Glass Railing Never Installed and Deposit Not Returned Beware

Contracted Sergej with registered company 750860510 to complete a glass railing for our house and signed a contract and made a deposit payment $2,764 on April 23, 2017. In July 2017 Sergej indicated the deposit with his vendor for the hardware had changed and he required additional payment of $811 which we made in good faith. Delivery and install was planned first by summer of 2017, then fall because he was busy with other jobs, and then by Christmas of 2017 and then in January 2018 and then by March and then by June of 2018 and finally July of 2018. Each time Sergej blamed the delays on being busy at other jobs, then damage incurred during shipping, or damage at his warehouse or he was missing some parts. Finally in July of 2018 he tried to claim again that the glass panels were damaged and he couldn't complete the job. At this point we had removed our railing for the initial planned install in 2017 so by July of 2018 we had to delay selling our house as we still didn't have a railing. At that point after over a year of waiting for the job to be completed he said we should go with another company and he would return our full deposit. We paid more to have another company do the install which they completed in a week. Sergej returned $2000 of our deposit and claimed the e-transfer system didn't allow him to return the remainder which he promised in a week. He continued to promise to return our deposit each month but we never received the remaining $1,054 despite numerous requests which he does occasionally respond to always promising payment by the end of the month. We didn't post a negative review earlier as we were hoping he would live up to his promise to return our deposit. I don't doubt he can do good work, he just didn't start our project and never returned our deposit. We are careful when we hire contractors and Sergej was recommended to us by another contractor but in this case we should have done more homework and not have been so polite and understanding of the "issues" he says he had with his suppliers for 15 months. We reached out to him again today and he has declined our request to return our deposit again. He admits he owes it to us but he doesn't have the money and can't even make a partial payment. I will update this review if we ever receive our deposit back. For now I would not recommend hiring him or at least don't provide any deposits until some amount of work is completed.

SF Stone made an unforgettable, high-end quality job! Started from planning, design and finished with great professional realization of this project, exceeding all positive expectations.
I'm experienced Senior Project Manager and I can only recommend to all commercial Clients this Company.
No job is complicated enough for this guys! They built Surgery Room, Lab, EX-Ray Panoramic Room, incredible Reception room, Curved Walls, Multiple Level Ceilings, Glass-office, Quartz Floors and much more.

Exceptional Condo lobby Makeover

Sergei of SF Stone built a condominium lobby from my design in 2014/2015. The makeover from a dated lobby from the 1960's to the current up to date state of the art modern contemporary lobby is outstanding. The entry appeal the lobby now has gives the building a huge positive impact on it's property value. Sergei had to overcome enormous obstacles to update this lobby. The structural wall hidden behind an old dry wall reno was not in the place as expected and thus Sergei had to alter the design to fit around it which he did successfully. The old terrazo floor and stone clad elevator wall had to be removed and revealed uneven surfaces, and ceiling heights varied. Sergai found ways of working out these design issues culminating in a seamless highly attractive lobby environment. He found ways getting high quality materials while stretching stretching the budget. Any materials that were not quality he identified and replaced. His care and attention to detail is impressive. I highly recommend Sergei for the renovation and build of quality interior space and related construction.

Sunroom/House Addition

Short summary - AVOID DEALING WITH THIS COMPANY AT ANY COST. Besides reading my feedback, read reviews below from George and Leon, they had similar horror experience with this company, I trust every word of their reviews after going through the same nightmare.
If he dares to come up with company response, he’d better to provide supporting documents. On my end, I’ll be more than happy to share any supporting material upon your request.
Bulletpoints:
- Do not give a single dollar of deposit, as you never get your money back
- He operates and collects payments using corporation that was dissolved for non-compliance almost 3 years ago. In other words, what he does qualifies as tax evasion
- He operates without WSIB mandatory insurance
- He is a very smooth talking guy and will promise you whatever you want to hear. Just do not expect those promises to materialize. One “excuse” will be mounting upon another, and on and on and on.
I hired Sergej (SF Stone, also known as SVS Construction, is one man show, owner/operator’s name is Sergej) to do sunroom addition to the house. His quote was a little bit lower than big shops. He also stated that he’d be able to supply design, structural, architectural and mechanical drawings at discounted price and take care of dealing with city minor variance committee and building standards department to obtain building permit.
He promised to cruise quickly thru minor variance/permit process and begin construction shortly after. As he stated, some materials are of custom nature and need to be pre-ordered, so I paid him $10,000 deposit for material purchase.
Problems started from Committee of Adjustment. Requested setback was not approved, in fact they allowed substantially smaller setback, but he never told us about that, just stated that everything was approved as requested. Sergej also said that he obtained building permit and we were good to begin construction.
At the end of April he brought some people with machinery on site, and they started excavation. Immediately, he requested more money. As per him, subcontractor would do the excavation and foundation wall only after 100% pre-payment. He also stated that it was a good time to purchase material for framing etc. to avoid any delays, so I paid him another $28,000.
Once excavation was complete and crew was working on foundation wall (about one week after the work began), we got a visit from City of Vaughan inspector that asked why we were doing illegal construction. Caught by surprise, I contacted Sergej. His story immediately changed, he said he was about to apply for permit and would sort it out with the City within a week. In the meantime, we received stop order from the city and letter advising us that we had to either demolish commenced construction or re-apply to Committee of Adjustment, since already built foundation wall exceeded approved setback.
I asked him to return deposit and terminate the agreement, as it was hard to deal with someone who breached your trust. He said he’d already spent money on paying subcontractor and purchasing materials. To minimize the pain, I agreed that he’d complete the job once we obtain the permit.
Long story short, we’d gone thru another hearing in Committee of Adjustment that taken another two months. Once minor variance was granted, I submitted his drawings to building standards department. Soon I got back deficiency letter, city’s structural plan examiner was practically laughing looking at those “drawings”. As per him, they could not even closely qualify as drawings. Moreover, examiner stressed that we can’t even build sunroom. Given approved setbacks and neighbour’s properties location, allowed glazing translated only in few windows, so sunroom was impossible and any qualified designer/engineer would have told us that upfront.
Since I already spent $38,000 with low chance to get it back, I agreed to complete it as house addition instead. I ended up spending another $6,000 to hire structural and HVAC engineers to complete application. While I was working with engineers, I got a call from subcontractor who did original excavation and foundation wall. He was inquiring when work would continue on. I asked why he was checking up, since he had already been paid. Mike (subcontractor) said he had not been paid a single penny. In fact, Sergej told subcontractor that owner would not pay until the work is complete, and since work was stopped due to the city order, he has not got any payments.
I relayed the story to Sergej, he immediately came up with another story that he needed the money for another project that he had not been paid for yet, but he’d be able to find funds, once we were ready to continue.
I finally obtained permits and called Sergej asking him to start the work. He said he did not have any funds to purchase materials to continue. I agreed to purchase material, so he could work out the money I already paid him. Once I purchased material to complete foundation and asked him to continue, he complained his family issues prevented him from continuing the work and he did not have ETA when he would be able to start.
At this point, I had no option but to look for another contractor. Also, subcontractor and I are filing lawsuit against Sergej and his spouse ( he also used his spouse’s account to siphon off our funds in some transactions) to recover the money.

You broke the contract, stop payments and there is still an outstanding balance on your side plus lost of profit. We will continue demanding it, regardless of your efforts to damage the reputation of our Company.

Bathroom mirror and shower door

I found this company via Google on Kiji. My wife called them and Serge was at our home within an hour. He took several measurements for the wall mirror using the laser leveler and came back a few days later to take more accurate measurements with a tape measure. Everything looked good to this point. However, when the mirror & door arrived, (SF Stone gave us no warning that they were coming over), it was only pure luck that I was home when Serge showed up. I had to help him carry the mirror up the stairs and mount it on the bathroom wall, (6 feet by 4 feet), despite the fact that I have a bad shoulder.
The mirror was not cut properly. It was between a quarter inch to almost a full inch out on one side. Serge blamed that on walls that are never straight. The fact that he used a laser leveler and a tape measure to ensure accuracy was lost on Serge. Bottom line was that he did NOT measure the mirror wall accurately.
I now have to put a border around the perimeter of the mirror to hide the fact that the mirror was mis-cut. He promised to send over a 'professional' carpenter that would do that for me. The carpenter never showed. I took a day off work on the day he said the carpenter would arrive for nothing!
Next came the shower door. This was also done poorly. In his rush to install the door late on a Friday night, (it was obvious he under-estimated the effort involved in hanging the tub door), he siliconed dust from all his drilling into the bottom of the fixed glass area. I spent almost 2 hours cleaning it out on Sunday morning. It was a disgusting eyesore.
We had also asked SF Stone to install a couple of glass shelves in the tub area. Instead of using hot-point glue and silicone to hold the shelf brackets to the tiled wall, Serge, in his wisdom, used screws which pierced the wall in the adjoining room. Now I have to fix the drywall in that room.
SF Stone, aka, SVS Construction are not worth the hard earned cash you pay them to perform the job!! Beware of this company!!

Basement Renovation

In 2011, we decided to finish our basement. We started off with a completely unfinished basement with no floors or drywall, Serge helped us design a vision of the space, modeled it in 3D on computer, helped us discuss various options and talk about how best we can optimize the space. SF Stone transformed our space into an entertainers delight while being practical and comfortable. The highlight of our basement is the bathroom with exquisite stone work and heated floors and sauna. It was a pleasure working with the team they were very efficient and completed extensive work on time. We continue to recommend him to all our friends and family.

2nd Bathroom Reno

The main issue with our project for shape and size of the room. It wasn't possible to built a proper size shower without overlapping a window. The specialists from SF Stone solved the issue in a proper and good-looking way without extra cost. The travertine walls and ceiling look amazing. Even the building process took a little bit longer than expected the results are worth the wait. Thank you, SF Stone for our new bathroom.
