Terra was recommended to us as a backup since our regular home inspector was out of town. My wife and I both took our time and read over the countless reviews present on the Accurate Inspections site. With the high percentage of positive reviews we felt comfortable to proceed.

Terra was prompt, professional and overall after the hour and a half home inspection both my wife and I felt we were purchasing a home with a great renovation as only minor issues were identified.

After taking possession, my plumber found five live wires which were incorrectly terminated and a hidden electrical box. Before even beginning his work the plumber informed me he could not in good conscious walk away from this job without addressing those first. Being aware I had a two year old he took care of all the electrical issues and ​encouraged me to follow up with an electrician ASAP.

After this incident I contacted an electrician and informed my realtor of the findings. Our Realtor insisted on allowing Terra the opportunity to have a second home inspection .Terra agreed and came for as second inspection, however the professional demeanor was gone and was visibly aggravated for having to be there a second time. Her response to the live wires was "so you found a few live wires, so what? Nobody died, what's the issue?".

Regardless, of both myself and our realtor making ourselves available, Terra sped through, refused to even look at garage and overall was finishing within 20 minutes. To her credit the second time she was able to identify rotten plywood on the roof. During the first home inspection roof could not be accurately assessed due to conditions (this is no fault of inspector, just poor weather conditions).

From Terra's second inspection I called a roofing company which had several recommendations for me. Based on those recommendations I once again called Terra and pointed out some of the things which would of been nice to have been pointed out to us. Her response was simply it was not her job to identify or inform as she had gotten in trouble with presenting certain things about roofs in the past. In the end of our conversation Terra agreed to provide a full refund provided I sign releasing her from any liability of the home inspection. I agreed to that, however upon receiving the release paper it also stated that no reviews could be posted and any past negative reviews had to be removed. (This was a huge red flag now regarding the legitimacy of her previous reviews.)

After the disappointing demeanor from Terra I shelled out another $1K and hired my first choice Company X (name blocked by home stars). The inspector came and was able to identify numerous deficiencies Terra missed on her two home inspections. As this review is long enough, here is the short list of deficiencies identified: front, rear and garage stairs have inconsistent height, are not up to code, which can lead to elderly people falling (need to be rebuilt to code; yet more electrical sockets with have no power; garage has exposed framing bellow grade; garage roof has no venting which greatly reduces the life of any shingles; both neighboring fence lines have no retaining wall when our property above both neighbors; elevated moisture readings in master shower possibly due to incorrect building; home roof trusses were built on site and are held together by staples not nails or screws; furnace exhaust possibly too close to window opening (HVAC confirmed this is true and not up to code).

After Company X (again name blocked by homestars) did their inspection I contacted Terra and upon trying to go over the numerous additional deficiencies identified her response was simply "it was not her job to know the code or identify those deficiencies". In the end I gave up trying. When I tried to bring up the review ban on the release letter she simply stated it was "so bad reviews would not harm her." In the end I was disappointed due to the extremely poor attitude experienced, despite having the opportunity to address the issues, and having found numerous issues post-inspection.

Thank you for your feedback. It seems you may not have realized that when you bought a home in a 1960's neighborhood that the home would have characteristics of a 1960's home, not a brand new build.
An equally long response will be posted shortly as many comments and items in this review are incorrect, incomplete, misleading or misconstrued.
