Thank you so much for the kind words and review Kevin!!! Ahhh the pre-listing inspection report... always interesting! Many people go with homeowners prelisting report when they purchase the home, or they do what you did, hire another company to go through the home. It's interesting how much the reports can vary. Some are bang on, others ... I'm convinced it's not even the same home. I find it odd that the pre-listing report on your home made no mention of the roof whatsoever. Yet, after I inspected your roof, I'm now convinced the inspector never even went onto it. Maybe it was the guys brother who did the inspection! In your case, I think you were wise buy hiring another inspector to come in and go through the home properly. Oh well, after inspection of your home at least there wasn’t too many surprises! It's just amazing what I can come across when inspecting a new home. I don't think yours was all that bad, but certainly some issues to take up with the home builder. You have somewhat of an interesting case here; I don't think it's an "awful" situation necessarily, but definitely an interesting one. I find it amusing how your realtor told you "don't bother with a home inspection" Well, I certainly don't want to do a sales job on people, but really, with the cost of a home, I think it should be up to the people buying the home who should make that call. I mean really, when you tell your realtor about the interesting situation with your basement what will they say? A home inspector would have picked up on that the second they went down there. Would I say you bought a lemon? Hardly, it's a beautiful home, but I think there was unfinished business to be taken care of before the home was sold to you. A bit of unnecessary aggravation. I won't elaborate too much here but it's amazing with what people will try and get away with. I mean really, all this with 2.5 year old home? They just blamed the builder? The builder can be blamed for a lot of things but I would highly doubt they did that laundry room the was it was. Otherwise, a real gem of a home! Hopefully all went well in the transaction. I always tell people, that until they are totally satisfied with understanding everything about the home, that is when the inspection is over. If is takes longer than a typical inspection, so be it. Everytime I am in that area inspecting, it seems that those homes always have minimal issues with them. This home certainly falls into that catagory. Thank you so much for the kind words and review TD! You know, I liked the first home, but that second one (the one you bought), was an absolute Scarborough GEM! I thought that was a great home! Super nice home, super nice street, for a super nice family !!! You know, when I do a home inspection, I don't always have good news to tell. However, I have to tell you about the issues at hand and leave them with you to think about. Is vermiculite the worst thing in a home? Nope, not even close, but it can be a concern if asbestos is present with it. Then I would tell people they may want to consider to have it removed. In your case, it led you to a great home!
