We wanted to plan a second storey addition and didn't want any unnecessary delays. We had heard that if we needed minor variances from the committee of adjustments, this could result in delays of anywhere from 3-5 months. Ben has an excellent understanding of City of Toronto zoning bylaws and Ontario Building Code and created plans for us that complied with all of these. This helped us avoid having to apply for variances, which could delay our project. Ben applied for our building permits on December 15th and continued to respond to questions from the City on our behalf over the holiday. Despite the holiday, our permits came through on January 6th! We have no doubt that it was Ben's knowledge, attention to detail, and speedy responsiveness to questions from the City, that ensured we got our building permits this quickly. As well, we found Ben so easy to work with: always available to answer questions, quick to respond to calls or emails, patient with questions and changes. We would recommend him to anyone. We contracted BBA for our second floor addition, main floor renovation and legalization of basement according to the requirements of City of Toronto. We made the land survey before and he took all measurements of the existing one-story bungalow house and prepared plans for main floor and basement. After observing all formalities he submitted the plan to citys zoning bylaws, got the positive opinion without any modification. After analysis the survey he figured out the plan needed minor variances adjustment and he submitted the plan to the Committee of Adjustment. He organised and communicated with the neighbours, so nobody put any objections to the COA, and the plan was passed in the first meeting by COA without any changes in the drawings and plan within the stipulated time. Finally we received the city building permits of the drawings as submitted by BBA within the time frame. This is Ben, the proprietor of BBA design Studio, is so experienced and knowledgeable about building architecture, no need for any extra advertisement for him. BBA has great knowledge, ideas, and excellent updated architectural planning thought. His design met our expectations and maximizing the use of space of the house and added a wonderful wood deck on the top of double garages attached to the new second floor that made the house an attractive panoramic view. We found Ben is very helpful and cooperative and easy to work with, always available to answer questions, quick to respond to calls and emails, patient with questions and changes. We would highly recommend him to anyone for building a new house, addition of floors and or any kind of renovations.
