Ted went above and beyond what we expected and did an amazing job of showing us the deficiencies in the home, giving us suggestions for how to fix them and in what priority, general costs, and an extremely detailed report (more like a professional manual). As well, he provided us with tons of maintenance advice which we very much appreciated. He was very professional and down-to-earth about things and a genuinely nice guy who feels passionately about his job. The inspection was the best money we've spent on real estate to date and we would highly recommend him to anyone.
Prior to hiring Ted we have dealt with 3 other inspectors all of who are the typical $350, 2 hr inspection with a long checklist report at the end. One inspector we used was recommended by our realtor and he missed some MAJOR issues which we found out about after and it cost us many thousands. I would never recommend using an inspector through your realtor. In fact, don't even listen to realtor advice in regards to inspections... there is too much conflict of interest.
A book I would highly recommend is The Holmes Inspection by Mike Holmes. Read it front to back and I can guarantee that Ted meets all the criteria of an excellent inspector and is very much worth the cost.

My goodness , that was an amazing day! Being an older house with previous renovations I'm pleased that we were able to discover the quality of those renovations and the potential electrical hazards. I'm sorry to say that the "smart" contractors (the ones that make the most money) are really shortcut experts while likely charging full market value. Occasionally I see renovations where they paid more than twice for less than half the quality.
In your case I believe the repairs and upgrades are within financial reach. A home inspection can reveal a mountain of defects, just remember how to eat an elephant; one bite at a time.
