Nosy Neighbours

My neighbours called the city on me about my finished basement!! What losers!! Very jealous obviously. I found a kijiji ad and called. It was Amr Robar who helped me. He listened to me cry and complain about what had happened. I was in a panic. He calmed me down and told me I wasn’t the only one. He saw me within 48 hours. He asked me for a $500 deposit and asked if I had original floor plans from the builder. He explained that would aid the process. He worked diligently and within one week the drawings were completed. He worked on a payment plan with me. He submitted the drawings and the city has not asked for any revisions. There are a lot of bad reviews on this young man and it was scary for me. I ended up doubting his service. I now apologize for believing this crap. I have recommended him to a co worker and she’s happy too. He’s very experienced in the Durham area. I believe 16 years +. He delivered the drawings and permit to me last week. I have had zero issues with him or his services! I thank you so much Amr! I’ll do business again with you anytime!!

Outright fraud

My home was badly damaged in a wind storm so my insurance company asked for an engineer's report that assesses the damage. My emergency response team hired Amr Robah of YEJ Studio to conduct the report.

Amr was supposed to come May 25 for a preliminary assessment at 10AM. He arrived at 11:30AM. On May 28 he delivered a report that only assessed the front porch of the house. In the report he misspelled words like "framing" and "masonry", as well as my street name.

Amr was supposed to return May 29 at 11AM to assess the inside of the house. He arrived around 1PM. He asked for some walls and ceilings to be removed to be able to observe some damage.

Amr returned June 11 and once again was hugely discourteous with his poor punctuality. He verbalized his observations and promised a quick report.

After promises daily of the report being delivered and many days of silence to my inquiries, I received a draft report June 20 (9 days later in an urgent situation). Once again the report misspelled words such as their own street name and "cracks", and it had random punctuation and layout that made the report totally unprofessional.

I offered my comments on the report. Daily I was promised an updated report (when he was reachable). He then called on June 27 and said he needs more pictures and will send someone at 4:30PM. Nobody showed up. He called me June 28 and told me that they didn't need the images and will rush out the report. Today is June 30 (19 days later in an urgent situation) and I still am without a report. Amr Robah has already been paid.

I did some research about filing a complaint with Professional Engineers of Ontario and learned that Amr Robah is NOT a licensed engineer in Ontario. I also see from reviews everywhere that this unprofessional, unreliable and incompetent service is what all clients receive from YEJ Studio and Amr's other company, Revival Design & Management. Just search for "Amr Robah complaint" and you'll see his track record of BBB complaints, lawsuits, and mountains of clients swindled and duped on Homestars, TrustedPros.ca and otherwise. Like most frauds, Amr uses many different addresses and companies to keep evading authorities and clients. His reviews speak for themselves and I pity anyone who hires Amr for any work at all.

Architectural Drawings and Permits

This was by far the worst experience I have had with a person/company. I hired Amr (who works at Revival Design and YEJ Studios) to create architectural drawings and obtain permits for a renovation I am planning on. I noticed a pattern emerge, where Amr would become unreachable, and then reappear with a different excuse each time as to why he disappeared. Amr had told me I had a hearing with the Committee of Adjustments in January to get approval for the renovation. We planned to speak about the hearing in the 1st week of January. Amr did not contact me and once again became unreachable. I took it upon myself to contact the city of Toronto to confirm my hearing. Not only did I not have a hearing scheduled for my property, there was no file on my property meaning an application for a hearing wasn't even filed! As a result, my renovation has been delayed at least 6 months.

Kitchen renovation

Revival group/Arm is the worst company!!!! People stay away!. I can't even give them a star for the job they have done. Extremely poor communication, quality . A very unhappy customer!@

Project

$500 paid on deposit to AMR, Aug 5. Supposed to complete Drawings & PERMIT for Carport in 3 weeks. He strung us along; PERMIT not done todate. Dishonest & untrustworthy

Two-car garage design

We hired Revival to design and arrange for a permit to build a two-car garage. Their design was excellent: it was aesthetically beautiful and precise as it allowed our contractor to build to the specs. I would definitely recommend this company as they charged the original price we were quoted--no hidden fees.

Basement lowering, first floor wall removal and front Front porch

Initially thought we had found the perfect contractor, - architect, engineer and contractor. What could go wrong? From the get go we explained that we had not had very good luck with other jobs done in the house and wanted everything done by the book. He assured us that it would be and , well, we had it on paper too- the contract.
Everything began very quickly, we kept asking how come the permit wasn't displayed when they had begun digging...the answer as always.. in Amr's notorious arrogant way, was that he knew what he was doing, not to constantly question him.
The fact is, the permit wasn't actually submitted until the underpinning had already been done!
Then there were the issues with the plumbing.. horrible smell constantly from the bathroom... well turns out, after having redone all of our plumbing in the basement and replacing lead pipes from the city, adding sump pump and backflow etc..there was NO permit! Which also meant that we would not qualify for thousands of $ worth of rebates he had promised the city would reimburse us .

The labourers didn't speak english, and although mostly polite, were really messy and totally inconsiderate when it came to sealing up the areas they were working in, which meant constant blankets of dust everywhere and using our Dyson vacuum to clean up their construction mess. Not to mention that we were subjected to noise and debris from 0800-2000 mostly Mon-Sat....they worked hard, but it was difficult to live with.
There isn't one thing that we are happy with!!!
I had complete protected our $1700 bathtub because I saw the way they worked, by the end of the day they had totally removed the protection and managed to damage it considerably ...totally preventable! We were also concerned with the bathtub not being level, he said we were being nit picky- now water collects on that lower corner and there is mold build up!

After removing the protective plastic off our new maple steps, they walked allover them with dirty construction boots leaving permanent greasy stains on the steps!

We payed over $3000 to upgrade from oak to maple for the stairs and railing, but as you can clearly see from foto, there are mixed woods (we had another carpenter confirm this).

The rough-in for the toilet was never capped during the reno, so the black pipe was filled with debris- cement, glue and even insulation ...after the toilet was installed it kept overflowing , was always backing up for the first year, we suggested it was because of all of the buildup in the pipe, he suggested it was the $300 toilet we had purchased! Really?!

the pipe coming up from the sump pump in the basement was directed out to the back through an old dryer exhaust hole in the wall and just stuck out 6".from the wall (towards our neighbour's wall).. with the space around it not filled.. Again expressed our concerns..nothing done and we ended up with a rat infestation - a scary nightmare!

Tiles that were incorrectly laid - didn't use notched trowel- just plopped a bit of adhesive/cement ...
So many irregularities, but more importantly numerous items not done to code...

WE were concerned about the upper walls of the basement not being parged as they were damaged during the reno and seemed to be crumbling, they did nothing about it, and well we have a lot of bugs in a new basement, I am sure they are coming in through holes in the old masonry..as well as super cold in the winter!

We had opted to finish the basement floor ourselves, so all we asked for was a level smooth flat surface... once again too much to ask for... it was so uneven we had to raise the floor by about 4" just to level it out... so much for basement lowering!!

We had to call the city inspector ourselves! Not once did he have the city come over to inspect during the entire renovation!
Everything we questioned him about-well, turns out we had legitimate concerns.
The icing on the cake were the menacing and threatening emails demanding we pay the amount of $4000 owed - when the job wasn't finished, and turns out we have about $20 000 worth of work which has to be redone to meet code and repair/replace materials.
What a nightmare! The only positive thing that came out of this was the fact a lost a little weight from all the stress!!LOL!!
You may think all of these things are minor, but they aren't... they add up to a lot of stress, disappointment, distrust and you are reminded of this horrible experience everyday - because you live there! So, if you don't care about work being done properly or to code and aren't going to live in the house, by all means... they are quick, but in the long run there are a lot of liabilities!!!

Home Extension and full renovation

After searching for a long time for a company that can build our extension and renovate our house , Revival Design and Management Group was highly recommended to us form a friend . They were very professional and fast to provide us with the estimate for rear extension , basement lowering and underpinning and Full house renovation . They were very reasonable and detailed . They completed the project on time and budget . We love our new house .
We recommend them to everyone .
