Manny literally saved me $HUNDRED$--- and I do not exaggerate! MANNY IS A HARD WORKING, HONEST, AND FAIR CRAFTSMAN, and I can't pay anyone a higher compliment! I had called prominent Toronto roofing and repair companies to inspect and estimate the cost of repairing my leaking roof. I was clear about needing only repair work because I had uncovered the leak area. Five prominent roofing companies visited and were quickly shown the 5' by 8' area which my investigation (having opened the ceiling below) confirmed. All the contractors agreed the cause and outlined the solution. But ALL did not want to fix the local problem--they wanted to upgrade the necessary work (and cost) to re-shingle all my sloping back roof, dormer window walls, and even redo my flat roof behind. They all agreed when I pressed them that the rest of my sloping roof, dormer shingles and flat roof were in decent condition and did not need to be replaced. When I asked them why they could not estimate (or would not just estimate and properly quote me within a few days) about the area which needed repair, they would not ballpark that limited cost. They would only ballpark prices like $1800 or $2400 for the unnecessary larger job. I felt stumped and helpless to do anything but ask them to email me in a few days. Three contractors never replied; one called to say $2600 and another emailed with a quote for $4600 + contingent costs at $95/hr if woodwork under the shingles had to be replaced. My wife and I were upset at this news and began to reconcile ourselves to being taken advantage of. But that weekend, a small flyer for Manny's Roofing was dropped door to door in our neighbourhood. We had nothing to lose at this point, so I called and set up a visit for Monday. Manny came on time, assessed all the roof, agreed the problem was caused and fixable in the area I had pointed out to the other contractors. He noted that step flashing was missing from an earlier roofing job, noted the generally good condition of the remaining roof, speculated (correctly) that there were structural wood problems underneath the affected area that could not be costed until the shingles were removed. He quoted me $450 to repair the obviously problematic area and agreed to price with me present any wood repair if necessary. Two days later Manny and his 2 man crew arrived on time, quickly worked to remove shingles and determine the cause of the leaks (which he asked me to look at with him--no problem for me given our dormer window opens to the flat roof). He detailed what he would do so that there was redundant coverage of the roof and dormer leak areas and then later showed me broken woodwork under the roof boards that would have contributed to the problem over years. He estimated that additional cost at $150. I agreed. After the crew finished and cleaned up properly, Manny once again showed me and summarized what they had done and why. I am now considering having Manny also do some aluminum siding and eavestroughing work.
I CAN ONLY ADD THAT I WOULD RECOMMEND "MANNY'S ROOFING" TO MY SAINTED, DEPARTED GREAT GRANDMOTHER!! CJR
