We hired Modular Home Additions to add a second storey onto our bungalow. We first talked to Modular seven years ago but determined we needed to save more money before proceeding. When we were finally ready, we were pleased to see they were still in business and thriving. We checked not only the references they gave us but knocked on the doors of a few houses in our area that we knew were done by Modular. One homeowner who I cold-called used Modular almost a decade ago, and she even invited me in to see the work for myself. Still, I was a little reluctant about how things would go since we would be living in the basement (with a toddler in tow) during the whole construction period. Would it really be as straightforward as they claimed? I also work from home, so would have no break from the chaos. Modular didn’t disappoint. They did an amazing job of protecting our living space from dust and debris and always cleaned up afterwards. You couldn’t ask for a more dedicated, upbeat crew. Rain, snow or shine, they were at our place for 7:30 a.m. and worked hard all day. They were polite and would chat with us but not to the point of intrusiveness. Beli was our project manager and I was impressed by his meticulous attention to detail. He would show up on site every day and be able to tell us, with accuracy, what would be completed that day and in the days/weeks ahead. Dmitry is the master of organization, always making sure. We also opted to use Modular for all the interior work of the second storey and the main floor. Using Modular’s contacts for interior work (plumbers, electricians, painters, masonry work, HVAC, carpenters, etc.) will add a bit more to your cost but it also ensured the work would get done in a timely fashion. Modular also manages the entire process. So, if the electrician doesn’t show up or does shoddy work, you aren’t stuck. The onus is on Modular to find someone else. We could have hired our own sub-contractors but just didn’t have the time or desire to organize everyone. As with any construction project, issues will crop up. But Modular always worked hard to come up with solutions to satisfy us and would also offer suggestions of how we could stay on budget. Modular will set up a personal website for you so you’ll see how your project is progressing. It’s a great way for you to communicate with your project manager and other staff and have a written record of everything. I found I never had to wait more than an hour or two for a response on the site but for must-know-now concerns or questions, you could always get a hold of your PM or another member of Modular’s team by cell. Modular ranks high when it comes to delivering a completed, high-quality project on time. Hands down, these guys are the best in the business at providing a detailed quote of what things cost. The price was exactly what we thought, no surprises. If you do make changes to your plan, you fill up a change request form and it’s added to your budget.
