Al did home inspection for house we want to buy last summer. He missed big leaking old crack in wall that was easy to see outside. So we did not put this as condition to fix by former owner. His unprofessional mistake cost me $650 to fix it.When I call him and ask to pay me back half of money I paid him for inspection he just drop the phone.Be very careful when you hire home inspector like this person. Now want to call American association that gave him license to help resolve this problem

Approximate cost of services:
$350.00

Company Response

Report clearly indicated that there where at least 5 minor to moderate sized cracks in the foundation that should be repaired along with moisture problems that where noted in the 81 page report. Client still decided to buy the home knowing about these problems.

Info directly from report:
Minor shrinkage/settlement cracking noted in poured concrete foundation wall (See Pic)
- This is a relatively common condition that occurs during the curing process and is normally no reason for concern - Recommend sealing with clear Polyurethane caulk and monitoring - Consult with a professional engineer or qualified contractor should condition worsen or if water intrusion occurs - For best results, it is best to use an epoxy injection to seal the entire crack

Moderate crack noted at the visible foundation walls (See Pic) - Recommend a Structural Engineer to provide a detailed analysis and repair as necessary - Possible to be repaired using epoxy injections
Cracking noted in parging (See Pic) - Recommend repair to prevent further deterioration

Moisture staining noted (See Pic) - Recommend monitoring and repair as necessary

Now the client wants me to pay for something that was discussed in long lengths and fully reported on. Find the client very unreasonable
