I cold emailed a whole bunch of companies looking for someone to re-finish pine floors in our new (but old) house. These guys were the only ones that got back to us, and we made an appointment for Francisco to come in for a quote.
He came in, and estimated that our two bedrooms would cost $700~. He also told us that they would need to come in three days in a row to put different layers on it.
We've never done floors or know what to expect, but Francisco was always prompt with my fiances concerns over email.
On the day, 3-4 guys came over, with a sander and began working on the floors. The next day, they did a light sanding (I wish we had known, so we would have scheduled cleaning on another day), with another coat of varnish. On the 3rd day, they did a last coat. Then we were told we couldn't drag anything across the floor for next few days as it sets. But we had to move in, and build an ikea closet. We tried our best not to drop anything, or drag anything - but it was inevitable and we have a few dents now from screws on the floor. I would really ask them for a good timeline, and plan your move in or reno carefully.
The floors in the end were beautiful - and like brand new. My only caveat for them was that they would say they would be in at 9am, and done at 12pm, but always showed up late, and messed up our schedule for the day.

- Be more prompt or accurate with timing - showing up. Also, a written contract with dates, to know what to expect.
- Any advice to offer fellow homeowners facing a similar project?
- Schedule the floors carefully with your move in date and/or assembly of any furniture. Although they will finish in 3 days, it still needs to set.
