Avoid at All Costs. Unprofessional and Negligent Contractor
I contracted Sunil at Woodline to build a custom home. My experience with Woodline Framing Company was highly unprofessional and frustrating. From the start, Sunil, the contractor, failed to fulfill basic responsibilities. Despite receiving clear instructions multiple times, he printed the WRONG set of construction plans, I had to drop off the correct set despite him having them in his possession, he missed key materials, including a large post and placed expensive orders for incorrectly sized beams, which led to significant delays and additional costs. He assured me that everything was accurate and even copied me on an email to the welder/steel supplier confirming the order, only for me to discover major errors that further stalled the project. Without prior notice or approval, Sunil subcontracted the entire job without disclosing this arrangement upfront. This unexpected subcontracting left me at risk, especially as it became evident that the subcontractors had not been paid. Sunil's approach to managing this project was not only careless but also financially reckless, as he failed to properly manage payments and overcharged me for work that was never completed. Additionally, I communicated to him that I was not to be used as his bank to pay his subcontractors as our agreement had clear milestones. I paid Sunil $23,000 plus taxes, and yet only one-third of the milestone was completed - I agreed, out of good-faith on my part (to pre-pay a milestone that wasn't completed believing he would pay his subcontractors and what he owed them). His lack of accountability and professionalism throughout the project has left me with escalating expenses and significant delays. We both agreed to terminate the contract and that I would work directly with the subcontractors that were doing the work instead. We both agreed to this - only to have him hire a law firm demanding that I pay him the full amount of the contract! What's laughable is that he wouldn't even be entitled to the full amount of the contract given he was subcontracting the whole project and had already been overpaid based on my contract with him - I'm entitled to a refund. Sunil did not know or understand basic framing fundamentals like screwing down posts on a wooden LVL beam. I told Sunil I had spoken to other framers and a builder and you never do that as there's nothing (no thread) to attach the post to the wooden LVL below. Regardless, his solution, was "I do it all the time" - which is a scary thought. Rather than admit he forgot a steel beam, he insisted that I ask my engineer to approve a wooden LVL. This is a nearly 7000 sq ft modern home and he would rather cut corners rather than replace the steel beam which I had to push him to do and fix (his subcontractors were able to swap that out and fix it). My only saving grace was that he agreed to terminate the contract and be out of the picture completely before it cost me more money. If you are looking for a reliable, trustworthy contractor, I would strongly advise against using Woodline Framing Company.
