Thank you very much for your extremely thorough and comprehensive report. Not only did you find issues that, apparently, previous inspectors had overlooked; you explained each one clearly and simply, complete with photos and related diagrams. On top of all that, you were pleasant and engaging.
Your inspection will likely save us a few thousand dollars as the buyer is willing to work something out.
