M & D Buildings

This was my second time using M&D for a bathroom renovation, the first time having been an overall great experience. I don't expect any interaction with a contractor to ever go perfectly, but as with our last project, this one was basically as close as you could get. Mike and his team were professional from start to finish, always had time to address any of my concerns, and were flexible when there were delays on my end.

To top it off, the COVID lockdowns hit right in the middle of the project and we ended up having our vanity delivery delayed by several weeks as a result. Almost as soon as it was ready, Mike's team was in to quickly and safely finish the job.

As somewhat of a perfectionist, all of the work was completed with a high degree of attention to detail, and I couldn't ask for any better. I would definitely recommend them and will of course consider them again for any future work.

After living in our home for a few years, we discovered that a section of floor on the upper level of the house, and ceiling directly below, were beginning to sag noticeably. We guessed that a previous owner had removed some load-bearing structures in this area in order to make the space more “open-concept”, but without properly securing it. Structural issues are concerning, and of course we wanted to make sure that we hired a good company to resolve it in the best way possible. We called in three different companies to consult, but in the end, we decided that M & D Buildings offered the most creative and structurally sound solution. And, we would be able to still keep the space as open-concept as possible. I am very happy that we went with M & D Buildings for this project. Not just because they had the best solution, but for a number of other points as well. In terms of professional integrity, this company is certainly as good as it gets. Project Manager Mike Messiha responded to all of my texts and calls in a prompt and courteous manner. He was very patient and responsive with the many questions that I had with regards to the contract and project. When we had some logistic and timing issues on our end, he was able to accommodate us and made sure everything worked smoothly. Mike and his team were always at our home EXACTLY on time. If they said they would arrive at 8:00am, the doorbell rang at 8:00am. The quality of work was, I’m sure, the best there is. They were exact and thorough, and no corners cut. I asked that they finish the project to be “paint ready”, and they did that nicely. Now for the first time in years, the upstairs floor feels firm, structurally sound, and safe, and we have the confidence that it will last. Thank you Mike and team for caring for us and our house!

I planned to renovate my kitchen and contacted with 3 contractors, finally I chose M & D Buildings, because they provided a good design and a quote within my budget. Mike is great at coordinating the project, we discussed a lot because I wanted a customized kitchen, thank you Mike for your patient. I have a brand new kitchen right now and I really enjoy cooking in it.

We recently renovated our kitchen and main floor and I was so impressed with the quality craftsmanship and professional way they conducted in all aspects of the project as usual. Mike was precise with his monitoring of the budget and followed up with all my questions promptly and accurately.

Here is the thing! If you want to work with a contractor that answers your phone calls and emails in a timely fashion, does the job as they said for the amount they said it would cost at the beginning, and finishes when they said they would, then M & D Builders is the right company for you to work with.

From the very beginning we sought to work with a contractor that would be a partner in our project. Mike from M&D was a partner. He guided us from the estimation stages with our designer of our renovation project all the way to electrical inspection completion. He was able to sort out some minor challenges along the way and always with a fair cost assessment. M&D estimates were accurate and extras were pointed out through the project that added value. But once a cost estimate was provided and agreed to, they never came back. You could rely on the estimate and the work to be done.
Mike and Andre others at M&D was always accesible via phone, text and on site when required to review, inspect and discuss changes. The quality of M&D work is very good. In fact best I have seen done in my home. From pot lights plumbing, smoothing ceilings, minor structural work, dry wall repair and install, painting, hardwood flooring, new door insulation, bathroom install, tiling, we had it all done by M&D and all very good quality. A few minor mistakes that were repaired quickly and with 0 question. I do mean minor, no one is perfect, but they fixed it fast! Service and quality is their priority and they stick to it.
M&D showed up every day to do their work. This is not a crew that starts a project and leaves you high and dry for 1-2 weeks or with 1 guy working for 5 days on his own. Not a Mikey Mouse crew! The real deal. Top notch tools, and trades.

Mike and I had a schedule agreed upon before hand and they did everything they could to stick with it. Even the occasional Saturday work to keep my family move in date on track. M&D team are all skilled tradesmen. They know what they are doing and I said before, very little to know errors, and VERY Clean. I would inspect my home project each night and I would always find one of their team members vacuuming up and cleaning up as much as they could collect. I love the fact they looked at my home as my family home and not a work site.

I check a number of quotes from other contractors and some were very expensive and some were cheaper but what sold me in dealing with Mike was his care and attention at the beginning. He pointed out things that actually ended up de-scoping work, to help us lower the risk of our project and cost. Some firms out there were willing to rip my house apart for a dollar, Mike didn’t look at the buck he could bill but our vision and plan. I knew after dealing with Mike on a first few meetings he had our interests at heart along with his business. Together we made decisions and worked though schedule changes that although minor, Mike always made sure we could make up time and we did.

My project was a complete gut of the 1st floor of my home. Everything! M&D did my flooring, gutted my kitchen, some walls were removed, installed new hardwood floors, new doors, baseboards, smoothed my ceilings, installed 36 new pot lights, prepared my kitchen for a new kitchen install (with electrical and plumbing) gutted and installed my new bathroom including tiling sanded and painted my stairs, painted ceilings, walls, did wall paper in one of my walls. They did it all. We couldn’t be happier with the outcome. I even called Mike up for a small item post project and he came by to help. No problem he said.

I tell people the best you can do for any home renovation project is 3 things:
1. Know your scope and plan, plan and plan again. The more you know what you want the less mystery on cost and schedule. Get a designer and a home engineer to inspect your place to remove doubts.
2. Get all your materials ahead of time. This is in the home owners control and prevents any delays due to missing materials (floors, doors, bathrooms etc..)
3. Pick a solid contractor, and hope for the best
Well I feel i was very lucky and hope was on my side. The reviews for M&D buildings are true. These guys are the real deal.

I have now hired Mike and his team for several projects and I must say that their work is second to none. They always show up on time and complete the project ahead of schedule. Their work quality is excellent and justifies the money he asks. I highly recommend this company.

We had Mike do a renovation on our kitchen and loved it. So, we decided to do our bathroom and again he delivered. Despite little hiccups - as it comes with full renovation you never know what to expect - he makes it work. And now, I am loving my new bathroom.

Mike and his team completely finished our basement including walls, flooring, electrical, plumbing, a bathroom with a custom shower, a laundry room and refinishing the stairs. The work was undertaken in a professional manner, within budget, on schedule and with constant consultation with us. We greatly appreciated the suggestions for improvement, how they kept the work area clean, the attention to detail and the minimal interruption to our daily lives. We hired R&D Buildings to renovate our master bathroom and convert the bathtub area into a walk in shower. We were very pleased with the outcome and the process. Mike is a pleasure to deal with. He is very responsive, accommodating and helpful. He was in constant communication with us keeping us upraised of the process and progress as well as checking in at all decision making stages. Les and his crew were very professional, pleasure to deal with and respectful to our home and schedule. The workmanship is very very good and the process was more seamless and less disruptive than we anticipated. The price and timeline were very reasonable as well. We are very satisfied customers and asked Mike to quote us for our next reno project.

Amazing work! Fast, efficient, quality and pride of workmanship. Started on time, worked a full day 5 days a week, finishing the project early. Courteous, considerate, tidy. Attention to the smallest detail. For example, asked what height shower head and light fixture should be in the bathroom. Measured out and discussed where each pot light should be. Showed the difference between baseboards with or without quarter round. Had many renovations over the years but nothing like this. Thank you Mike, Michael(s), Roman, and all who made this possible.
