We have been in our Brant West home for over a year and cant believe the absolute horror of a mess were facing. Due to the builders lack of care and negligence were having to take legal action.
We just received a report from a structural engineer who we paid out of pocket and the structural concerns mentioned are mind blowing and terrifying.
During the build process the builders contractors flooded the basement leading to a load bearing wall needing replacement before we took possession of the home. The wall was very poorly and unprofessionally replaced which led to major structural deficiencies where we have floors that are about an inch or more out of level over short 5 to 6 foot spans. Its been over a year and we cant install a kitchen island, we cant furnish the living room, our mud room cant be properly completed and it appears there are concerns with a major support beam that has us terrified to even add any more weight to the home.
That aside, while compiling information for our lawyers, it appears they submitted the original blueprints to the city inspectors and NOT our altered floor plans with new bearing points and spans. The city appears to have approved the wrong plans which is mind boggling. Did the city even attend and inspect this home in person!?!? Technically the home weve been living in for over a year appears to have not been properly inspected and approved by the City of Brantford. We could be living in a collapse waiting to happen for all we know!
The builder is well aware of the issues and wanted to do a quick repair by ripping out our floors and somehow raising the subfloor but went dark on us when we requested it be properly repaired and that they cover the cost to replace the hardwood floors we had installed after moving in which we installed before we realized the gravity of the structural issues as it seems the joists/beams gradually sunk with the poorly reconstructed load bearing wall. I can go on for a while about this massive issue
Every attempted repair leads to further damage and their customer care office literally dont respond to emails or phone calls. Youll get assigned a new warranty rep every few months. Theyll come out for site visits countless times to take pictures and note concerns without actually taking action to fix them, unless it can be quickly remedied with caulking and or paint. Otherwise, good luck. Weve even had two of their employees make suggestive comments about the home being better off burnt down which caused my family a lot of stress and concern on top of everything.
All-in-all whats typically supposed to be a memorable life purchase has been one of the worst buying experiences weve ever had.
