I moved into a rental basement suite beginning April this year and have had major issues with build quality.
The good:
- Outside insulation is good. Construction has been going on all year and I can't hear it at all
The bad:
- Paint is already flaking off around the back door and the windows
- Screw plugs in the drywall are falling out
- Cabinets were not installed properly; already had someone come by once to fix it and have another appointment at the end of the month
- Locks installed upside down
- Walk in closet door swings in rather than out essentially halving the space available inside
- When talking with the Shaw installer he also mentioned how poorly cables were run both inside and out
- No communication with contractors; I was unable to get in or out of my suite multiple times due to ongoing construction such as pouring the back pad and not having stairs up to the door. I have also twisted my ankle numerous times because even after 6 months there is no path from front to back; every time it rains it's a mud pit and nothing has been put down to allow passage. I've found myself either slipping or stuck in mud every time
The ugly:
I mentioned how well sealed it is against outside noise which is both a blessing and a curse. Although I can't hear any noise from upstairs the entire space in the basement is sealed so well it's like a drum. All of the footsteps from upstairs reverberate so much I can feel them in my ears - think cruising down a highway and rolling up or down your windows and feeling that pressure in your eardrums. Sometimes they're loud enough to feel in my chest.
All in all from now on I will be avoiding anything built by Shane homes
