I live in Ireland with a house in Calgary and after receiving a very long list of issues from my tenant and zero support from my management company, I started the search for a home inspector. As I had no help to point me in the right direction, I had to rely on the reviews of home inspectors in the Calgary area. There were several that had very good reviews but I needed more than that. I needed an inspector who would not only inspect my property but someone who would go through in detail the issues I faced. I needed someone who had the courage of their convictions and stand behind their findings in a constructive way. I know very little about Canadian homes, how they are built or indeed how to tackle repair issues. Most of all I needed a professional, honest person to point this Irish lady in the right direction. This I found in Lucas from 20/20 Master Home Inspections. He was very responsive to my initial emails of inquiry and spoke to me on the phone to establish my requirements. I felt reassured that I had the found the man for the job. As this was a matter of some urgency, Lucas booked an early inspection date for me and as I have a seven hour time difference with Canada, he was happy to liaise with my tenant. He arrived on the day and time booked with my tenant and was accompanied by a second colleague. Both men were polite, professional and extremely knowledgeable. Mine is an older property and I'm sure was very challenging. From the slippy green organic material on the roof to the furnace room in the basement, Lucas left no stone unturned. The result was a thoroughly comprehensive report. This in depth document document was exact in its detail of not only the repair issues I faced, but suggested remedies for these issues. Lucas followed the report up with a phone conversation to make sure I understood his report and to check if I had any questions. Of course I had lots of questions and he was patient and kind explaining the things I did not understand and suggesting the order of my To Do List. I benefited from the fact that Lucas is also a home builder and that gives him a unique perspective on, not only the issues he found in my home, but pointing out a way forward from what I felt was a totally overwhelming position. Instead of just issuing the report to me, he made sure he left me armed with knowledge of the repairs required in great detail and how to prioritise them. I firmly believe that if I had gone with a different inspector I would be so daunted by the issues in my home that, I would have been left feeling paralyzed. Instead I am moving forward with a repairs list but with the knowledge of exactly of what needs to be done and in the order suggested by Lucas. This way I can direct works on my home in Calgary from Ireland with confidence in a cost effective way. He has a website 2020mhi which displays a trades section where Lucas has listed all the trades you could possibly need and that he trusts to do a great job. He has a Tips Blog where he shares his expertise and money saving tips to help people become confident homeowners. My only regret is that I left Canada before I found Lucas. My search was for a good home inspector who would help me in an area where I knew nothing and that filled me with terror.
