Home inspection

I'm military, we have short trips to look at, buy and get a home inspected prior to a move. He was able to get my home inspected on short notice. Extremely knowledgeable, he knows the area very well and was able to speak to me about water tables in my area. He provided me recommendations that could avoid issues down the road. Overall I was very pleased and would recommend Andrew to anyone looking for an experienced home inspector who knows his stuff.

Home Inspection

We would 100% recommend Andy for his home inspection service to anyone without hesitation. Andy is knowledgable, professional, courteous and fun to work with. Unlike the 4 other home inspectors we have had in the past who only spent about the last 15 mins to report back their findings, Andy brought us along while he did the inspection and explained to us what he was looking for, what to look out for, and how to maintain the property. His recommendations are very practical and thorough. Andy’s home inspection report is the best in the business. He doesn’t use a standard template like many others do. The entire report is tailored specifically for our home. We bought this home in a competitive market pre-COVID and waived all conditions. We debated whether to still do a home inspection and are so glad that we didn’t skip this important step. It was definitely worth the money to have Andy to inspect our home.

Building Inspection

Good thorough building inspector, helpful and diligent report, practical advice, friendly and reasonable to deal with, does thorough diligence and has the appropriate level of distrust of realtors and building owners - he is there to make sure you are not going to get in trouble. Satisfied customer - I turned down one place based on his inspection and hired him for the next place.

Thorough, Knowledgeable and Honest Inspection

We would like to thank Andy from Safe Homes Canada for taking the time and being so thorough on our home inspection. He came a long way during a difficult time and did so with a smile and a great sense of humour. He went through the house with a fine tooth comb and reviewed and explained everything that he found. You could tell that he is extremely knowledgeable and even went above and beyond to give us advice on what we could do to fix any issues efficiently and as cost effective as possible. Thanks Andy! Look forward to working with you again in the future

Home inspection

I was extremely pleased about the exceptional service provided by SafeHomesCanadaI had a home inspection completed by him. It was at the start of social distancing so being the first inspection done by him of this kind it was completed safely. Although we had to keep our distance and communicate when having to move around the inside and outside of the home he still took the time to explain in detail about what was being inspected. I found him to be extremely conscientious about the details. He came highly recommended and after working with him I can see why. He paid attention to minor details I found his inspection very thorough, he took his time and explained everything. His written report elaborated all particulars.

Thorough inspection. Educational experience. Great value.

My experience with Safe Homes Canada was nothing less then excellent from beginning to end.

To start, they got back to me within a half hour of emailing them, and we set up an inspection for three days later...it was super convenient.

Even though the house was only two years old, the inspector (Andy) took nothing for granted and looked at everything... every system, every fixture, every receptacle, etc. He even got up on the roof to examine shingles, flashing and eaves, even though it was a fairly snowy, windy day.

However, the real value that Safe Homes Canada delivered was educating me on all aspects of the house. I thought Andy was just going to walk through and give it a grade, but instead he walked me through with him and explained how everything worked, and how things needed to be maintained. I was moving from a condo, so to learn how a house works, and how to maintain it's vital systems was particularly valuable to me.
In the end I was given a report, which is basically an instructional manual for my house.

Andy was fantastic. He's super knowledgeable and is a great teacher.

I would recommend Safe Homes Canada to everyone.

Everything you wanted to know, but don't be afraid to ask

Andy can read people well. He could sense I was hesitant about buying my first century home and wanted to know everything I could about it during our inspection. So as I chaperoned him during an almost five hour detailed inspection, he took the time to give me an on the spot tutorial about how to run the house, preserve its outer core and prevent water infiltration and preserve its integrity — and its charm. He's seen it all and can relate stories that will make any home buyer shake in their boots. We wriggled through the crawl space, climbed into the attics and climbed ladders to inspect the roof. But he puts any of the issues he does find into perspective: is it critical? Does it need to be addressed? If so how soon and how much approx. will it cost? He's not out to convince you to buy the house or not buy the house: he's just telling you about the house. He also steers any remediation issues you might ask about to other contractors who are experts. The 99-page detailed report that he later provided is now like an owner's manual for the house. Some of the issues he flagged did put me in a better position to successfully negotiate a lower purchase price, but that's not why I hired him. That was a nice by product of having the assurances that someone who really knows century home put your house through the paces, and asked the same types of questions a potential buyer down the road might ask. In a nutshell, hire this guy to inspect your century home. If you don't like colourful stories, well, let him do his thing in peace, but you'll be missing out on an invaluable part of the experience. He doesn't just inspect century homes, he loves them and can point our things about their unique beauty and charm that will help you fall in love with your new home. He's also ruthlessly critical when he does find something and won't pull punches. On another note, he's the kind of guy you'd like to have a beer with when all is said and done.

More about Safe Homes Canada

Safe Homes Canada is THE MOST THOROUGH home Inspection company in Canada. And that is PROVABLE. We walk and crawl all the way through attics and crawlspaces, examine all elements fully, while approximately 90% of home inspectors look inside from access points. We also fully inspect roofs - every surface and flashing - all winter long, while most inspectors say they cannot be inspected. Massive change is required in this industry, as there is no requirement for home inspectors - in any association Standard of Practice - to go all the way into attics and crawlspaces. So most home buyers are at risk relating to rotted structure, mould, asbestos, etc.
We are a civil engineering technology-based home inspection company that has been committed to integrity and excellence for a quarter of a century.

Our custom-typed reports are photo-driven, free of generic hyperbole, and grounded in the vernacular of building sciences, and are GUARANTEED.

Here is a simple tip for interviewing home inspectors: ask them exactly how they will inspect the attic. The only correct answer is, 'We go all the way through it, unless it is super-tight, so we can check all sheathing for mould, prod structural wood, and dig test holes for asbestos, bat guano, wood chips, etc.

Don’t risk costly surprises when you buy your next home. Call Safe Homes Canada first!
