Thank you for the feedback Frank! I am very appreciative when people take the time to go onto homestars and leave feedback. I am glad that you were happy with the inspection. I can honestly say that I "tip my hat" to you homebuilder. That's the first one in some time that I've inspected where the issues were minimal. However, things like exposed live wiring in your garage is not to be taken lightly. Accidents can happen. As I told you when the inspection was being done, I will also make recommendations to prevent accidents. Sure, your builder met all code, but it things like railings around porches that sit 22 inches off the ground where people can still get hurt. When I see things such as this, bearing in mind that the number one accident around the home (fatal or non-fatal) is from falling, and that's why I will still recommend a railing. I know your builder has done their part, but it still hurts breaking a tail bone, or doing a face plant into a cement patio slab. Simply because it didn't meet the 24 inch height requirement of needing a handrail. Thanks for choosing Classic Home Inspections !

People always say such nice things and how thorough I am. When I first got into this business I felt every home inspector would be this way, but over time, I reliazed this simply is not the case. I find this scary. I'm finding that big name inspectors in the GTA are doing inspections and missing things, not going into attics, looking at roofs, giving pathetic reports (well don't even get me started)...Yet they brag that they do three inspections a day. I guess that's why they get three in a day. I personally feel you hired me, I report to you, and you want to know all about your purchase. I couldn't possibly "cram" in three a day without sacrficing being thorough. I would be too concerned about getting to my next inspection ! Thank you for the kind words and feedback!!! Well wasn't that a gem. I have no doubt in my mind that you should be happy once you've moved in. It is always more benefitial when the homebuyer is present for the inspection. When I showed Steve everything around the home it brought a whole new comfort level of making the decsion of what will be the largest purchase ( I would think ! ) that the two of you will be making. Once again, the report given on-site is a very detailed report that I've only heard positive feedback on. I'm glad you were happy with the inspection. Thank you for the feedback and kind words !!! I always feel it is much more beneficial for the home buyer to be there for the inspection. When inspecting I don't really like to try and impress people with all of the home inspection jargon that I know. It would just bore you and complicate the issue. I just keep it simple as possible so everyone understands fully what the situation is and the work needed to get done. I don't try and make you an expert necessarily, but to have you understand. So if repair work is needed to get done, at least you now have an understanding the materials and work involved, thus lessening the possibility of contractors coming in and trying to take advantage of the situation. Thank you for the kind words and feedback Andrea!!! My thoughts on using the home sellers inspection report. Well, personally I think an inspector should be walking you through the home as they are inspecting and explaining things as they go. Noting every little detail, minor or major, and explaining the work involved for repair. I showed you where the source of the problem regarding leaks into your basement was. The $20 pail of driveway sealant should fix that problem. How the previous inspector didn't pick that up? I have no idea, that was pretty basic stuff. However, I will also tell you this, a couple such as yourself recently brought me in to do an inspection three months after moving in. They had gone with the home sellers inspection report ( a big name franchise ), as I was letting them know that I would be going into their attic, they said, "oh, don't bother, the report says everything is fine up there, no leaks, lots of insulation". I said, "well let me take a look anyway". My findings, there was no insulation whatsoever in the attic space. You take it from there. Thank you for choosing Classic Home Inspections !!!

Congratulations on your new home! Cyrus, when I am doing an inspection my goal is to have the people involved understand every detail regarding the home, from top to bottom, inside to out. Also, when doing an inspection, if I come accross an issue where there are alternatives to spending a lot of money, in which many, many cases there are, I most certainly will present those options. Remember, I have nothing to sell you (at least a home inspector shouldn't)(nor do I get into "recommending" certain tradespeople), and that is why I will offer those alternatives when possible, or at very least tell you the work involved and ballpark a price. Congratulations to you and your family on the new home. Faizul, over the past years I have done inspections for people who know very little about the components of a home, as well, people who have vast knowledge. The one thing in common is that by the end of the inspection, we have all come away with much greater knowledge regarding the property. My goal isn't to make you an expert on each of the components, but to have you understand and feel confident about your purchase of which these components make up. I don't want a homebuyer to feel intimidated by anything regarding the home. As I tell everyone, please, if you ever have a question/concern about your home, just simply call me! No question that was a nice home, however, there were some things to be addressed. It’s funny, that house had a pre-listing inspection done by another (fairly large) inspection company one month prior to yours. The listing agent who was there at the time of the inspection was impressed with my report and how thorough I was. (one time, I thought that’s how all inspectors were!) The report given to her was a five page checklist. Looking at the report you certainly didn’t need to be a home inspector to complete it. As well, many important things were missing. The feedback I get on my (lovely) report has been positive, it’s easy to read and covers every detail of the home. I try not to inundate you with a bunch of useless information.
