection, we were very happy with Tate's inspection. However, my husband and I are first-time homebuyers and feel that we have been misled. Tate very casually told us that our house has poly b plumbing and that there was no rush to replace it, but that we could do it when we replace the hot water heater. He told us insurance companies would not like poly b, but he failed to disclose that a majority of insurance companies will not insure your home with poly b and that selling a house with poly b would be very difficult. We are now stuck replacing the poly b many years before we thought was necessary. This is an unexpected and expensive cost. We feel that this should have been a red flag that he pointed out to us, but was not. It would have been helpful to have explained to us what poly b plumbing is and the risks of it. If he would have alerted us, we could have negotiated a discount with the sellers.

Insurance companies have made it more difficult for those of us that have Poly B water lines just in the past few weeks. Annas' inspection was a few months ago. We talked at length in the unfinished basement about the Poly B, with their realtor present. I told them to replace the piping before or during their basement development, ideally at the same time as the old water heaters. She can ask her realtor if they could have negotiated anything.

Home Inspection

I am a Realtor and have been to hundreds of home inspections in the past 26 years with Tate Mackenzie from Pro-Spec Home Inspections. I give a list of 3 inspectors to my buyer clients and they choose who to use. My wife and I recently bought an older home, September 2020, in need of a major renovation. Tate was the inspector we chose to use and were very happy with his inspection. Tate has experience in the house building industry and understands from the ground up how a house works, foundation, heating, electrical, drainage etc. It is normal for me to arrive 10 minutes early for an inspection to find Tate already there getting ready to inspect the exterior of the property where it all begins. Tate is a trusted veteran of the home inspection industry and one of the few to carry Historical Home Inspection accreditation.

Home inspection

Inspection of a house that was about 2 years old.

The guy missed zero ventilation in attic, dissimilar metals in boiler system, extremely sloppy build and wiring of boiler, minor code violations regarding wire, code violation regarding position of backflow valve for water to boiler system. None of this stuff was hidden.

It cost me about $6K to fix all these problems.

Don't use this guy, and don't use an inspector whose name you got from your realto.

The report indicates venting in the attic. Building code compliance is not in standards of practice for home inspectors. We contacted you directly to arrange a site visit to address your concerns and you would not deal with us directly.

Home inspection

Tate was early for the inspection, very thorough, and provided excellent recommendations for both major and minor renovations of the home. He was very easy to get along with, and easy to approach and ask questions. He provided rough cost values for renovations as well which is great information to know. Would highly recommend going with Pro-Spec!

Home Buyers Beware - Company does not stand behind their inspection

Tate did a home inspection for us about 3 months ago. At the end of the inspection he gave us a couple things that he suggested we fix up. Given that these were minor fix ups, we bought the house. Two months into living in this house and we have found black mold, decomposed cabinets walls and rotten floor boards beneath the dishwasher.

We do recongnise the limitations of an inspection (inspectors cannot move appliances), can only use visual cues and tools at their disposal such as moisture meters to detect any issues ect. However, we became aware of this leak by visual inspection 3 months later. By running the dishwasher we were able to see that it was leaking from underneath (Tate ran the dishwasher during the inspection but did not look under) and by looking at the basement, we could also see that there were stains on the roof and floor that had been missed by Tate. Additionally, there was a paper towel underneath the dishwasher meaning the previous owners knew about this, implying that this was there during our inspection. We have since had another inspector come in and let us know that given the condition, this has been there much longer than three months.

We know that things can get missed in an inspection, and contacted Tate to let him know what we found. Unfortunately, Tate took no responsibility for missing this, and is not willing to take any actions to fix his mistake.

Given that such a huge problem was missed, I would not recommend this company to anyone wanting a reliable or dependable home inspector.

We understand Nubia is upset. There are many unknown factors regarding the leaking dishwasher. It had to be pulled out to find the homeowners had put a towel down. Perhaps they did not use the dishwasher prior to selling..we don't know. Inspections are not warranties and defects that are visual only at the time of inspection and not several months later can be reported.

Home Inspection

Tate came to the home inspection on time and was of great assistance. He was very thorough and detailed in his inspection and knew what to look for. He gave great recommendations on who to talk to for services in the future and we will definitely contact him again if we need another home inspection.

Great service from receptionist to inspector!! Tate with Pro Spec is fantastic to deal with. Very thorough and efficient inspection. We will definitely use this company for any of our inspection needs in the future.

Townhouse Inspection
