I had previously hired Theo to waterproof my foundation and was very happy with his work. This time, my older concrete and stone front entry stairs were in need of major repair from age and a poor installation job by a different contractor about 12 years earlier. Theo came when promised and removed all of the stone, carefully reformed the concrete stairs ensuring all were at an even height (as they were not before) and reinstalled the coping stones. The work was carefully done in about 3 days (excluding a couple of days over the weekend of curing time for the concrete) and he came back afterwards to check that all had set properly (including the railings he had to temporarily remove). Thanks Theo and Sophie. Great job as always.

Devon and Alec came on time and efficiently completed my duct and dryer vent cleaning. They were very organized, neat and tidy and were done in about 90 mins. No extra fees added. Great job.

Based on using Homestars matching service, TT7 ended up doing the basement waterproofing of my house. Theodore and Sophia came to the house initially to determine what was causing my water issues. After sorting that out, discussing options with me, and taking the measurements, I was provided a detailed written estimate and worked commenced pretty shortly thereafter. Work involved a full dig around the outside of the house with related repairs and installation of new weepers and the blue skin and plastic membranes on the walls. Theodore showed up early each morning to get started and he and his crew worked very hard to complete the work quickly before the winter weather created issues. The work was neat and appears to have been very well done. He and Sophia communicated regularly during the project. I was quite impressed with how meticulous Theodore was in reinstalling my patio stones, gates, etc (as good or better than before). Very nice people to deal with. Easily recommend them. Hopefully, we'll have a dry spring in the house.

Finlay Topp handled the interior renovation of my entire house after a different firm did the structural and exterior work. This included all plumbing, electrical, interior framing, insulation, drywall, trim, inside doors, some mill work, new stairwells, all flooring, and painting. They also built my new cedar deck and replaced some fences and gates that were old and needed to be demolished for the structural work anyway. Mike, Pete and John were great to work with. Very responsive to my million questions throughout. They handled the inevitable little setbacks well, stayed on budget, and were able to handle my change orders quite well. The sub trades the guys used were also excellent, with everything passing inspection without problem. I got to know some of them, as I stopped by the site every day to see what was going on. I found them to be very professional. As I used different contractors for the structural work (including the design) plus some of the finishing work (cabinetry, alarm, central vac), it was important to me that everyone got along to ensure no unnecessary delays or conflicts. This was not a problem at all. They are not a big company, but they provided excellent levels of personal service with quality work and have stood behind everything so far. I would not hesitate to use them again. Thanks a lot guys! Turned out great.

I used Modular for the exterior and structural work for a complete redo of my post WW2 1.5 storey home. Modular provided the following major services: design and drawings for complete house, engineering and soil testing for project feasibility, removal of old loft floor and complete gutting of inside of rest of house, erection of new second floor, including all structural elements, installation of windows and exterior doors, roofing, whole exterior stucco and stone work plus eaves, fascia, etc, and installation of a completely new HVAC system. I used a different contractor for the rest of the work (interior framing, plumbing, electrical, finishing, etc). The cost noted above was approximately what I paid Modular and excludes the inside work done by my second GC. I really enjoyed working with Modular. Rick, the architect they used, met with me and really understood my ideas for what I wanted the house to look like on completion. There was very little revision needed to the initial plans he crafted. Modular arranged for the permits, responded to city questions on the plans and then work commenced in the spring of 2012 at the promised time. Beli was my primary project manager and I worked mainly with Dmitry on contract matters, including selection of materials, etc. Both were extremely helpful and responsive to my several requests. I was pretty hands on when it came to the project and it never appeared that this was bothersome to the guys. I found them quite good at dealing with inevitable issues that arose. Virtually all of their trades were highly professional and timely too (the stone mason was a bit slow, but his work was terrific). Pam handled billings and related items and was also a pleasure to deal with. Modular's contract management is also easy to follow and understand. They provide a detailed itemized contract and then as you make changes (as I did), easy to understand change orders were issued. Communicating is easy too with Basecamp (the project management web service they used), in addition to traditional phone and email. Work was done on time, within budget, passed all inspections by the city, and provided a good base for the next GC to come in to complete the interior work. I found them organized, punctual and easy to deal with. Overall, I am very pleased with the results. Thanks to Rick, Dmitry, Beli, Dule, Pam, and the whole crew!
