While the building is nice looking and the units are fairly well finished, this building has been a nightmare to live in.
I moved into One Bloor mid 2017 at which point I believe a good portion of the low-rise floors (3-36) had moved in. Other than the units the building felt very unfinished. Elevators were still lined with wood, constant fire alarms, constant entry notices for balcony and unit work, no balcony access, no amenities were finished, and the elevator wait time was usually 15m+.
The management team constantly promised access to the amenities and balconies within a few months and missed every single deadline for more than a year. In January of 2018 the Great Gulf CEO attended a meeting to update residents on concerns regarding the building and establish a firm timeline for opening amenities. Although a timeline was promised it was again missed by many months. In July of 2018 the pool area finally was opened and although the pool is beautiful it’s clear that much of it was rushed as the quality seems poor.
Additionally the building has no guest suites and no guest parking despite being Great Gulf's "Flagship” building. All the guest parking was sold to First Capital and is now managed by Impark which charges very high rates to park. I'm embarrassed that my guests have to pay for parking. At one point the management required residents move their cars for parking lot power washing and provided no area to move them to. Impark then ticketed everyone $85 that moved them to the "Visitor Parking".
It's now almost August 2018 and some of the amenities have yet to open. There's still work notices and people coming into my unit on a monthly basis. The elevators usually don't work and it's not uncommon to wait 20m for one.
The units are nice and the building does have a beautiful gym and some of the best amenities I've seen however everything is all about design over function. The kitchen sinks are too small to wash anything in, the bathroom has no countertop, the pools are weird shaped, and the elevator hallway is too narrow to walk through when it's busy.
Overall I’d try and avoid buying in a Great Gulf building.
