I hired him to inspect a 100 year old multifamily apartment building in North Van, many multiple single homes, townhouses and many condos in Vancouver. This was the second home we've had inspected by Lane in the last couple years and it was more to be certain we weren't getting ourselves into a money pit. We knew all the challenges he pointed out but it was good to have the 35 page detailed report to show the seller so they knew we were being fair with our offer. I'm fortunate enough to have many contacts in the trades and ways of sourcing materials close to cost so we have been able to lower our actual costs on repair and reno to turn a very decent profit on the properties we have since flipped... This one is a keeper though and Ables inspection was key to our price negotiation on the final purchase price saving us well over it's cost.

I've used Able Property Inspections for 4 properties over the the last two years. The reports that I've received have been detailed, well explained and provide picture evidence to explain every issue. I also really appreciate the use of the 'thermal' scanner, or whatever that is called, to help identify water issues. I'll continue to use Lane for my future inspections.

We were a little scared about buying this old house, but Lance walked us through the entire place.
