Foundation cracks in our 1 year old Sterling Homes
Our less than one year old Sterling Home has 8 foundation cracks and over 30 cracks inside on the vinyl planks, window sills, casings, door frames, ceiling etc. One month ago a double hung window broke and smashed down when I was trying to open it, with the little plastic piece attached to the spring arm, shattering apart. Sterling Homes just told us that our Home is "performing as it should and we need to make a claim with the New Home Warranty Program, and if they agree to have a structural engineer of their choice look at it, they will follow his/her recommendation. Buyer beware, according to the NHWP, foundation cracks are only covered if they are 3mm wide by the end of the first year. Their version of a repair consists of an apoxy and a visible patch. After that, they're only covered if the entire home is structurally unsound, and you can prove it. We'll see what NHWP and their structural engineer says. I'm having trouble attaching pictures, but I have many to prove what I've written.
