Basement development

Overall we had a very good experience with Wallace Fleming. We got a number of quotes, they were not cheapest but also not the most expensive but they by far came up with the best floor plan for our basement. We had a few problems with some of the trades (painters and drywallers) but all problems were promptly fixed. Our project manager, Jorme, was fantastic to work with. Trades were well coordinated, issues immediately addressed, site was kept very clean and communication with us was always good. As far as renovations go, it was relatively stress free. We are also generally pleased with the overall quality of the work. We are really enjoying our basement and have had many compliments on it. I would highly recommend Wallace Fleming.

Basement renovation

Assisted Review

An assisted review is collected by a contractor on behalf of the homeowner after their work is completed. The homeowner must confirm the text of the review and may make any changes she or he deems appropriate. The homeowner then assigns the contractor a review score out of 10. Assisted reviews receive the same scrutiny as other reviews and must follow our review guidelines.

Wallace Fleming refreshed our basement this summer and we were very pleased, not only with the results, but also with the process. We had some foundation seepage and they were able to find the leak and repair it and replace the drywall that had been removed. We painted throughout (rec room, bedroom, and bathroom), replaced the ceiling and carpet and added pot lights, new doors and trim. The work progressed on budget and on time. We also had a number of small repairs done elsewhere in the house (kitchen faucet, lighting fixtures, outside lights on a timer, new stair railing) and these extras were accommodated within the existing schedule. Our project manager coordinated the schedule and kept us fully informed, checking in on a daily basis. We stayed in the house for most of the work, without disturbance except for the dust – the trades mostly kept the work space clean at the end of the day. Our project was comparatively small, but we felt that we had the project manager’s full attention throughout. He was very helpful and went over and above expectations during the project. We would be happy to use Wallace-Fleming again. Thanks so much to our project manager and all of the workers who contributed to our project.

Basement Development

We interviewed several contractors regarding our basement development. We felt the most at ease with Vaughan as he was extremely professional, listened to our ideas, provided constructive feedback and he was the only one to mention several code related issues that the other contractors missed.

The entire team at Wallace Fleming was extremely professional and very easy to deal with. Our construction manager Jorme was always on top of everything and was always available to take care of any concerns that arose during the project. Many times he was already fixing an issue before we even mentioned it to him. The communication was frequent and he always kept us in the loop throughout the entire process. The job site was kept exceptionally clean and all the sub trades were professional, efficient and friendly. The quality of the work was outstanding and any deficiencies were taken care of with little or no effort on our part.

We will definitely recommend Wallace Fleming to our friends and family for any future work.

To be sure, a successful project is the result of many factors however there are those that are consistent time and time again. In the case of your project three very common factors rose to the top: 1) drawings were completed and materials selected up front and approved prior to construction starting; 2) you guys were prepared when we showed up on site to start the work; and last but not least, 3) you both had a great attitude and were engaged throughout the process. The last point is critical and lends itself to success 100% of the time! It’s as much about you as it is us.

Basement Development

We found working with Wallace & Feming to be a very smooth process. As a designer, I had been working on a layout and look for our undeveloped basement and was very specific in what we needed before we even approached contractors for quotes. This definitely helped with the initial quote and scheduling since the final product was very well understood before the project even began. Because I had done visualizations for the entire basement, picking finishes, materials, and hardware was efficient and painless but would also be a good gauge as to how well the contractor could deliver on our requirements. Attached photos compare initial design drawings with final construction. There are subtle differences that evolved through the realities of our intention being realized but I think the final is better than the original concept. Our construction manager Jorme was meticulous and diligent and had prompt answers and explanations for any issues. Any hiccups (there will always be hiccups) were quickly dealt with and resolved. We were finished on time, and on budget with the basement we had always wanted. It's now the nicest area of our house.

The more research that can be done into exactly what is needed of the space and the materials/look that is aimed for, the more accurate the budget, and the fewer surprises.

Thanks for the review. We never expect a 10/10 ranking from our clients and are pleased when we do receive one. It says a lot about the Wallace Fleming experience. I'm glad you're happy with the final result. The style, fit and finish is, well, as good as it can get.

We also agree with your comments on the importance of planning. We're constantly working to help our clients recognize the value of taking the time and do a lot of planning up front. We are currently working with a two families through the planning stage. While both are ready to go and can't wait to, "take out the walls", they have realized the importance of not rushing into anything. Taking their time to finalize the design, meet our trades and suppliers, and really understand the cost and time implications, has proved invaluable in helping everyone involved understand the cost, time and effort required to complete the project to everyone's expectations--most importantly, our clients'. It's hard to manage those expectations but that's why those looking for renovation services hire Wallace Fleming. We take our time and do it right.

Finished Basement

I found Wallace and Fleming and a few other companies that finished basements on home stars. We got a handful of quotes that all ended up being relatively close in price but ended up picking Wallace and Fleming because the quality they offered and could start right away finishing our basement as I was pregnant and we wanted it done quickly, and really Vaughan was one of the nicest contractors we met with. It was nice to talk to someone who was straight to the point and knew what he was talking about and friendly. We did have a little rough patch because we had to switch foremens about half way threw, but all in all everything got done and the mix ups we had where fixed and we were given great compensation for them. We have had a couple flooring issues with nails pushing the vinyl up and a lot of miss communication with setting up appointments with the flooring company itself but Vaughan is always on the ball to make things right and get everyone in line. All in all I am happy with the quality of work and our general experience. Our basement looks great thanks to Wallace and Fleming!

Basement Renovation

A sewer backup in our basement pushed our hand with renovating but now we are sure glad we had the help of Wallace Fleming. We scheduled estimates with three different contractors - one who didn't show up, another who wasn't interested in doing the project within our budget (and even quoted on our upstairs which had been renovated 3 years ago), and finally Wallace Fleming. The entire process with them was seamless from start to finish, which is amazing considering they found/handled an asbestos issue that the insurance company didn't even find while doing the restoration. Our project started with a walkthrough and estimate from Vaughan. He was open to all of our ideas and provided an estimate that was more than fair. From there our Construction Manager Jorme stepped in. He has years of experience and was able to make awesome suggestions for the layout of our basement that we hadn't even thought of. As a young couple, this was a big investment for us and he totally understood that. He wanted everything to be perfect for us and it is! I also have to say the sub-contractors that came in were clean and really lovely to us/our dog which we hear can be a big nightmare during renovation projects. We can't recommend them highly enough and have passed on their name to friends and family already!

Base Development

Wallace Fleming was selected after we got 3 quotes from different contractors for our basement development plus a small reno on the main floor involving knocking down a wall. Vaughan (owner) personally walk us through the quote, line by line and what was to be done. It was great working with him on what was to be done, our ideas, and his experiences. We also felt comfortable with Vaughan, his strong sense of customer service and wanting to get it done right and on time.

We selected Vaughan and Wallace Fleming because in the end, we knew it would get done right, within our budget and on time. We did hit a couple of bumps in the process but it got fixed timely. Vaughan and Jorme (onsite project manager) really did their best to stay on schedule and was done on time. Very much appreciated by us and our family.

I can easily recommend Vaughan and Wallace Fleming, and did so recently at my work place.

Bathroom Renovation

Wallace Fleming was professional, courteous, responsive, and innovative. They took on our bathroom renovation on a very difficult timeline (right before Christmas) and delivered an outstanding result on-time and exactly on budget.

One big strength of this company is responsiveness and communication. Vaughan Wallace kept us in the loop at every stage of the project - even the parts that I didn't understand or when I didn't see the significance of certain steps. He walked us through every development, visited the site daily to monitor progress, and followed up quickly with every question and concern.

The other really great thing about this company is their attention to detail. Our bathroom was a simple job but every last part of it came out beautifully. There are no rough edges, nothing mismatched or out of place. There were even stages of the project where Vaughan pointed out minor mistakes, all which I would have missed, and insisted on getting it right before going forward. This type of honesty and insistence on quality is incredible.

Overall an excellent experience. Highly recommend!

The fact you guys knew what you wanted and we're flexible on final material selections helped out a lot too. This was very important given the extremely tight timeline. Basement renovation

We have just had a basement renovation completed by Wallace Fleming. I'm exceptionally happy with how it went. The finished result looks excellent, and the job was completed ahead of time and right on budget. The quality of work, the helpfulness of their advice and the attention to detail were all above my expectations.

I'm most impressed with how responsive Vaugan and Jorme were to all of my questions, they really made sure that we stayed in the loop for the entire project. We would most definitely go to them again in the future.
