Carson Dunlop & Associates Home Inspection

After booking the inspection online, someone from Carson Dunlop called the next morning to confirm details of the booking and finalize a price. After I okay'd the cost, he emailed me a confirmation and I paid online before the appointment.
Sheila arrived on time and briefed us on the home inspection process. She continued to communicate each step, what she was looking at, why she was looking at it, and if there was a concern. She was open and invited questions (even my many dumb ones). At the end of the inspection, she took time to sit down with us to answer our questions and highlight aspects of the home inspection. The service came with a home guide. We completed the inspection at 11 am and the report was in my email by 3 pm.
The report included detailed pictures and tabs to make it easy to navigate. Sheila continues to be available by email if we have further questions or concerns.
We were first time home buyers requesting an inspection for a condo-townhouse. The service was pricier than other companies but I thought it was still good value.
I would recommend their service to others but note about the higher price.

We used Carson Dunlop for an inspector on our home. While we felt that the inspector was knowledgable, we found that she missed several things of importance.

First, she refused to go on the roof because she claimed that house was too tall. It's a two story home with two accessible areas to access the roof. We aren't the only two story home in the city, so I was confused as to why she didn't want to do this. If she had done this, she may have found that our gutters were not sloped properly and kept water pooled. We had to find this out the day after we took possession and through subsequent visits by roof repair companies.

Second, there was efflorescence on the garage wall that she missed completely. Yes, there were things in the garage that we in the garage and it made it difficult to see a lot of the goings on in the garage, but in retrospect, like the roof, I felt that the effort wasn't made. If she made some effort, she would have see it in the front corner of the garage. While it wouldn't have changed our mind about the home, it would have educated us a bit more about the house

I can go on with other items she missed, but won't. My point is that there are a lot of better inspection companies out there. We used Carson Dunlop on the recommendation of our realtor, but unfortunately we we won't be recommending them to anyone we know.

Carson Dunlop and Hal made the home inspection process an amazing experience. The scheduling process was easy fast and seamless. When onsite at the new house Hal explained everything in great detail. Provided me with maintenance tips and tricks on the new house.
The thermal scan of the house gave us peace of mind.

The home inspection went quite well. A+ to The home inspector who did the inspection. He came on time. He was very thorough. He did not rush. Explained what he was doing so that we understand. He came well equipped. Very knowledgeable about his work. He was also very friendly. Gave us a full easy to read detailed information about the home inspection. I would recommend him as well as the company Carson Dunlop for a job well done.

Sheila was very thorough and professional. She talked us through the major inspection points and provided additional useful explanations verbally. The inspection included a recalls search of the serial numbers of the appliances and it caught a 6-year old fairly serious Health Canada safety recall on an appliance that the sellers were not aware of. They gave us a free copy of the Carson Dunlop home care reference book which has been very useful to us as new home owners. We are also now members of the Carson Dunlop "Home Owners Association" which comes with a number of other additional perks such as discounts on services like insurance, movers, junk removal etc.

Don't be fooled by the pretty pictures. They do a great job of creating a beautiful pdf report but the home inspector completely missed that the house had a slant, structural issues that a home inspector with knowledge could tell from cracks in the tiles. we would not have paid the price for the home or even bought it if the inspector indicated these issues. I have contacted the inspector and Carson Dunlop and have not heard back. I don't expect to. I expect a fake generic customer service comment hear claiming i have never ordered a home inspection from them.
