Cozens Property Inspections

Hired Mark under the suggestion of our realtor. The inspection seemed to go smoothly, and report came back that seemed thorough. Some electrical issues that were identified were far more extensive than we were told in the report and cost significantly more than Mark suggested they might ($10,000 vs $2,000).
When we started our boiler for the first time in the fall, there were literally flames coming out the side. We had 3 service companies come and they each informed us that any inspector should have immediately seen that the boiler needed replacing. The venting and ducting were insufficient and the boiler itself was literally falling apart. Another $9,000 expense that should have been identified.
I tried to follow up with Mark. I called once to explain the boiler issue, and he said he would call me back. After 6 weeks of leaving weekly messages, he never returned any of my calls.
Would not recommend Cozens Property Inspections to anyone.

I used Cozens Property Inspections to inspect a new home purchase. He was very friendly and helpful, and took time to explain everything as he was going through the properly. His wife is a mould inspector, and she came along with the price of the inspection as well. The report we got was thorough, although it was made a little unprofessional looking with a cheap inkjet printer that was low on ink. We did end up having a minor issue with mould in the basement that wasn't spotted by the inspector, but I'm not sure if it was detectable at inspection time or not. I would probably use them again in the future.
