This builder was recommended to us. Our experience was not all bad but one of the biggest surprises we had was that nothing was included in his contract price other than coordinating the project. Things we assumed would have been included in his role such as site clean up, general labour, toilet for trades on site were passed on to us. One example were we lost respect for his building knowledge was when he told the plumber to drill through a truss during the rough in phase. As we all know, trusses are engineered and if the plumber did this, the truss would have to reengineered. When my husband brought that up, the builder responded by saying that we could get an engineer to come and inspect it (at our cost of course). My husband instructed the plumber to use a different route to run his pipes (not through a truss). After the project was completed and final payment was made, we felt there was no ownership and responsibility for any issues that arose afterwards such as a squeaky floor. We had to hire a different contractor to fix the floor at our cost. We learnt a lot and would recommend to anyone hiring a contractor to get in writing exactly what the fee includes so there are no surprises.
